7 Best Airbnb Management Companies in West Palm Beach (2026 Fees Compared)

West Palm Beach is one of the steadier short-term rental markets in Florida. The typical entire-home listing in the West Palm Beach market earned about $56,900 over the last twelve months, revenue grew about 7% year over year, and occupancy sits near 65%, which is higher than Miami or Destin. But Palm Beach County is also a patchwork: the Town of Palm Beach does not allow vacation rentals in its residential zones, every rental needs a county business tax receipt and a tourist tax account, and the platforms do not file the county's 6% tourist tax for you. Choosing the right Airbnb management company in West Palm Beach starts with knowing which of those rules apply to your address.

This guide compares seven Airbnb management companies West Palm Beach owners can hire today, from boutique local operators to national brands, with the fees each one actually publishes, the terms we could confirm, and the local rules any property manager has to handle for you. Every company below was checked on its own website in September 2026. Where a company does not publish a rate, we say so instead of guessing.

The best Airbnb management companies in West Palm Beach for 2026

  • Surge: best for owners who want full service, honest reporting and written exit terms (starting at 15% for full service)
  • Guestable: national operator with a dedicated West Palm Beach team page, quote only
  • VILLAVANA: local, owner-run full service management across Palm Beach County, performance based fee
  • Turquesa Collective: boutique luxury manager based in West Palm Beach, quote only
  • Digsify: Palm Beach County operator from Jupiter to West Palm Beach, no setup fee and no long-term contract
  • Evolve: best for owners who keep cleaning and maintenance in house (10% or 15%)
  • Vacasa: largest national brand, no published owner rate

Quick answers for owners

  • What does Airbnb management cost in West Palm Beach? The published rates we could verify run from 10% for a half-service plan to 15% on national plans, and local full service management usually quotes higher. Surge starts at 15% for full service.
  • Can I run an Airbnb in West Palm Beach? In the City of West Palm Beach, yes, with a state vacation rental license, a city business tax receipt, a county short term rental BTR and a tourist tax account. In the Town of Palm Beach (the island), vacation rentals are not allowed in residential zoning districts.
  • Does Airbnb pay the Palm Beach County tourist tax? No. The county Tax Collector states that online platforms do not remit the 6% Tourist Development Tax. The host or the property manager files it every month.
  • What does a typical West Palm Beach Airbnb earn? About $56,900 a year at a $280 average nightly rate and 64.7% occupancy, based on Surge market data pulled in September 2026.

Why West Palm Beach is a strong short term rental market

The West Palm Beach short term rental market benefits from more than beaches. Cultural attractions like the Norton Museum of Art and the Kravis Center, a busy downtown, spring training and a winter season full of snowbirds keep airbnb guests coming year round. That steady demand is why short term rentals here post higher occupancy than most Florida beach markets. For property owners, it also means competition: well run listings with strong reviews take the best dates, and poorly run ones fall behind. Staying on top of pricing, reviews and legal issues is no small feat, and it is why so many owners hand the day to day work to airbnb property managers.

Airbnb management West Palm Beach owners can rely on should give you full control over the big decisions (your blocked dates, your pricing floor, your house rules) while handling the operational support: guests, cleaning, maintenance and taxes. A clear pricing structure matters as much as the percentage. Before signing, ask each company how its revenue optimization works, how it keeps the guest experience consistent, and how it helps your property earning power stay ahead of new listings nearby. The best short term rental management companies can show you a sample statement with rental income, fees and net payout line by line.

What Airbnb management costs in West Palm Beach right now

Airbnb property management in West Palm Beach is priced as a percentage of gross rental revenue. Published national rates run from 10% for a plan where the owner keeps cleaning and maintenance, to 15% for a fuller plan. Local full service management companies serving Palm Beach Florida owners mostly quote by property instead of publishing a rate, and one local operator, VILLAVANA, says fees in the area "usually fall within the range of 10% to 30%, varying based on the extent of services offered."

Two things decide where your property lands in that range: how much of the day to day work the company does (cleaning coordination, maintenance coordination, guest communication, tax filing) and how much compliance work the property needs. A condo on Singer Island in a building that already allows short-term rentals is simple. A single-family home that needs a Florida DBPR vacation rental license, a city BTR, a county BTR and a monthly tourist tax return is not. When you compare airbnb management fees across property managers, compare the all-in number, not the headline percentage.

