You have to be 18 to rent an Airbnb. That is the minimum age to create an Airbnb account and to be the booking guest on any reservation, anywhere in the world. But 18 only gets you an account. Whether an 18, 20 or 24 year old can actually book the listing they want depends on a second layer of rules: Airbnb's own restriction on younger guests booking entire home listings close to home, the host's house rules, local laws, and in some markets a building or HOA policy that has nothing to do with Airbnb at all.

Hosts ask because they are trying to stop a party without breaking Airbnb's rules. This guide answers both, in the order the questions actually come up.

The short answer: Airbnb's minimum age requirement

The standard minimum age to use Airbnb is 18, and that is the whole of Airbnb's stated age policy for guests. To create an account you confirm you are at least 18, and the person who books has to be the account holder. That is the minimum age requirement across the platform, and it applies to stays and to Airbnb Experiences unless an individual experience sets a higher age limit.

A few consequences of that rule that catch people out:

  • A 17 year old cannot book, even with a parent's permission. The parent books, and the parent is the primary guest on the reservation.
  • The booking guest has to be on the trip. You cannot have a parent create an account, book, and then send a group of minors to stay alone. That violates Airbnb's terms and is one of the fastest ways to lose a reservation mid stay.
  • Minors can be listed as additional guests. Children and infants travelling with an adult are normal and expected. The age rules are about who holds the account and takes responsibility for the stay.

So the honest version of "how old do you have to be to rent an Airbnb" is: 18 to create an account and book, and sometimes older than that in practice. Here is why.

Why Airbnb age requirements exist at all

Airbnb's age requirements are not about maturity, they are about two specific risks: unauthorized parties and property damage. Both cluster around last minute bookings of entire homes by guests booking in their own city, and both generate the noise complaints and safety concerns that get hosts fined and listings delisted. Once you understand that, every part of Airbnb's age policy makes sense, including the odd looking review threshold, and so does the reason individual hosts get nervous about younger guests even when the guests have done nothing wrong.

Airbnb does not run background checks in the way a long term landlord might, and it does not ask for a legal name and government ID on every single booking. The under 25 rule is the blunt instrument that stands in for that screening. Guests who face restrictions under it are not being judged individually, which is frustrating, but it is also why the fix is mechanical: three reviews and it goes away.

The real gate: Airbnb's under 25 restriction on entire home listings

This is the rule that surprises almost everyone. In the United States, Canada, France and a handful of other markets, Airbnb applies extra age restrictions to guests under 25 who do not yet have a track record on the platform.

If you are under 25 and have fewer than three positive reviews, Airbnb will block you from booking entire home listings in or near the city where you live. Airbnb implemented this specifically to reduce unauthorized parties in local homes, which is where the overwhelming majority of party problems happen. What you can still book:

  • Private rooms, where the host is usually on site
  • Hotel style listings and boutique hotel room inventory on Airbnb
  • Entire home listings that are far enough away to read as genuine travel rather than a local booking

Once you have three positive reviews, the local entire home restriction lifts. That is the practical path for younger guests: take a couple of private room stays or a trip out of town first, be a good guest, and the restriction resolves itself. There is no form to fill out and no way to appeal it in advance, which is why so many young travellers assume the listing is simply unavailable.

Why a booking gets blocked with no clear reason

Airbnb rarely says "you are too young." A blocked booking usually shows up as the dates being unavailable, or the request failing at the last step of the booking process. If you are under 25, have few or no reviews, and you are trying to book an entire home in your own local area, that is almost always the explanation. Trying a private room in the same city is the quickest way to confirm it.

Can hosts set their own age restrictions?

This is where hosts get into trouble, so it is worth being precise. Individual hosts do not control Airbnb's under 25 policy, and they cannot simply add "no guests under 25" as a house rule and expect it to be enforceable.

