Sarasota, Florida is one of the strongest markets for Gulf Coast vacation rentals in the state. In Surge's September 2026 pull of market data, the typical entire-home listing in the Sarasota market earned about $66,900 a year, at an average daily rate of $360 and 62% occupancy, and typical revenue rose about 16% year over year. That money is real, but so is the work: the City of Sarasota requires a registration certificate and a 7-night minimum stay, the county collects a 6% tourist tax on top of 7% sales tax, and guests on the barrier islands expect hotel-level service.
This guide to Airbnb property management Sarasota owners can hire compares nine Airbnb management companies that serve Sarasota FL today. For each one we list the fees it publishes (and say so when it does not publish one), what the company is best for, and the questions to ask before you sign. If you own on the barrier islands, our Siesta Key property management guide goes deeper on the island's zoning rules.

How we chose these companies
We started with management companies that market vacation rental management to Sarasota property owners, then checked each one on its own website in September 2026. We looked for a real local presence, clear pricing, full service coverage (listing, guest communication, cleaning and maintenance) and owner reporting. We did not include any company whose fees we could not see unless we say plainly that the fee is not published. We never estimate a competitor's rate. Ask each one for a written quote on your own home.
1. Surge
Surge offers full service vacation rental management for short term rentals in Texas and Florida. We handle listing creation and listing optimization, professional photography, dynamic pricing and revenue management, guest communication and screening, cleaning and turnover coordination, property maintenance, and monthly owner statements. Our management fee starts at 15% for full service, and every fee goes in the agreement, including what cleaning and maintenance cost and who pays for them.
We are honest about fit. Surge does not have a dedicated Sarasota service page today, so if you want a team that lives in town and can walk your Sarasota home every week, one of the local property managers below may suit you better. Where we help most is with owners who want tight reporting, a pricing strategy that follows the Gulf Coast season week by week, and written exit terms. You can see how we work across the state on our Florida Airbnb management page, or ask for a free revenue estimate for your Sarasota vacation rental property.
Surge lists homes on its own Airbnb account, which is common among property managers because it launches listings faster and keeps guest communication in one place. Either model can work. What matters is that your agreement says in writing what happens to the listing, the guest reviews and future reservations if you part ways.
2. Beach Plus
Beach Plus provides full service property management for vacation rentals across Sarasota and the wider Gulf Coast, and it says its local team has been handling check-ins, restocks and late night AC calls since 2006. Its pricing is the clearest we found in the Sarasota market: a flat 18% of net rental revenue, meaning what is left after platform fees and taxes. The company says there are no onboarding, listing or marketing add-on fees, and that real hard costs such as photography, the Florida DBPR license and city or county registration are passed through at cost.
Beach Plus lists homes on Airbnb, Vrbo, Booking.com, Google Vacation Rentals and its own direct booking site, uses dynamic pricing that adjusts nightly, and sends a monthly statement plus a quarterly performance review. Note that 18% of net revenue is a smaller dollar figure than 18% of gross bookings, so compare it fairly against other quotes.
3. Casiola Vacation Homes
Casiola Vacation Homes is a Florida vacation rental manager with a Sarasota program. It publishes one 20% commission and says there is no onboarding fee, no separate management fee, no vendor markups, and owners can cancel anytime. Owners get a real-time dashboard with statements and reports. Casiola says selected homes are listed on Homes & Villas by Marriott Bonvoy and in an American Express Travel program, which can help larger family homes reach potential guests who never search Airbnb. It also leans into amenities such as hot tubs, game rooms and themed rooms, so it fits pool homes built for groups.
4. iTrip Sarasota & Venice
iTrip Sarasota & Venice is the local office of a national franchise, and it manages homes across the beaches of Sarasota, including Siesta Key and Lido Key, plus Venice and the Manasota Key area. The franchise model pairs a local owner and cleaning team that manage each home with national marketing and a central booking site. iTrip does not publish a management fee for this office, so ask for the commission, what the guest-paid fees cover, and who pays for linens and supplies.