1. Surge: best for owners who want full service and honest numbers

Surge is a vacation rental management company for property owners in Texas and Florida. In South Florida we manage homes in Fort Lauderdale and the Broward beaches, about 45 miles south of West Palm Beach, and we cover Kissimmee, Panama City Beach and Naples elsewhere in the state. We do not have a dedicated Palm Beach County service page yet, and we would rather say that plainly than pretend. If your home is in West Palm Beach, Delray Beach, Boca Raton or Jupiter, tell us the address and we will give you a straight answer on whether we are the right fit, and if we are not, which questions to ask the companies below.

Services

Surge's services cover the full operation for property owners:

  • Listing setup, professional photography and listing optimization across Airbnb, Vrbo and direct channels
  • Dynamic pricing and revenue management, adjusted daily against live local market demand and local events
  • 24/7 guest communication, guest messaging, guest vetting and booking management
  • Cleaning coordination, laundry and restocking with a post-turnover check
  • Maintenance coordination, including AC, pool and hurricane prep
  • Owner portal with live bookings and financials, plus compliance support: DBPR license, county tourist tax filings and BTR renewals

Pricing

Starting at 15% for full service. Ask for a quote specific to your address and service level.

Terms and conditions

Written exit terms before you sign. Surge lists on its own account in some cases and on the owner's account in others. Both models are common in the industry, and a listing on the manager's account usually launches stronger because it carries existing reviews. What matters is that the exit terms are in writing.

2. Guestable: national operator with a West Palm Beach team

Guestable runs a dedicated West Palm Beach vacation rental management page and describes itself as a local team that handles "pricing, guests, and compliance." The page talks about treating Downtown and Clematis Street, Palm Beach Island and the waterfront corridor as separate guest markets, and lists listing setup on Airbnb, Vrbo and Booking.com, professional photography and daily dynamic pricing. Its services are broad, but it does not publish a fee on that page, so you will need a quote. Ask specifically how it handles the Town of Palm Beach, since vacation rentals are not allowed in the town's residential zoning districts.

3. VILLAVANA: local, owner-run full service

VILLAVANA is a small local company run by its two founders, offering airbnb management services in West Palm Beach, Palm Beach, Jupiter, Juno Beach, Lake Worth, North Palm Beach, Palm Beach Gardens, Palm Beach Shores, Riviera Beach and Singer Island. It focuses on full service management with a hands off approach for owners: listing on Airbnb, Vrbo and the major booking sites, dynamic pricing, and local, in-person service. It describes a performance based fee structure ("we only profit when your property prospers") but does not publish the percentage. Good fit for owners who want a small local team that answers the phone. Ask how coverage works when the founders are away during peak seasons.

4. Turquesa Collective: boutique luxury manager

Turquesa Collective calls itself "a boutique vacation rental property management firm proudly based in West Palm Beach," serving Palm Beach County plus Fort Pierce, Stuart, Vero Beach and Orlando. It specializes in luxury vacation rentals and lists 24/7 guest communication, SEO-optimized listings and dynamic pricing. Its services lean toward high-touch guest care for guests paying premium rates. No published fee. A better fit for a high-end waterfront home than for a studio condo; ask how many properties each manager handles and who does cleaning.

5. Digsify: Palm Beach County operator with no setup fee

Digsify markets itself as short term vacation rental property management for the county, "from Jupiter to West Palm Beach," with Palm Beach Gardens also listed. Its landing page promises "no initial fees, and no hidden charges," a low management fee and no long-term contracts, plus AI pricing tools, professional photography and marketing. The rate itself is not stated on the page we reviewed, so get it in writing along with any cleaning or supply markups.

6. Evolve: best for owners who keep the local work in house

Evolve is a national vacation rental company that handles marketing, pricing, bookings and 24/7 guest support, while the owner keeps responsibility for cleaning, maintenance and local operations. Its published pricing is 10% for its Core plan and 15% for its Plus plan, with a one-time $250 onboarding fee. If you live locally, already have a reliable cleaner and handyman, and want someone else answering guests at 2 a.m., Evolve is an honest option. If you are an out-of-state owner, the 10% plan leaves the hardest local work with you.

7. Vacasa: largest national option, no published rate

Vacasa is the biggest national vacation rental brand and operates in Florida. It does not publish an owner rate, and its own guide describes industry management fees as ranging from 10% to 50%, which tells you nothing about your property. Get a written quote and a full list of owner-paid fees (cleaning, maintenance markup, supplies, onboarding) before you compare it with anyone else.

