Siesta Key, FL is one of the strongest vacation rental markets on Florida's Gulf Coast. In Surge's September 2026 pull of market data, the typical entire-home listing on Siesta Key earned about $84,300 over the last twelve months, with an average daily rate near $485 and occupancy around 62%. That puts the island well above the wider regional market, where the typical listing earned about $66,900. The catch is that property management on Siesta Key is not only about pricing and cleaning. County zoning decides which homes on the key can take stays shorter than 30 days, and that single rule shapes what any manager can do for you.
This guide compares eight companies that offer Siesta Key property management in FL today, from local teams based on the island to national vacation rental brands. For each one we list the services and fee structure the company publishes on its own website, checked in September 2026. Where a company does not publish a rate, we say so instead of guessing. We also cover the county zoning rule, the 13% tax stack, the registration program the county is building, and the questions to ask before you sign.
The best Siesta Key property management companies for 2026
- Surge: best for property owners who want full service, honest reporting and written exit terms (starting at 15% for full service)

- iTrip Sarasota & Venice: franchise office with a large review count that manages many Siesta Key homes

- PRIME VACATIONS: Gulf Coast manager covering Siesta Key, Lido Key and Anna Maria Island
- Pristine Vacation Rentals: small portfolio on Siesta Key and Lido Key built around direct bookings
- RedAwning: national company with three published fee tiers

Quick answers for owners
- What does Siesta Key property management cost? Published full-service rates we could verify run from 15% (Surge, starting rate) to 18% (RedAwning Full-Service). Most local Siesta Key property management companies quote privately, so ask each one for a written fee sheet.
- Can every Siesta Key home rent by the night or week? No. Under the county's zoning guide, homes in Residential Multi-Family (RMF) zoning on the barrier islands can rent for less than 30 days. Homes in Residential Single-Family (RSF) zoning must lease for at least 30 days.
- What tax applies? 13% on stays of six months or less: the county's 6% tourist development tax plus 7% state sales tax (6% state and 1% Sarasota County surtax).
- Does Airbnb collect the tax? The Sarasota County Tax Collector says Airbnb and Vrbo collect and remit the county tourist tax only when the unit is listed on those sites alone. Direct bookings and other channels mean you or your manager must file.
- What can a Siesta Key vacation rental earn? About $84,300 a year for the typical entire-home listing (Surge market data pulled in September 2026).
How we chose these companies
We started with the managers that show up for Siesta Key property management searches and the local teams that list Siesta Key homes on their own booking sites. Each company had to show that it actually serves the island today, on its own website. We then compared the services each one lists (listing creation, dynamic pricing, guest communication, cleaning, maintenance, owner reporting) and recorded only the fees each company publishes. We removed claims we could not trace to a source, such as the made-up occupancy and income figures that circulate in older roundups. Every link below was checked in September 2026.
1. Surge
Surge manages short term rentals, full service, for owners in Texas and Florida. We run listing creation and marketing optimization, dynamic pricing and revenue management, guest communication and screening, cleaning and turnover coordination, maintenance, and monthly owner statements. Our fee structure starts at 15% for full service, and we put every fee in the agreement, including what cleaning and maintenance cost and who pays for them.
We are honest about fit. Surge does not have a dedicated Siesta Key service page today, so if you want a local team that lives on the island and can walk your home every week, one of the local companies below may suit you better. Where we help most is with owners who want clear financial reporting, pricing that follows the Gulf Coast season week by week, and written exit terms. You can see how we work across the state on our Florida Airbnb management page, or ask for a free revenue estimate for your Siesta Key property.
Surge lists homes on its own Airbnb account, which is common among managers because it launches listings faster and keeps guest communication in one place. Either model can work. What matters is that your agreement says in writing what happens to the Airbnb page, the reviews and future reservations if you part ways.
2. Rent Siesta Key