5. SkyRun Sarasota
SkyRun Sarasota describes itself as a short term rental property management company for second homeowners in Sarasota. Each SkyRun office is locally owned and draws on a national data set for pricing. The company advertises 24/7 guest support and says its managed homes average 4.8 out of 5 stars in guest reviews; those performance figures are its own claims. SkyRun does not publish its fee on the Sarasota page.
6. Estadia Hospitality
Estadia Hospitality offers Airbnb management and co-hosting in Siesta Key and Sarasota. It says it manages fewer properties on purpose so each home gets more attention, and it highlights guest communication, guest vetting and review management. Several of its homes carry Airbnb's Top 1% badge. Estadia does not publish its fee, so ask whether it offers both a co-host option and full service, and how the two are priced.
7. Seascape Vacations
Seascape Vacations markets Airbnb management services across the Sarasota area. Its page covers listing optimization, pricing for the winter peak and summer lull, cleaning, house rules and review handling. A useful offer for owners who already host: send your listing link and Seascape returns a one-page review of what to keep, fix or discuss within 48 hours. The fee is not published.
8. Siesta Stays
Siesta Stays is a Superhost-led team that specializes in Siesta Key condos, beachfront properties and seasonal homes near Sarasota. It handles guest communication, check-ins and support, and says most new homes go live within one to two weeks after setup and photography. The fee is not published.
9. Evolve
Evolve is a national company that handles marketing, bookings and guest support while the owner keeps a local team for cleaning and repairs. It publishes 10% for its Core plan and 15% for Plus, plus a $250 onboarding fee. It suits Airbnb hosts who live in the Sarasota area or already have a trusted cleaner and handyman.

The headline rate is only part of the cost. Here is simple math on a home earning the market's typical $66,900 a year. At 15%, the management fee is about $10,035. At 20%, it is about $13,380. At 25%, it is about $16,725, a gap of nearly $6,700 a year against the 15% quote. Cleaning is usually charged to guests, but linens, supplies, maintenance markups, hurricane prep and onboarding charges vary a lot. Also check the base: a percent of net revenue (after platform fees and taxes) costs less than the same percent of gross bookings. Ask every company to price the same sample year for your home so you are comparing real money, not percentages. For a national view of what managers charge, see our Airbnb property management cost guide.
What a Sarasota vacation rental can earn
Using Surge market data pulled in September 2026 (entire-home listings, trailing twelve months):
| Area | Typical annual revenue | Average daily rate | Occupancy |
|---|---|---|---|
| Sarasota market overall | $66,863 | $360 | 62.1% |
| Anna Maria | $112,358 | $650 | 65.5% |
| Lido Key | $97,829 | $598 | 62.5% |
| Siesta Key | $84,325 | $485 | 61.8% |
| Bradenton Beach | $76,177 | $474 | 62.3% |
| Bradenton | $59,067 | $335 | 60.2% |
Surge market data tracks 14,710 entire-home listings in the Sarasota market, and typical revenue rose about 16% year over year, mostly on higher daily rates (up about 13%) while occupancy rates held flat. Typical revenue is not the same as nightly rate times nights, and the range is wide. A pool home a short walk from the beach on Lido Key will earn far more than a mainland condo near I-75. Your own number depends on property type, bedrooms, walk time to the sand, pool and parking, and how well the listing ranks in Airbnb search results.
The Sarasota rental market at a glance
Sarasota's demand comes in layers. Winter and early spring are the peak, when snowbirds book month-long stays and families fill the barrier islands over spring break. Baltimore Orioles spring training at Ed Smith Stadium, the Ringling museum and the arts season keep the city busy from January to April. Summer brings more Florida drive-in guests and lower rates, and the fall is the slow stretch plus hurricane season. A good manager prices for each layer instead of setting one rate and waiting.
Geography matters just as much. The City of Sarasota includes downtown, the mainland neighborhoods and Lido Key and St. Armands. Siesta Key is mostly unincorporated county land. Longboat Key is its own town, split between Sarasota and Manatee counties, and Venice and North Port are separate cities to the south. Each one draws different Airbnb guests, and each has its own rulebook, which is why local regulations come up in every manager interview.