What an Airbnb here earns: Surge market data by area

Surge pulled market data for the West Palm Beach market in September 2026. The market covers most of coastal Palm Beach County, with 4,624 active entire-home listings (8,053 across all listing types). The typical entire-home short-term rental earned a median of about $56,900 in the last twelve months, at an average nightly rate of $280 and 64.7% occupancy. Revenue was up 7.3% year over year, nightly rates up 3.4% and occupancy up 3.5%, so the growth came from both price and demand, not just rate increases.

Area (submarket)Annual revenueAverage nightly rateOccupancy
Palm Beach Shores$69,527$41358.3%
Delray Beach$60,272$34165.8%
North Palm Beach$56,298$29764.4%
Juno Beach$55,990$32060.5%
Jupiter$55,471$31263.9%
Boca Raton$52,991$27968.4%
Palm Beach$52,971$27761.5%
Palm Beach Gardens$51,723$28865.0%
West Palm Beach (city)$51,358$25665.5%
Boynton Beach$47,738$24266.6%
Wellington$43,216$26560.1%
Lake Worth$40,110$21265.5%
Riviera Beach$30,067$17060.7%

Surge market data pulled in September 2026, entire-home listings, trailing twelve months. Median annual revenue is not the same as nightly rate times booked nights, because it is the middle listing, not an average. The "Palm Beach" submarket includes listings mapped to that area; it does not mean those listings are legal under the Town of Palm Beach's zoning.

How to read these numbers

Palm Beach Shores earns the most per listing because of its oceanfront condos and nightly rates above $400, but occupancy is the lowest in the market. Pricing matters more than volume there.

Delray Beach is the strongest all-rounder: $60,272 a year with 65.8% occupancy. Delray Beach draws visitors to Atlantic Avenue and its beach year round, not just in winter, and Delray Beach homes with a pool command a real premium. If you are comparing a Delray Beach property against one in the city of West Palm Beach, Delray Beach wins on revenue by about $9,000 a year at similar occupancy. Delray Beach also has its own city BTR and zoning rules, and the city has been amending its transient residential use provisions in 2026, so any manager you hire for a Delray Beach home should confirm the current Delray Beach requirements before listing.

West Palm Beach (city) earns less per listing but books well, helped by the downtown waterfront, the Kravis Center and the Norton Museum of Art, Brightline service to Miami and Orlando, and business travel. It is the easiest area to keep booked in summer.

Boca Raton has the highest occupancy in the market at 68.4%, which usually means steady demand from families, business travel and visitors to Florida Atlantic University.

Riviera Beach is the cautionary line. Its median is $30,067, roughly half of Delray Beach. Oceanfront condos on Singer Island, inside Riviera Beach, do far better than the mainland, which pulls the average in two directions. Look at your specific building, not the submarket.

Short term rental rules: what your manager has to handle

Short term rentals here face three layers of rules: the state license, the county tax accounts, and whatever the city or town adds. For the statewide picture, read our Florida short-term rental laws guide. Here is what applies around West Palm Beach.

1. State: DBPR vacation rental license

Every vacation rental rented more than three times a year for stays of less than 30 days needs a license from the Florida Department of Business and Professional Regulation's Division of Hotels and Restaurants. Condo units and single-family homes are licensed under different categories and fee schedules. This is required for all short term rentals in Florida. Our Florida vacation rental license guide walks through the application step by step.

2. County: business tax receipt and tourist tax account

According to the Palm Beach County Tax Collector, the county's Tourist Development Tax is "a 6% charge on the revenue from transient rentals (6 months or less)," collected from the guest and paid on the full rental revenue "including all mandatory fees such as cleaning and pet fees." Every vacation rental needs (BTR = business tax receipt):

  • A Tourist Development Tax (TDT) account for each rental unit
  • A Short-Term Rental Local Business Tax Receipt for each TDT account, renewed every year by September 30
  • Both numbers displayed in every online listing
  • A TDT return every month, due on the 1st and late after the 20th, including a $0 return for months with no bookings

The part many Airbnb hosts miss: the Tax Collector states plainly that "Online platforms do not remit TDT to the Palm Beach County Tax Collector." Unlike Miami-Dade, where Airbnb and Vrbo collect the county tax under agreements with the county, here the host or the property manager has to collect and file it. Missing a month creates penalties and interest. This is one of the most valuable things a property manager does in West Palm Beach, and it is worth asking every company you interview exactly who files the monthly return and whether they register as your agent on the county portal.

