8 Best Airbnb Management Companies in Naples, FL (2026 Fees Compared)

Naples Park is the highest earning part of the Naples short term rental market. In Surge's September 2026 market data pull, the typical entire-home listing in Naples Park earned about $60,200 over the last twelve months, ahead of Marco Island, Downtown Naples and every other Naples area. It is also one of the easier places in Collier County to run an Airbnb legally: Naples Park is unincorporated, so the City of Naples 30-day minimum does not apply, but the county's own vacation rental registration, a state license and a tourist tax account all do. Picking the right Airbnb management company in Naples FL starts with knowing which set of rules covers your address.

This guide compares eight companies offering Airbnb management in Naples FL that owners can hire today, from a Naples Park specialist to national brands, with the fees each one actually publishes, what we could confirm about their services, and the local rules any property manager has to handle for you. Every company below was checked on its own website in September 2026. Where a company does not publish a rate, we say so instead of guessing.

The best Airbnb management companies in Naples, FL for 2026

  • Surge: best for owners who want full service, honest reporting and written exit terms (starting at 15% for full service)
  • LiveRight Vacations: best Naples Park specialist, owner-investors who only manage in Naples Park and Conners
  • Naples Vacation Properties: locally owned full service manager, fee charged only on rent collected
  • Royal Shell Vacations: large Southwest Florida vacation rental company, no marketing fees
  • Exclusive Gulf Escapes: luxury leaning manager with a dedicated Naples Park and Vanderbilt Beach program
  • SkyRun Naples: locally owned franchise with a national brand behind it
  • iTrip Naples: franchise with wide channel distribution and no repair markup
  • Evolve: best for owners who keep cleaning and maintenance in house (10% or 15%)

Quick answers for owners

  • What does Airbnb management cost in Naples, FL? The only rates published for Naples are Evolve's 10% Core and 15% Plus plans (plus a $250 onboarding fee). Surge starts at 15% for full service. Every local Naples company on this list quotes by property, so ask for the full fee schedule in writing.
  • Is Airbnb legal in Naples Park? Yes. Naples Park is unincorporated Collier County, so you need a Florida DBPR vacation rental license, a Collier County Tax Collector tourist tax account, and a county short term vacation rental registration under Ordinance 2021-45.
  • Is Airbnb legal in the City of Naples? For single-family homes, rentals must be 30 days or longer, with only three shorter rentals allowed per calendar year, and you cannot advertise stays under 30 days.
  • Does Airbnb collect the Collier County tourist tax? Yes. The Collier County Tax Collector lists Airbnb and Vrbo as the only platforms with collection agreements. Direct bookings and every other channel are on the owner or the property manager.
  • What does a Naples Park Airbnb earn? About $60,200 a year for the typical entire-home listing, at an average daily rate near $387 and occupancy around 56% (Surge market data pulled in September 2026).

Why Naples Park is a strong short term rental market

Naples Park is a grid of mostly single-family homes in North Naples, bounded by U.S. 41 to the east, Vanderbilt Drive to the west, 91st Avenue North to the south and 111th Avenue North to the north. Vanderbilt Beach and the Gulf are a short drive or bike ride west, Mercato's shops and restaurants are just across U.S. 41, and Downtown Naples is about 8 miles south. For guests that is the sweet spot: beach access and restaurants without Old Naples prices. For owners it means a house with a pool can command a strong nightly rate, and the community's unincorporated status keeps short term rentals allowed.

The data backs that up. The Naples market as a whole had a median annual revenue of about $56,500 for entire-home listings, with an average daily rate of $337 and occupancy of 58%. Revenue rose about 6% year over year, driven by rates (ADR up about 8%) while occupancy slipped about 8%. That pattern matters when you choose a property manager: in a market where nightly rates are rising but booked nights are falling, revenue management and dynamic pricing do more of the work than simply filling the calendar.

The trade-off is seasonality. Naples is a winter market. January through April carries the year, and summer and early fall are slower and run straight through hurricane season. A good Airbnb management company in Naples plans for that with seasonal minimum stays, monthly snowbird rentals where they make sense, and a pricing strategy that does not give away peak weeks.

What Airbnb property management costs in Naples, FL right now

Most companies offering vacation rental property management in Naples do not publish a percentage. Of the eight companies here, only Evolve lists a rate on its vacation rental management page: 10% on its Core plan and 15% on Plus, plus a one-time $250 onboarding fee. Surge starts at 15% for full service with no setup fee. Everyone else quotes per home.