The rules any Sarasota property manager has to follow
City of Sarasota vacation rental registration
Inside city limits, any single, two, three or four-family home in a residential single or multi-family zone needs a vacation rental certificate of registration from the city before it can be advertised or rented. The rules do not apply to owner-occupied rentals, condominiums, cooperatives, or homes rented for 30 days or more. Key points from the city's page:
- Minimum stay: 7 full days and 7 full nights for every registered vacation rental in the city.
- Fees: $500 for the initial application and $350 for the annual renewal, both nonrefundable. The first inspection is included, a reinspection fee applies if you fail, and a $200 late fee applies after the deadline.
- Renewal window: July 1 to October 1 each year, through the city's online portal.
- Maximum occupancy: two persons per bedroom plus two, capped at 10 in single-family zones and 12 in multi-family zones, counted overnight (children six and under do not count). Your listing cannot advertise more than the number on the certificate.
- Responsible party: every rental must name a designated responsible party, and that is often the property manager.
The city tightened the ordinance in July 2025. According to a legal summary of Ordinance 25-5560, owners must now schedule the inspection within 30 days of approval, post a hurricane evacuation route map, meet Florida's residential pool safety act for any pool or spa, and show proof of homestead to claim the owner-occupied exemption. A good manager handles this paperwork and keeps the listing in line with the certificate.
Siesta Key and the unincorporated county
Outside the city, county zoning decides whether a short stay is legal. On the barrier islands, multi-family zoned homes can rent for under 30 days, while single-family zoned homes need leases of 30 days or more. Sarasota County has also agreed to build a countywide registration program, which was not yet adopted as of September 2026. Our Siesta Key guide has the details.
Florida license
Florida requires a vacation rental license from the Department of Business and Professional Regulation for homes rented more than three times a year for less than 30 days. Condos are licensed separately from single homes. See our Florida vacation rental license guide for the steps.
Tourist tax and sales tax
The Sarasota County Tax Collector charges a 6% tourist development tax on rentals of six months or less, on top of the 7% state sales tax in Sarasota County, for 13% in total. Airbnb and Vrbo collect the county tourist tax only for homes listed exclusively on their platform, so a home listed on more than one site usually needs its own account. The tax collector also warns that renting a homesteaded property can put the homestead exemption at risk. Our Florida rental tax guide walks through filing.
HOA, condo and insurance rules
Many Sarasota condo buildings and HOAs set their own minimum stays, guest registration and parking rules, and some ban short stays outright. Read the documents before you buy or list, and confirm your policy covers short term rental use. Our Florida Airbnb insurance guide covers what to ask your carrier.
How a manager markets a Sarasota vacation rental property
Sarasota Airbnb hosts compete with thousands of listings, so the marketing approach matters as much as the fee. A strong manager starts with professional photography, then writes a listing around the things guests search for: walk time to Siesta Beach or Lido Beach, a heated pool, St. Armands Circle dining and other popular attractions, and parking. Good property management services then test the title, photos and minimum stay to increase bookings in the shoulder months, ultimately increasing revenue without cutting rates in the peak.
The best management services also track every booking source. Direct and repeat guests cost less than platform bookings, so managers who build an email list of past guests are making money for clients in the slow season. Ask each company how many of its Sarasota bookings come from repeat guests and which channels drive the rest. A manager who cannot answer probably is not measuring it.
For owners still deciding on an investment, a manager can also tell you which Sarasota FL neighborhoods and property types rent best. A three-bedroom pool home near the beaches will usually outearn a downtown condo, and condos inside city limits are exempt from the city registration rules but often bound by stricter HOA rules. That kind of local knowledge is worth asking for before you buy a Sarasota vacation rental property, not after.