3. City and town rules

City of West Palm Beach. The city's rental property guidelines say short-term rentals on a platform like Airbnb follow the same regulations as other rentals, and all rental units in the city need a city rental BTR. The city application also asks for your state vacation rental license where applicable.

Town of Palm Beach. The island is different. In 2024 the town attorney told the Town Council that short-term and vacation rentals are not allowed in the town's residential zoning districts, pointing to the zoning code's single-family definition and its three-month minimum, as reported by the Palm Beach Daily News. Short stays are allowed only as part of the town's condominium-hotel use. If you own on the island, plan around seasonal rentals of three months or more, not nightly stays.

Other cities. Jupiter, Palm Beach Shores, Riviera Beach, Delray Beach, Boca Raton and Palm Beach Gardens each have their own BTR and, in several cases, a separate vacation rental registration and inspection. Check the city where the property sits, not just the mailing address. Unincorporated Palm Beach County follows the county rules above.

4. Condo and HOA rules

A lot of West Palm Beach, Singer Island and Palm Beach Shores supply is condos, and the building's declaration often matters more than the city. Many buildings set 30-day, 90-day or longer minimums, or cap rentals per year. Read the declaration and the rules before you buy, and give a copy to your manager.

Taxes on a short term rental in the county

A short stay here carries three taxes:

  • 6% Florida state sales tax on transient rentals
  • County discretionary sales surtax: the Florida Department of Revenue's 2026 surtax table lists Palm Beach County at 1%, effective January 1, 2017 and scheduled to end December 31, 2026
  • 6% county Tourist Development Tax, filed monthly with the county Tax Collector

That is 13% on most stays under the DOR table. The county Tax Collector's page currently describes the combined state and county sales tax as 6.5%, so confirm the surtax rate for your stay dates, especially for bookings after the surtax's scheduled end. Airbnb collects some Florida taxes on its platform, but the 6% county tourist tax is on you or your manager. Our Florida rental tax guide covers the state filing in detail.

Why owners hire a property management company for short term rentals

Managing short term rentals yourself is close to a part time job in summer and a full time job in season. Snowbird season runs roughly December through April, when nightly rates jump and guests book longer stays. Local events move prices by the week: the Palm Beach International Boat Show in March, spring training at CACTI Park of the Palm Beaches, Kravis Center shows and holiday weeks downtown. International visitors from Canada, Europe and Latin America arrive through Palm Beach International Airport at all hours. Owners managing airbnb properties from out of state rarely keep up with all of that and still maximize returns.

A good management company takes over the parts that decide your rental income: listing optimization, dynamic pricing around local events and seasonal shifts, fast replies to guests, check ins, cleaning, routine maintenance and the monthly tax filing. The goal is not just more guests, it is a better guest experience that earns the reviews future guests read. It is the right mix of nightly rates and occupancy for your property type, with the property well maintained and every account current.

Signs you should stop managing it yourself

  • You answer guest messaging during your own work day and your response time is slipping.
  • Your listing sits empty on weekday nights in season while comparable short term rentals nearby stay booked.
  • You have missed, or are not sure you filed, a monthly county TDT return.
  • Negative reviews mention cleanliness, slow responses or check-in problems.
  • You live more than an hour away and every AC failure becomes a scramble.

What full service management covers

Full service management should cover the whole operation, not just the listing. When you compare airbnb property managers, check each company against this list:

Listing and pricing

  • Professional photography and a listing written for the guests your property type attracts, whether that is beach families in Juno Beach or business travelers downtown
  • Listing optimization and professional marketing across Airbnb, Vrbo and Booking.com
  • Dynamic pricing and revenue management that reacts to peak seasons, local events and competitor pricing, with pricing optimization reviewed by a person, not just software

Guests

  • 24/7 guest communication with professional responses, house rules that are clear before arrival, and local recommendations that make guest interactions easy
  • Guest screening, check-in support and a plan for noise, parking and trash, the three issues neighbors complain about most
  • Positive guest experiences that lead to repeat bookings and better reviews

Operations

  • Cleaning coordination and inspection after every stay, laundry and restocking for guest comfort
  • Maintenance coordination and routine maintenance: AC, pool, pest control and salt-air wear on anything metal
  • Hurricane season prep from June 1 through November 30: shutters, outdoor furniture, and a clear policy on cancellations. See our guide to Airbnb and Vrbo hurricane policies.
  • Safety requirements such as working smoke alarms and fire extinguishers, checked before every season

Money and compliance

  • An owner portal with live bookings, property performance and monthly statements
  • Monthly county TDT filing, the annual BTR renewal and the DBPR license renewal
  • Insurance that fits a vacation rental. Our Florida Airbnb insurance guide covers wind, flood and liability, and our guide to naming your manager as additional insured explains why good managers ask for it.