That makes the written proposal the real comparison between short term rental management companies. Before you sign with any property management company for your rental property, get these in writing:

  • The management fee and what it is calculated on (gross booking revenue, or rent after platform fees and cleaning)
  • Who pays for cleaning, linens and supplies, and whether the manager adds a markup to repairs or maintenance
  • Onboarding, photography and listing creation fees
  • Whether they require long term contracts or let you leave on short notice
  • Who files the Collier County tourist development tax on direct bookings, and under whose account
  • Contract length, notice period, and what happens to future bookings and the listing if you leave

For a deeper look at how managers price their services, see our guide to how much property managers charge.

1. Surge: best for owners who want full service and honest numbers

Surge is an Airbnb property management company offering full property management services to owners of short term rental property across Texas and Florida, with a dedicated Naples service page. We are willing and able to take properties in any market with a service page, and Naples is one of them. We handle the whole vacation rental business so the property owner does not have to.

Services

  • Listing creation and listing optimization on Airbnb, Vrbo and other booking sites, with professional photography
  • Dynamic pricing, pricing strategies and revenue management, including seasonal minimum stays for Naples' winter peak
  • Guest messaging, guest communication, guest screening and 24/7 support from a local team
  • Professional cleaning, laundry services, turnovers, inspections, restocking and maintenance coordination through local vendors
  • Monthly owner statements and tax filings, including the tourist tax on bookings the platforms do not cover

Pricing

Starting at 15% for full service, with no setup fee. You can see what similar homes earn on our Naples market data page before you talk to anyone.

Terms and conditions

Surge lists homes on its own Airbnb account. Both models (a manager's account or the owner's account) are common in the industry, and listing on the manager's account often launches a new property stronger because it carries the manager's reviews and status. What matters is that your agreement spells out written exit terms: notice period, what happens to future reservations, and how the listing and guest data are handled if you leave. Ours does.

2. LiveRight Vacations: best Naples Park specialist

LiveRight Vacations is the most local option on this list. The company says it specializes in Naples Park and Conners, lives in the neighborhood, and only manages properties in that area. The owners are short term rental investors themselves and built their own portfolio in the same market.

  • Services: full service management, pricing across Airbnb, Vrbo, Booking.com and direct booking, permits and licensing, 24/7 local response
  • Money: in-house accounting for payment collection, monthly owner statements and tax remittance, with an owner app for calendar and statements
  • Pricing: not published; request a quote

Best for Naples Park owners who want a manager who can be at the house in minutes. Ask how many homes each person on the team handles and what backup exists during peak season.

3. Naples Vacation Properties: locally owned full service

Naples Vacation Properties is a locally owned vacation rental management company covering homes and condos across Naples. Its management page describes full service management covering listing and pricing, guest screening and booking, cleaning and turnovers, maintenance coordination and local guest support.

  • Fee structure: a management fee on rent actually collected, nothing when the home is not earning, and no markups on maintenance coordination (their words)
  • Switching: they say onboarding typically takes a couple of weeks and existing bookings can be honored or transferred
  • Pricing: not published; they offer a rental evaluation

4. Royal Shell Vacations: large Southwest Florida operator

Royal Shell Vacations is based on Tamiami Trail North in Naples and manages vacation rentals across Southwest Florida, including Sanibel, Captiva and Cape Coral. Its owner services page says it charges no marketing fees: the owner pays the standard commission only when the property is rented. Royal Shell also runs long term rental management, which is useful if you want seasonal or snowbird rentals alongside short stays.

  • Pricing: commission not published; ask for the rate and what the owner pays for cleaning and guest extras
  • Best for: owners who want a large team with their own booking site and a regional guest base

5. Exclusive Gulf Escapes: luxury leaning, Naples Park program

Exclusive Gulf Escapes offers full service Naples rental management with dynamic pricing, listing optimization on Airbnb and Vrbo, guest communication and property operations, and it has a specific Naples Park and Vanderbilt Beach short term rental management section. It also covers Old Naples and other parts of the Southwest Florida Gulf Coast.

  • Pricing: not published
  • Best for: higher end homes where presentation and amenities drive the nightly rate

6. SkyRun Naples: local franchise, national systems

SkyRun Naples is an independently owned SkyRun franchise serving second homeowners in Naples. The owner runs the local business and uses SkyRun's national technology, brand and systems. That can be a good middle ground between a one-person local manager and a national platform.

  • Pricing: not published
  • Watch for: SkyRun's page says homeowners report earning "up to 30% more" after switching. Treat any uplift claim as marketing until the manager shows you comparable homes with real numbers.

7. iTrip Naples: franchise with wide distribution

iTrip Naples is part of the iTrip franchise network. The Naples page promises competitive management fees, exposure on more than 85 booking sites, no repair markup and 24/7 support from a local management team.