What good Sarasota property management services include
Full service Airbnb management in Sarasota should cover every step from listing to payout. When you are comparing managers, check that each of these is in the agreement, not just the sales pitch:
- Listing optimization: professional photography, a title and description that improve the property's visibility, and listings on Airbnb, Vrbo and at least one other channel.
- Dynamic pricing: rates that follow seasonal demand, local events and booking pace every day, not a calendar set once a year.
- Guest communication: fast replies around the clock, screening for the 7-night rule and party risk, and clear check-in steps for every next guest.
- Cleaning and turnovers: a reliable crew, linens, restocks and an inspection after each stay so the home stays well maintained.
- Property maintenance: salt air, AC and pool care, plus hurricane prep and post-storm checks.
- Compliance: city or county registration, the DBPR license, tourist tax filing and regulatory guidance when rules change.
- Owner reporting: monthly statements that show gross rental income, every fee and every repair.
Why Sarasota property owners hire a management team
Sarasota short term rentals compete hard. More than 14,000 entire-home listings chase the same potential guests, and the market's best stretch of the year is short. That is why so many property owners hand the work to property managers with extensive knowledge of the area. A local team knows which streets flood in a summer storm, which condo towers allow 7-night stays, and which cleaners can turn a big house on a busy Saturday in March.
The second reason is reviews. Positive reviews push a listing up in search, and a handful of negative reviews can sink a good home for a season. A manager who keeps guest satisfaction high earns repeat bookings from families who come back to Sarasota every winter, and that is how you stay ahead of newer listings. Strong marketing efforts help, but guest experience is what keeps occupancy up.
The third reason is time. For a Sarasota vacation home that sits empty part of the year, short term rental management is also about protecting the asset: inspecting after each stay, fixing small problems before they grow, and keeping the home ready before guests arrive. The goal is more revenue and lower risk for your rental property, not the lowest fee. A vacation home that guests love will keep making money for years.
Questions to ask before you sign
- What is the fee, is it on gross or net revenue, and what does it include?
- Which fees are charged to guests, and which to me?
- Will you register the home with the city or county and file the tourist tax?
- How do you price for the winter peak, spring training and the summer lull?
- Who is the designated responsible party, and how fast do you answer a neighbor's call?
- What happens to the listing, reviews and future bookings if I leave, and what is the notice period?
- Can I see a sample owner statement?
Comparing managers on these answers tells you far more than a ranking. The right manager for a Lido Key pool home may not be the right manager for a mainland condo.
Self-manage or hire a manager?
Self-managing short term rentals in Sarasota, Florida can work if you live nearby, have a reliable cleaner and enjoy hosting. You keep the full fee, but you also take every late night message, every turnover and every inspection. Most property owners who live out of state or own more than one rental property find a manager pays for itself through higher rates and fewer empty weeks. If you are unsure, our guide to hiring an Airbnb manager in Florida lays out the trade-offs.

Frequently asked questions
Who is the best Airbnb property management company in Sarasota?
It depends on your home. Beach Plus and Casiola publish the clearest all-inclusive rates, local teams such as Siesta Stays and Estadia suit Siesta Key homes, and Surge fits owners who want full service with written exit terms, starting at 15%. Ask at least three managers to quote the same sample year.
How much do Sarasota property managers charge?
Published rates we found run from 10% for marketing-only service to 20% for full service. Most full service quotes in Sarasota fall between 15% and 25%, plus guest-paid cleaning fees.
Can I rent my Sarasota home on Airbnb for less than a week?
Not inside the City of Sarasota, where registered vacation rentals must follow a 7-night minimum. Rules differ on Siesta Key, Longboat Key and in Venice, so check the town or county for your address.
How much can a Sarasota vacation rental earn?
About $66,900 a year for a typical entire home in the Sarasota market, according to Surge market data pulled in September 2026. Lido Key averages about $97,800 and Siesta Key about $84,300.
Do I need a license to run a Sarasota Airbnb?
Usually yes. Homes rented short term need a Florida DBPR vacation rental license, a county tourist tax account, and, inside city limits, a City of Sarasota vacation rental certificate of registration.