Rent Siesta Key is a full-service vacation rental management company serving Siesta Key and nearby areas, and it says it has been locally owned since 2009. The company grew out of property maintenance. It says it prices homes across 7 booking channels, runs email campaigns to more than 250,000 past area visitors, and sends monthly owner statements with revenue deposited directly. It lists membership in the Vacation Rental Management Association and the Siesta Key Chamber of Commerce.
Fees: not published. The site offers a free income projection instead.
Best for: owners who want a long-standing local team with its own repeat guest list.
3. iTrip Sarasota & Venice
iTrip Sarasota & Venice is a locally owned franchise of the national iTrip brand with a dedicated Siesta Key property management page. It focuses on hospitality, dynamic pricing and marketing, and its site shows a 4.9 star rating across more than 1,500 reviews. Several owner reviews on the page describe multiple Siesta Key homes under its management. iTrip says it does not "nickel and dime" owners and has no hidden expenses.
Fees: not published. The site describes "competitive commission rates".
Best for: owners who value a large review base and a franchise system behind a local office.
4. Siesta Stays
Siesta Stays provides full-service short term rental management in Siesta Key, from Airbnb management to direct booking strategies. Its service list covers marketing, guest communication, housekeeping and maintenance, and monthly owner reports. It also runs a separate Siesta Key home watch service for owners who keep the house for personal use part of the year, and it sells guest add-ons such as a private chef.
Fees: commission based, not published. The company asks owners to request a custom proposal.
Best for: owners who split time between personal use and renting and want home watch from the same team.
5. PRIME VACATIONS
PRIME VACATIONS manages homes from Anna Maria Island to Siesta Key, Lido Key and St. Pete/Clearwater. Its team says it inspects every property before and after each guest stay, uses Villa Control for HVAC and energy management, installs keyless e-locks, and gives owners a portal with real-time revenue reports and calendar access. Listings go on Vrbo and Airbnb plus its own marketing.
Fees: not published. Programs are described as customized per home.
Best for: owners of larger or luxury homes who want smart-home systems and a manager that also covers neighboring keys.
6. Pristine Vacation Rentals
Pristine Vacation Rentals is a small manager with homes on Siesta Key, Lido Key and in Sarasota. Its pitch centers on direct bookings through the owner's own website, which cuts platform fees, and on making it simple to switch from an underperforming manager or from self-managing.
Fees: not published.
Best for: owners who want a boutique operator and a direct booking channel.
7. RedAwning
RedAwning is a national vacation rental company that publishes three service tiers: Essential at 10%, Essential Plus at 15%, and Full-Service at 18%. The lower tiers cover distribution and pricing while the owner handles more of the on-the-ground work, so compare the Full-Service tier with local companies.
Best for: owners who want published pricing and wide channel distribution.
8. Evolve
Evolve publishes a 10% Core plan and a 15% Plus plan, plus a $250 onboarding fee. Evolve handles marketing, bookings and guest support, while the owner keeps a local cleaner and handles maintenance. On a barrier island where storms and salt air create frequent repairs, that split matters.
Best for: owners who live nearby or already have a reliable local team for cleaning and repairs.
What a good Siesta Key property management company does
Good Siesta Key property management starts with the location. A manager should know which streets are a short walk to the sand, which condo buildings allow short stays, and how parking works near the Village in peak season. From there, the work falls into a few jobs that decide whether rental properties on the key succeed or struggle:
- Pricing and bookings: set nightly and weekly rates by season, fill the fall gaps, and increase rates when the sun and spring break crowds return.
- Guest experience: respond to guests fast, screen every stay, and make sure the home is ready at check-in, with beach chairs, towels and the small comforts that earn five-star reviews.
- Cleaning and upkeep: schedule trusted cleaners between every stay and handle salt air wear, AC service and storm prep before small problems turn expensive.
- Money and compliance: file the tourist tax, keep the state license current, and send clear owner statements every month.
Some Siesta Key property management firms specialize in beach cottages and small condos, others serve large family homes built for a week of relaxation. Pick the one whose portfolio looks like your home, and whose owners say it keeps its commitment when something breaks at 10 p.m. A strong manager also knows when a home is better suited to monthly stays, and says so.
Siesta Key property management fees compared