  • Pricing: not published, quote by property
  • Best for: owners who value channel distribution beyond Airbnb and Vrbo

8. Evolve: best for owners who keep the local work in house

Evolve is a national vacation rental company with published pricing: 10% on its Core plan and 15% on Plus, charged after guests check in, plus a $250 onboarding fee. Evolve handles marketing, booking and guest support remotely, but on the lower tier you arrange the cleaning, maintenance and on-site work yourself. That suits an owner who lives in the county or already has a trusted cleaner. It is not a hands-off option for an out of state owner.

Vacasa also operates in Southwest Florida but does not publish an owner rate on its property management page, so we left it off the main list.

What an Airbnb in Naples earns: Surge market data by area

These figures come from Surge market data pulled in September 2026 for entire-home listings over the last twelve months. Revenue is the median annual revenue per listing, not ADR times nights.

AreaMedian annual revenueAverage daily rateOccupancy
Naples Park$60,247$38756.3%
Marco Island$59,437$40457.1%
Vineyards$49,487$31658.4%
Downtown Naples$46,443$32358.7%
North Naples$44,954$25962.4%
East Naples$44,711$26160.7%
Pelican Marsh$38,366$22565.0%
Golden Gate$35,746$22258.7%
Naples Manor$32,035$24158.5%
Naples market overall$56,497$33758.0%

How to read these numbers

Downtown Naples earns less per listing than Naples Park even though it is the more famous address. One reason is the City of Naples 30-day rule for single-family homes, which pushes many city listings toward monthly stays. Naples Park combines beach proximity with county rules that allow nightly rentals, which is why it tops the table. Pelican Marsh has the highest occupancy but a much lower nightly rate, a pattern that usually points to longer seasonal stays.

A median is not a promise for any rental property. A renovated pool home a few blocks from Vanderbilt Beach can beat $60,000, and a dated house on the east side of the grid can fall well short. Ask any property manager for comparable homes, not just a market average.

Short term rental regulations in Naples, FL: what your manager has to handle

1. State: DBPR vacation rental license

Florida requires most short term rentals to hold a vacation rental license from the Division of Hotels and Restaurants under Florida Statute 509.242. Our Florida vacation rental license guide walks through the application.

2. Collier County: short term vacation rental registration

Since January 3, 2022, Collier County Ordinance 2021-45 has required owners of short term vacation rentals in unincorporated the county, which includes Naples Park, North Naples, Vineyards and Golden Gate, to register with the county. Properties in the City of Naples, Marco Island and Everglades City are exempt from the county ordinance because those cities set their own rules. Registration requires:

  • Proof of your DBPR vacation rental license
  • Your tourist development tax account with the Collier County Tax Collector
  • A designated responsible party who can be reached in person or by phone 24 hours a day, seven days a week, and who can be on site to deal with a violation by the next day

Changing the responsible party costs $50 and must be reported within ten business days. Failing to register can bring a fine or civil citation of up to $500 per violation per day. In practice, the designated responsible party is often your property manager, so confirm in writing that your Airbnb management company will take that role. If you are not sure whether your home is inside a city, the Collier County Property Appraiser record will tell you.

3. City of Naples

Inside the City of Naples, single-family homes must be rented for 30 days or longer, except that a property may be rented for less than 30 days three times per calendar year, and it may not be advertised as available for stays under 30 days. That rule is the biggest single difference between a Naples Park Airbnb and one in Old Naples. Marco Island also has its own vacation rental rules; see our Marco Island management guide.

4. Condo and HOA rules

Many condos and deed-restricted communities in Naples, Florida set minimum stays of a month or more, or cap rentals per year. Read your declaration before you buy or list. Naples Park itself is mostly single-family homes, but still check your specific lot for deed restrictions.

For the full statewide picture, read our guide to Florida short term rental laws.

Taxes on a Naples short term rental

A stay of six months or less in Naples Park carries two taxes, 11% in total:

  • 6% Florida sales tax, paid to the Florida Department of Revenue. Collier County has no discretionary sales surtax in 2026, according to the state's 2026 surtax rate table.
  • 5% the county tourist development tax, paid to the Collier County Tax Collector.

The Collier County Tax Collector's tourist tax FAQ says Airbnb and Vrbo are the only online platforms with agreements to collect and remit the county tax for hosts. Direct bookings, repeat guests who book with you, and any other booking site are the owner's responsibility. Every owner needs their own tourist tax account even when a manager files for them; the agent remits under the owner's account number. Seasonal owners can qualify for an annual filing due April 20, and you must file a zero return for any period with no rentals. The Tax Collector treats failure to collect and remit as a criminal tax violation and can file a lien against the property. Our Florida rental tax guide covers the state side.

