Short-Term Rental Loans for Airbnb and Vacation Rental Investors
Most lenders treat an Airbnb like a long-term rental with extra risk. We don't. Surge Lending arranges short-term rental loans, including DSCR loans, bridge loans and cash-out refinances, for Airbnb investors, backed by the same revenue data and operating experience Surge uses to manage short-term rentals every day. We build your property's income case, shop it to the lenders whose short-term rental programs fit, and stay with you through the closing, furnishing and launch.
Qualify on rental income, not tax returns · Close in your LLC · Buy, finance, furnish and manage with one team
Why Airbnb Financing Is Different From a Traditional Mortgage
A conventional mortgage looks at your W-2 income, your tax returns and your debt-to-income ratio. Airbnb financing usually works differently, making it easier for investors to qualify. Most real estate investors buying short-term rentals use a DSCR loan, one of the short-term rental loans built for investors, where the lender qualifies the loan on the property's cash flow: can the rental income cover the monthly mortgage payment, property taxes, insurance and HOA dues?
The catch is that every lender counts Airbnb income its own way. Some only accept 12 months of booking history. Some use a third-party STR income projection and apply a haircut. Some won't lend in markets that restrict short-term rentals, on condotels, or below a minimum loan amount. Pick the wrong lender and a good property ends up with a smaller loan amount, a higher interest rate or a decline two weeks before the closing date.
That's the gap we fill. Before your file goes to a single lender, we:
- Project rental income for the exact property and submarket with Surge revenue data, not a market-wide average
- Check local regulations for short-term rentals, permits and HOA restrictions that can sink a loan
- Run the debt service coverage ratio the way the lender will, including taxes, insurance and HOA
- Match the property to lenders whose STR loan guidelines suit the property, the market and your experience
Benefits of a DSCR Loan for Short-Term Rentals
- Qualify on the property: no W-2s, personal income docs or employment verification, a great match for self-employed investors and people taking large write-offs
- Grow without a cap: most programs don't limit the number of financed properties, allowing you to keep leveraging equity into your next STR
- Own it in an LLC: hold each property in a separate entity, the way many investors wanted to set up their portfolio from the start
- Eligible property types: single-family homes, duplex and 2-4 unit properties, townhomes, condos and select condotels
- Flexibility on income: lenders generally accept either a revenue projection or 12 months of guest stay statements
Short-Term Rental Loans: Programs for Every Stage
Every loan we arrange is a business-purpose loan secured by non-owner-occupied investment property. Pick the structure that matches where you are in the process.
DSCR Loans for Airbnb Properties and Short-Term Rentals
Long-term Airbnb financing that qualifies the loan on the property's projected or actual Airbnb income instead of your personal income. Purchase or refinance an Airbnb in your name or your LLC, with STR loans built for the way the property earns.
- 30-year fixed rate, ARM and interest-only options
- Up to 80% of the purchase price with many lenders, higher with select programs
- Income from 12 months of statements or a projection of Airbnb and Vrbo revenue
- Single-family homes, townhomes, condos, 2-4 units and select condotels
DSCR Rental Loans (Long-Term and Mid-Term)
Qualify a rental property on its lease income for 12-month tenants or furnished 30-plus-day stays. A strong choice for investors who keep a 12-month lease fallback or run a mixed portfolio.
- No W-2s, pay stubs or personal income verification
- No cap on the number of financed properties with most lenders
- Borrow in an LLC to keep the loan off your personal profile
Cash-Out Refinance
Pull equity out of a performing Airbnb property to finance your next short-term rental. With a seasoned booking history, lenders can underwrite actual rental income, which often supports a larger loan than a long-term rent estimate.
- Typically up to 70-75% of appraised value
- Delayed financing after an all-cash purchase with select lenders
- Consolidate several rentals with a portfolio or blanket loan
Bridge Loans
Short-term capital to move quickly, buy before you sell, or take over a property that needs work before it can qualify for permanent financing.
- 6 to 24 month terms, interest-only payments
- Asset-based: the property and your plan matter most
- Exit into a DSCR loan once the property is stabilized
Fix and Flip and Value-Add Loans
Purchase plus renovation loan funding to turn a tired house into one of the top-performing short-term rentals in its market, then refinance into a long-term DSCR loan based on its new income.
- Rehab funded through draws as work is completed
- Leverage tied to purchase price and after-repair value
- Built for buy, renovate, rent, refinance strategies
New Construction
Ground-up construction loans for investors building purpose-built short-term rentals and small rental projects.
- Loan-to-cost based structures with construction draws
- Interest-only during the build
Transactional Funding
Same-day capital for wholesalers completing a double close, so you can complete the transaction without bringing your own cash.