|---|---|---|
| Surge | Starting at 15% for full service | Full service |
| Rent Siesta Key | Not published | Full service, local |
| iTrip Sarasota & Venice | Not published (commission) | Full service, franchise |

| Evolve | 10% / 15% + $250 onboarding | Marketing and bookings, owner keeps local team |
The headline rate is only part of the cost. Here is simple math on a home earning the island's typical $84,300 a year. At 15%, the management fee is about $12,650. At 25%, it is about $21,080, a gap of roughly $8,430 a year. Cleaning is usually charged to guests, but linens, supplies, maintenance markups, hurricane prep and onboarding charges vary a lot from one manager to the next. Ask every company to price the same sample year for your home so you can compare real money, not percentages.
What a Siesta Key vacation rental can earn
Using Surge market data pulled in September 2026 (entire-home listings, trailing twelve months):
| Area | Typical annual revenue | Average daily rate | Occupancy |
|---|---|---|---|
| Siesta Key | $84,325 | $485 | 61.8% |
| Lido Key | $97,829 | $598 | 62.5% |
| Anna Maria | $112,358 | $650 | 65.5% |
| Bradenton Beach | $76,177 | $474 | 62.3% |
| Sarasota market overall | $66,863 | $360 | 62.1% |
Surge market data tracks 14,710 entire-home listings in the Sarasota market, and typical revenue there rose about 16% year over year, mostly on higher daily rates. Remember that typical revenue is not the same as nightly rate times nights, and the range on the island is wide. A beachfront house with a pool near Crescent Beach will earn far more than a small condo across the road. Your own number depends on bedrooms, walk time to the sand, parking, amenities and how many weeks you block for personal use.
The Siesta Key rental market at a glance
Siesta Key is a barrier island just off Sarasota with three public beaches: Siesta Beach, Crescent Beach and Turtle Beach. Siesta Beach was named the best beach in America by coastal scientist Stephen Leatherman ("Dr. Beach") in 2011 and again in 2017, largely for its fine white quartz sand. Guests come for that sand, the restaurants and shops of Siesta Key Village, and an easy escape from the northern winter.
The rental stock is a mix of condos, older beach cottages, townhomes and larger family houses. Homes in multi-family zoning can take weekly and nightly stays, while homes in RSF single-family neighborhoods are limited to stays of 30 days or more. That split is why a Siesta Key property that looks like a great deal on paper may not be allowed to take nightly Airbnb bookings at all.
Where demand comes from
- Winter season (January to April): snowbirds and families on spring break drive the highest rates and the longest stays. Monthly stays are common and work in both RMF and RSF homes.
- Summer: Florida families and drive-in travel fill weekly stays, with more price competition.
- Fall shoulder season: the slowest stretch, plus hurricane season risk. Good managers price this period aggressively and plan storm prep.
A manager's job is to set a pricing strategy for each of these seasons, keep the calendar full in the shoulder weeks, and protect the top weeks for the highest paying guests.
The rules any Siesta Key manager has to follow
County zoning: the 30-day line
Siesta Key is in unincorporated Sarasota County, so county zoning applies. The county's Rental of Dwelling Units guide says that in Residential Multi-Family (RMF) districts on the barrier islands (Siesta, Casey and Manasota keys), leases may be shorter than 30 days, so short term rental use is allowed. In Residential Single-Family (RSF) districts, all leases must be at least 30 days, and short term rental use is not allowed. Check your parcel's zoning with the county before you buy or list. If your home is RSF, a good manager can still earn money for you with monthly and seasonal stays, but not with nightly bookings.
Enforcement is a live issue. Residents have complained for years about single-family homes renting by the week, and county commissioners have said illegal rentals have spread across the county.
A county registration program is coming
On April 7, 2026, the Sarasota County Commission agreed that a registration program for short term rentals in the unincorporated county should be implemented, and asked staff for a report on how it would work, according to the Sarasota News Leader. Commissioners discussed registration fees, penalties and possible safety inspections, such as pool fencing and fire extinguishers. County staff estimated nine to twelve months to set the program up once it is approved. As of our September 2026 check, no program had been adopted. Ask any manager how it will handle registration and inspections when they arrive.
Florida license
Florida requires a vacation rental license from the Department of Business and Professional Regulation. According to the DBPR vacation rental guide, a Vacation Rental Dwelling license covers a single-family house, a townhouse or a unit in a small multi-family building, and a Vacation Rental Condominium license covers condo units. Our Florida vacation rental license guide walks through the steps.
Tourist tax and sales tax
The Sarasota County Tax Collector charges a 6% tourist development tax on rentals of six months or less, on top of the 7% state sales tax in Sarasota County, for a total of 13%. The tax applies to rent plus fees such as cleaning, pet and utility fees. If a unit is listed only on Airbnb or Vrbo, those platforms collect and remit the county tax. If it is also listed on other sites or booked directly, the owner or manager must register and file, with payments due on the first of the month after collection. The county's clerk has said there is no effective way to audit these payments today, which is one reason registration is coming. Our Florida rental tax guide covers the rest.
HOA, condo and insurance rules
Many condo buildings on the key set their own minimum stays, guest registration and parking rules, which can be stricter than county zoning. Read the declaration before you commit. Wind and flood coverage on a barrier island is its own subject; see our Florida Airbnb insurance guide.
Vacation rental or long-term rental management?
Searches for Siesta Key property management mix two different services, and the difference means a lot for your income. Vacation rental management covers nightly and weekly guests: listing, pricing, guest messages, cleaners and turnovers. Long-term property management covers tenants: screening, leases, rent collection and repairs. On Siesta Key there is a third option that fits RSF homes well: furnished monthly and seasonal rentals of 30 days or more for winter visitors. Ask each company which of these it actually does. Several local teams handle vacation and seasonal stays but not annual tenants, so ask before you fill out a contact form. Ask for a phone number and a named person too.
Questions to ask before you sign
- Is my Siesta Key property zoned RMF or RSF, and how will you set the minimum stay to match?
- What exactly is the fee charged on: gross booking revenue, rent only, or rent after platform fees?
- Who pays for cleaning, linens and supplies, and is there a markup on maintenance?
- Whose tourist tax account will you file under, and will I see a copy of each monthly return?
- Which channels will my home be on, and do you run a direct booking site?
- What is your plan when a named storm approaches, and who inspects the home afterward?
- How much notice do I need to give to leave, and what happens to the reviews and future reservations?
A responsive manager answers these in writing without hesitation. If the answers are vague, keep looking.
Self-manage or hire a manager?
Self-managing makes sense if you live nearby, can answer guests at any hour, and have trusted cleaners and a handyman. You keep the full fee, but you also handle the monthly tax filing, the DBPR license, guest screening, pricing and every late-night call. Hiring a manager makes sense if you are out of state, own a large family house, or want the benefit of local pricing data without running a hospitality business. Is a Siesta Key condo a good investment property?
It can be, if the building allows short stays, the zoning is RMF, and the math works after the 13% tax, HOA dues, insurance and a management fee. Run the numbers on the real rules for that address before you invest. Contact us if you want a second set of eyes on a Siesta Key property.