How to choose an Airbnb management company

Interview at least three management companies and compare their services and airbnb management fees side by side, the same way guests compare airbnb properties. Ask each one the same questions and get the answers in writing:

  1. What is the all-in fee? Management fee plus cleaning, supplies, maintenance markup, onboarding and any monthly technology fee. Ask for a sample owner statement.
  2. Who files the county tourist tax? The platforms do not. If the manager files, ask whether they register as your agent on the Tax Collector's portal.
  3. Is my property legal as a short-term rental? A good manager checks the city, the zoning and the condo rules before signing you, and will tell you if the answer is no. Anyone promising nightly rentals on the Town of Palm Beach's residential streets is a red flag.
  4. What local market knowledge do you have? Ask for comparable properties they manage in your area and how their occupancy and nightly rates compare with the Surge market data above.
  5. How do I leave? Notice period, what happens to future bookings, and who owns the listing and its reviews. Our Airbnb management contract guide lists the clauses to check.
  6. Who is on the local team? Who answers a guest at midnight, who does the cleaning and who shows up when the AC fails in August.

Is a property manager worth it for short term rentals here?

Here is the honest math. On the market median of about $56,900 a year, a 15% full service fee is roughly $8,500, and a 20% fee is roughly $11,400. For that to pay off, the manager has to earn you more than the fee through better nightly rates, higher occupancy and fewer empty weeks, or save you time you value more than the fee. For a local owner who enjoys hosting, has reliable cleaners and files the county tax on time, self-management or a 10% plan can make sense. For an out-of-state owner, a manager who handles everything, including the monthly TDT return, usually earns the fee by avoiding one missed filing, one bad review streak or one hurricane-season scramble.

Do not expect a manager to fix a property that does not work. A Riviera Beach mainland home earning $30,000 will not become a Palm Beach Shores condo because someone else runs it. Buy right first, then pick the manager. The same goes for any West Palm Beach Airbnb: the property, its location and its legal status decide most of the result, and management services decide the rest.

Frequently asked questions

How much do Airbnb property managers charge in West Palm Beach?

Published rates we verified run from 10% (Evolve Core) to 15% (Evolve Plus), and local full service companies generally quote per property. Surge starts at 15% for full service. Always compare the all-in cost, including cleaning and onboarding fees.

Is Airbnb legal in West Palm Beach?

Yes in the City of West Palm Beach, with a DBPR vacation rental license, a city BTR, a county short term rental BTR and a tourist tax account. The Town of Palm Beach does not allow vacation rentals in its residential zoning districts. Other cities in the county have their own requirements, and condo rules can be stricter than the city.

Who pays the Palm Beach County tourist tax on Airbnb bookings?

The guest pays it, but the host or the property manager must collect it and file a monthly return with the county Tax Collector. The Tax Collector states that online platforms do not remit the tax.

What is the best area for a West Palm Beach Florida Airbnb?

By Surge market data pulled in September 2026, Palm Beach Shores has the highest revenue per listing ($69,527) and Delray Beach is the strongest all-rounder ($60,272 at 65.8% occupancy). Boca Raton has the highest occupancy at 68.4%.

Can I rent my Palm Beach island home on Airbnb?

Not for nightly stays in the town's residential zoning districts. The town's zoning code sets a three-month minimum for a family's occupancy, and the town attorney has said short-term and vacation rentals are not allowed there. Seasonal rentals of three months or more are the realistic option.

The bottom line

Coastal short term rentals here reward owners who treat a vacation rental like a business: licensed, filed every month, priced for the season and kept in top shape. The best Airbnb management company for you is the one that is clear about its fee, files the county tourist tax without being asked, knows whether your address can legally host short stays, and puts its exit terms in writing. If you want a straight answer on your West Palm Beach Florida property and which services it needs, talk to Surge.