- Short-duration funding tied to a back-to-back closing

| Credit score | Most STR loan programs start around 660-680; select lenders go lower |
| Minimum DSCR | 1.0 to 1.25 with most programs, with short-term rental programs often at the higher end; some offer no-ratio options at higher pricing |
| Rental income | 12 months of booking history, or a third-party revenue projection for a new purchase |
| Reserves | Typically 3 to 12 months of mortgage payments, depending on the lender and loan size |

These are common program guidelines, not a quote or a commitment to lend. Interest rates and loan terms depend on the DSCR, credit score, down payment, loan amount and property type. We quote from live lender pricing on your actual deal.
How Lenders Calculate Airbnb Income and DSCR for an Airbnb Loan
The debt service coverage ratio (DSCR) compares the property's gross monthly rental income to its total monthly loan payment, often called PITIA: principal, interest, taxes, insurance and association dues.
- Lender A counts 100% of projected income: $4,200 ÷ $3,154 = DSCR 1.33. Qualifies with room to spare.
- Lender B counts 80% of projected income: $3,360 ÷ $3,154 = DSCR 1.07. Still qualifies, but at a higher rate or lower leverage.
- Lender C only accepts a long-term rent estimate of $2,600: DSCR 0.82. Declined, or the purchase needs a much bigger down payment.
Same property, same borrower, three very different outcomes. That's why the lender you choose matters as much as the interest rate on your short-term rental loan. Short-Term Rental Loans vs. Other Ways to Finance an Airbnb
There are several ways to finance an Airbnb business, and each one carries different requirements, interest rates and tradeoffs. Here is how the most common financing options compare for investors buying or refinancing short-term rentals and vacation rentals.
Traditional mortgage
A conventional loan offers some of the lowest interest rates, but approval depends on your personal income, tax returns and debt-to-income ratio. Lenders typically want two years of tax returns before they count rental income, and most cap the number of financed properties. It works for a first investment property, then gets harder with every unit you add.
DSCR loan for short-term rentals
The most flexible option for STR investors. Approval is based on the property's projected occupancy and nightly rate, or its actual revenue history, making it easier to scale a portfolio of short-term rentals without income documentation. Expect slightly higher interest rates than a conventional mortgage in exchange for simpler qualification and no limit on the number of loans.
Business loans and SBA loans
Many hosts search for small business loans to buy an Airbnb, but SBA loans generally exclude passive rental real estate, and most lenders treat a single Airbnb held for investment that way. They can sometimes help fund furnishing or operations for existing short-term rental businesses, usually at higher rates and shorter terms.
HELOC or home equity line of credit
Tapping equity in a home you already own can be a simple, low-cost source of a down payment. The tradeoff: your primary residence secures the loan, and a line of credit on an investment property is harder to find.
Bridge and hard money loans
Short-term capital for buying fast, buying a property that needs renovations, or securing a property before permanent financing is in place. Rates are higher, so the strategy is to stabilize the listing, build a revenue track record and refinance into a DSCR loan.
For most hosts and owners growing past one or two properties, a DSCR loan is the best long-term solution, with a bridge loan as the short-term tool to get there. We help you understand which path makes sense for your state, your area and your plan before you start applying.
How to Get Approved for a Short-Term Rental Loan
- 1
Know your numbers before you apply
Lenders assess the property's ability to generate enough income to cover the payment, so start with a realistic look at nightly rates, occupancy and guest demand in the local market. Our free tools give you a starting point in minutes.
- 2
Check zoning laws and local regulations
Zoning laws, HOA bylaws and permit caps affect whether a lender will finance a home as an STR at all. Read the regulations for the specific property, not just the market, because many markets have neighborhood-level limits.
- 3
Meet the credit and cash requirements
Most programs require a minimum credit score in the mid-600s, a down payment and cash reserves. A higher credit score increases your chances of the best rates and the most flexible loan options.
- 4
Pick the right structure
A DSCR loan is ideal for a turnkey or stabilized property. A bridge loan is the better alternative when the home needs work first. If you only need capital for furniture and setup, a small business loan may be simpler than adding it to the mortgage.
- 5
Submit a complete application
Borrowers who share entity documents, insurance quotes, the purchase contract and details on their real estate experience up front move through the process faster. Missing paperwork, not the rate, is one of the biggest challenges in investment lending.
- 6
Show how the property will be run
Lenders want to know who handles guests, cleaning and pricing. A clear management plan, whether you self-manage or hire a company, helps them determine the projected income is achievable.
Owning short-term rentals is a business, and your financing should treat it like one. Learn the difference between the loan options, follow the numbers, and you'll secure better terms on each of your investment properties for years to come.