Airbnb's anti discrimination policy limits how hosts can treat guests differently, and in a number of jurisdictions age is a protected characteristic in housing and public accommodation. In the United States the federal Fair Housing Act does not list age itself as a protected class, but it does protect familial status, and several states and cities go further and cover age directly. Some local regulations that govern short term rentals also prohibit refusing a legal adult on age alone. A blanket age minimum above 18 is therefore a legal compliance risk, not a safe default, and Airbnb can and does remove listings that apply age based rules in ways that conflict with its policies.

What hosts can legitimately do instead is far more effective anyway, because it targets the behaviour rather than the birth year:

  • Write clear house rules about behaviour. No events, no unauthorized parties, a hard cap on total guests, a named quiet hours window, no unregistered visitors. Airbnb's global party ban backs you up here, and rules stated in the listing description and house rules are what Airbnb looks at when you file a claim.
  • Require guest verification. Ask for identity verification and, where your process allows it, a government issued ID such as a driver's license for the account holder. Airbnb's own ID verification covers a lot of this.
  • Use occupancy and parking limits. A four guest cap with two parking spots does more to prevent a house party than any age minimum.
  • Add noise monitoring and exterior cameras where disclosed. Decibel monitors are permitted when disclosed in the listing. Interior cameras are not.
  • Screen the enquiry. Ask what brings them to the local area and who is travelling. A vague answer for a Saturday night in a party prone area tells you what you need to know, at any age.

If you manage properties in a market where local laws do allow an age minimum, state it in the listing description rather than sprung on the guest after they book, and be consistent about applying it. Inconsistent enforcement is what turns a house rule into a discrimination complaint.

Renting an Airbnb at 18: what actually works

If you are 18 to 24 and want to book, here is the sequence that works, in order:

  1. Create an account in your own name and complete identity verification. A verified profile with a real photo and a short bio converts far better than a blank one. Many hosts have instant book turned off for unverified guests.
  2. Build three positive reviews. Private rooms are the fastest route. Two or three short stays and you have cleared both Airbnb's under 25 entire home restriction and the credibility problem with individual hosts.
  3. Message the host directly before requesting. Say who is travelling, why, and how many people. Hosts decline unknown young guests because of party risk, not age, and a specific message removes the risk in their mind.
  4. Read the house rules before booking. If a listing has a higher age limit stated in the listing description, booking anyway usually ends in a cancellation and a wasted trip.
  5. If you are blocked, try a different listing type. A hotel room or private room in the same city is often available when the entire home next door is not.

What does not work: booking under a parent's or friend's Airbnb account. If the account holder is not present, the host can cancel on arrival, Airbnb's rebooking help is limited because the reservation violates the terms, and you can face account suspension. It is the single most common reason young guests end up standing outside a locked door.

Age limits set by someone other than Airbnb

Three other sources of age restrictions come up constantly, and none of them are Airbnb's:

  • Buildings, HOAs and resorts. Condo and resort communities sometimes impose their own age restrictions on who can hold a rental agreement, and 55 plus communities restrict occupancy by age by design.
  • Local short term rental ordinances. Some cities require the responsible renter to be a legal adult and require the host to keep guest IDs on file. Registration rules in most STR markets assume an adult account holder.
  • Insurance. Some short term rental policies exclude or price up stays where the primary guest is under 21 or 25. Hosts should check their own policy language rather than assume AirCover is the whole story.

How this compares to hotels and other platforms

Airbnb is more permissive than most of the hotel industry. A large share of US hotel chains set their minimum age to check into a hotel room at 21, and some resort and casino properties set it at 25. Vrbo's terms also require the booking guest to be 18, and individual Vrbo hosts often state higher minimums. Car rental companies routinely charge a young driver surcharge under 25.

Practically, that means an 18 to 20 year old traveller often has more options on Airbnb than at a hotel, as long as they accept private rooms until they have a review history. It also means hosts who feel pressure to set a 21 or 25 minimum are usually reaching for a hotel style solution to a problem that house rules, occupancy caps and screening solve better.