Insurance and hurricane season

Like most of coastal the county, Naples Park is low-lying and close to Vanderbilt Lagoon and the Gulf, and flood is a separate policy from homeowners or short term rental coverage. Before you hand a home to a property manager, confirm you carry commercial liability that covers short term rentals, windstorm, and flood, and ask how the manager handles cancellations and storm prep. See our guides to Florida Airbnb insurance and Airbnb and Vrbo hurricane policies.

Why guests book Naples, Florida (and what that means for your listing)

Guests come to Naples for pristine beaches, sunsets over the Gulf, and a slower, upscale pace. Vanderbilt Beach is the closest stretch of sand to Naples Park, the Naples Botanical Garden and the Naples Pier draw day trips south, and the area's golf courses, fine dining and high end shopping on Fifth Avenue South and Third Street South keep winter visitors busy. Outdoor activities like boating, kayaking the mangroves and fishing fill the rest of the week. Special events such as the winter arts and wine season push peak weekend rates even higher.

Airbnb seasonality in Naples is strong. The summer months bring more families and lower nightly rates, so a smart pricing strategy lowers minimum stays in summer and protects rate in January through April. Higher occupancy in the off season comes from flexible stays, not from cutting price across the calendar.

What guests expect in a Naples vacation home

  • A well maintained pool and outdoor space with comfortable seating, a grill and shade
  • Premium amenities that fit premium properties: beach chairs, a wagon, bikes, fast Wi-Fi and a stocked kitchen
  • Easy access to the beach and Mercato, clearly explained in the listing
  • Keyless entry with smart locks, so check in works at any hour and codes change for every guest
  • Safety features: working smoke detectors, a fire extinguisher, pool safety equipment, and emergency evacuation plans for hurricane season posted in the home
  • A super responsive host or manager when something breaks

Airbnb hosts who get these basics right earn better reviews, and better reviews support higher occupancy rates and stronger nightly rates. A good Airbnb property management partner builds all of this into the listing and the home, and delivers superior service without the owner having to be there. That is what separates the best performers in the top neighborhoods from the median.

What a management fee costs on a Naples Park home

This is a hypothetical, not market data. Say a Naples Park pool home grosses $60,000 in a year, close to the area median.

  • At Evolve's 10% Core plan plus the $250 onboarding fee: about $6,250 in year one, but you still pay for and coordinate cleaning and maintenance
  • At a 15% full service rate: about $9,000
  • At a hypothetical 20% local quote: about $12,000

The gap between 15% and 20% on this home is $3,000 a year. That is worth paying only if the higher-fee manager earns more than $3,000 extra through better pricing, higher occupancy or lower expenses. Ask each company to show you how.

Why owners hire a property management company in Naples, FL

Signs you should stop managing it yourself

  • You live out of state and your cleaner is your only local contact
  • You are missing peak season rates because pricing is set once a year
  • Guest messages, reviews and maintenance requests eat your evenings
  • You are not sure who files the tourist tax on your direct bookings
  • You cannot be the county's 24/7 designated responsible party

What full service management covers

Listing and pricing: listing optimization, photography, dynamic pricing, seasonal minimum stays, and revenue management across Airbnb, Vrbo and other booking platforms.

Guests: guest communication before and during stays, guest screening, check in instructions, house rules, positive reviews and 24/7 support that makes the guest experience consistent.

Operations: cleaning coordination and turnovers, linens, inspections, restocking amenities, pool service coordination, and maintenance with local vendors.

Money and compliance: management strategies that ensure compliance: owner statements, tourist tax filings, the DBPR license, county registration, and serving as the designated responsible party.

How to choose an Airbnb management company in Naples

  1. Match the manager to your address and property type. A Naples Park specialist and a company built around monthly City of Naples rentals run very different short term rental businesses.
  2. Get the full fee schedule in writing. Management fee, cleaning, maintenance markups, onboarding, and anything charged to guests.
  3. Ask for comparable homes. Real revenue and occupancy for similar properties they manage, not a market average or an uplift percentage.
  4. Confirm who handles compliance. License, county registration, responsible party, and tourist tax on every channel.
  5. Read the exit terms. Notice period, future bookings, listing ownership and guest data. See our Airbnb management contract guide and how to switch property managers.

Is professional Airbnb management worth it for a Naples vacation home?

For most out of town owners of short term rentals, yes. A Naples Park vacation home that earns around $60,000 needs someone local for turnovers, guest issues, pool and storm prep, plus someone who files taxes and keeps the county registration current. The question is not whether to pay a management fee but which structure gives you the best net income after cleaning, maintenance and your own time. If you live nearby and enjoy hosting, a lower-cost plan like Evolve's can work. If you want to be hands-off, full service from a company that shows you its numbers is usually the better deal.