If your property is outside our lending footprint, or you need a loan on a primary residence or a second home, that is a consumer mortgage that requires a licensed loan originator. We'll point you to a licensed partner.
Requirements and loan programs vary by state, and the factors that matter most to lenders (local STR rules, insurance costs, property taxes and expenses) differ from one market to the next. Short-Term Rental Loans FAQ
Can I use Airbnb income to qualify for a mortgage?
+
Yes. With a DSCR loan, the lender qualifies the loan on the property's short-term rental income instead of your personal income. For an existing rental, lenders use 12 months of booking history. For a new purchase, most use a third-party revenue projection based on comparable Airbnb listings. Conventional loans usually require two years of tax returns showing the rental income, which is why most Airbnb investors use DSCR financing.
How much do I need for a down payment on an Airbnb?
+
Plan on 20-25% of the purchase price for a DSCR loan on short-term rentals, plus closing costs and reserves. Select programs allow less down for experienced investors with strong credit. Bridge and fix and flip loans are based on purchase price, rehab budget and after-repair value.
What credit score do I need for short-term rental loans?
+
Most short-term rental loans start around a 660-680 credit score, with the best rates above 720. Select lenders accept lower scores with more down payment. Bridge loans are asset-backed and focus more on the property than your credit history.
Do I need experience as an Airbnb host or landlord?
+
Not always. Many DSCR loan programs accept first-time investors, though some limit leverage or require experience for short-term rentals. We match first-time investors with the lenders most comfortable with new hosts, and having Surge manage the property can help.
Can I close the loan in an LLC?
+
Yes. Most DSCR and bridge lenders lend to LLCs and other business entities, usually with a personal guarantee. Closing in an LLC keeps the property separate from your personal finances.
What if the city restricts short-term rentals?
+
Local rules matter to lenders. In a market that bans or caps short-term rentals, lenders will often decline the loan or underwrite it on long-term rent only. We check the regulations before your file goes out, so you don't find out at the appraisal.
Is Surge Lending a direct lender?
+
No. Surge Lending is a loan broker. We arrange loans with third-party lenders who finance and service them. Our fee is disclosed on your term sheet and settlement statement, there are no upfront fees, and if your loan doesn't close you owe us nothing.
Can you finance a second home that I'll also rent on Airbnb?
+
Not directly. A second home or primary residence loan is a consumer mortgage that requires a licensed mortgage loan originator. We arrange business-purpose loans on investment property only and will refer you to a licensed partner for second home financing.
What is a short-term rental loan?
+
A short-term rental loan, or STR loan, is an investment property loan designed for renting a home by the night on Airbnb or Vrbo instead of to long-term tenants. Most STR loans are DSCR loans, which look at the property's projected nightly rates and occupancy rates instead of your personal income. Unlike a traditional mortgage, approval depends on what the property can earn, which is why short-term rental loans are popular with people starting or growing an Airbnb portfolio.
Do lenders accept projections for a new Airbnb, or do they want proof of income?
+
For a purchase there is no booking history yet, so many investors qualify with a third-party revenue projection built from similar listings nearby. For a refinance, other lenders want proof: 12 months of statements from Airbnb, Vrbo or your property management company. Each lender treats projections and history differently, so it pays to compare lenders.
Can I finance a condo or condotel as a short-term rental?
+
Yes, with the right lender. Condos in resort areas are common STR investments, but many lenders won't finance a condo unit in a building with an on-site rental program, a hotel-style front desk or one owner holding too many units. Select lenders seek out these properties, so the lender match matters even more here.
What are the risks of financing a short-term rental?
+
Revenue projections are estimates, not guarantees. Occupancy and nightly rates swing by season, new supply can soften the local rental market and a city can change its regulations. Keep at least 6 months of payments in reserve, stress test the numbers at lower occupancy and know your fallback rent with traditional tenants. Strong property management protects both the income and the property value.
Is a vacation rental loan worth it compared with a traditional mortgage?
+
For many investors, yes. Unlike traditional mortgages, a DSCR vacation rental loan is considered on the property's income, which means you can keep investing without your personal income becoming the limit. You trade a slightly higher interest rate for access to more financing, simpler paperwork and the freedom to keep renting to travelers and visitors instead of annual tenants. If you own one home and have strong W-2 income, a conventional loan may still be worth a look. We'll show you both side by side, so you can increase your options instead of waiting on the wrong lender.
How long does it take to close?
+
DSCR loans typically close in 21 to 30 days. Bridge loans and fix and flip loans can fund faster when the appraisal and title are clean. A complete file is the biggest factor, which is why we package everything before it goes to the lender.
