7 Best Airbnb Management Companies in Hollywood, FL (2026)

Hollywood, Florida sits between Fort Lauderdale and Miami Dade, and its beach side is one of the steadier short term rental markets in South Florida. In Surge's September 2026 pull of market data, the typical listing in the Hollywood Beach area earned about $49,300 over the last twelve months, with an average daily rate near $257 and occupancy around 62%. The mainland side of Hollywood, FL earned about $44,600. Those are solid numbers, but the city also runs one of the stricter vacation rental license programs in Broward County, with inspections, a 60-minute response rule and daily fines for operating without a license.

This guide compares seven Airbnb management companies that serve Hollywood owners today, from small local teams based near the beach to national brands, with the fees and fee structures each one publishes and the city and county local regulations any manager has to handle for you. We checked every company on its own website in September 2026. Where a firm does not publish a rate, we say so instead of guessing. If you are searching for airbnb management hollywood fl options, start with the quick answers below.

The best Airbnb management companies in Hollywood, FL for 2026

How we chose these companies

We started with the management companies that show up when owners search for vacation rental management in Hollywood, then kept only firms that actively market Hollywood or Hollywood Beach service on their own websites today. For each one we recorded what it publishes about fees, services and service area. We did not include firms we could not load or verify, and we did not invent add-on fees or occupancy claims. A management company that does not publish a rate is not worse for it; it simply means you need a written quote before you compare.

We weighed five things: fee structures and what the fee covers, local team presence near Hollywood Beach, compliance support for the city license and taxes, guest communication and guest screening, and how clearly the company explains its contract terms. Property owners should weigh the same five things when they interview managers.

1. Surge

Surge is a full service short term rental management company that runs Airbnb properties and other short term rentals in Texas and Florida, and it covers Hollywood from its Fort Lauderdale area service, which also serves Lauderdale-by-the-Sea, Pompano Beach and Deerfield Beach. Full service management starts at 15% of gross rental revenue and covers listing creation and listing optimization, dynamic pricing and revenue optimization, guest messaging and guest inquiries around the clock, guest screening, cleaning coordination, maintenance coordination and ongoing compliance with the city and county rules described below.

Two things set Surge apart for Hollywood owners. First, the reporting is honest: owners get an owner portal with real market data on the property's performance, not just a monthly deposit. Second, the contract has written exit terms. Surge lists homes on its own account, which is common in the industry and often gives new listings a stronger launch, and owners should insist on clear written terms for what happens to the listing, reviews and future bookings if they ever leave. That applies to any manager you hire.

Best for: owners of single family homes and condos who want a hands-off setup with transparent fees and a local team that handles the city license and inspections for any Hollywood property.

2. Hollywood Beach Host

Hollywood Beach Host is a family run company based in Hollywood, FL. The owners say they moved from France and bring more than 25 years of experience in property development and management. The company lists homes on Airbnb, Vrbo and other major booking sites, uses dynamic pricing based on seasonal trends and competitor tracking, and offers to meet owners at the property before building a custom management plan.

It does not publish a fixed rate. Its own FAQ says typical local fees range from 20% to 30% depending on the company and service level, so ask for a written quote and a list of what is and is not included.

Best for: property owners who want a small management company they can meet in person.

3. FunStay Homes

FunStay Homes (FunStay Miami) is a boutique vacation rental management company serving Hollywood Beach, North Central Hollywood and Emerald Hills. Its services include listing setup, professional photos, real-time dynamic pricing, guest support, turn-day cleanings and help with permits and licensing. The company advertises a 4.81-star rating and lets owners block dates for personal use.

FunStay says it uses flat-rate pricing with no setup fees, no cancellation fees and no hidden costs, but it does not publish the rate itself. Get it in writing and compare it with a percentage fee at your expected gross revenue.

Best for: owners who prefer a flat, predictable fee over a percentage.

4. I Host by Cielo Stays

I Host by Cielo Stays is a Hollywood Beach vacation rental management company that says it lives and works in the neighborhood. It lists properties on Airbnb, Vrbo, Booking.com, Expedia and Marriott Homes and Villas, which is wide channel management for a local firm. Services include dynamic pricing, professional photography, 24/7 guest support, cleaning and turnover management, maintenance and inspections, and an owner dashboard with live reports.

The company markets itself to international investors and foreign owners who cannot be on site. It does not publish a rate.

Best for: foreign and out-of-state owners of Hollywood Beach condos.

5. Guestable

Guestable is a South Florida manager with a dedicated Hollywood page covering Hollywood Beach condos and beachfront homes. It is one of the few management companies in Hollywood that publishes its pricing: revenue management starts at 5%, rental marketing at 10% and full service at 15% of gross rental income, with final pricing set by property type and the level of support the home needs.

Best for: owners who want to choose a lighter tier and handle some of the work themselves.

6. RedAwning

RedAwning is a national vacation rental company that publishes three management tiers on its compare page: Essential at 10%, Essential Plus at 15% and Full-Service at 18%. The lower tiers focus on distribution and pricing, with more of the on-the-ground work left to you.

Best for: owners who want wide channel distribution and already have local cleaning and maintenance covered.

7. Evolve

Evolve charges 10% for its Core plan or 15% for its Plus plan, plus a $250 onboarding fee. Evolve handles marketing, guest communication and pricing; owners keep responsibility for housekeeping and maintenance, so you will need your own cleaner and handyman in Hollywood.

Best for: hands-on owners with a trusted local team who want marketing and guest messaging handled.

A percentage fee is usually charged on gross revenue, but some managers calculate it after cleaning fees or platform fees, and that changes the real cost. Ask each company which number the fee is charged on, whether linens, supplies and maintenance calls are billed separately, and what setup fees apply, if any. Our guide to Airbnb property management cost walks through the all-in math, and how much Airbnb takes covers the platform side.

What a Hollywood vacation rental can earn

Surge groups Hollywood inside the Fort Lauderdale market, which covers most of Broward County. Surge pulled the market and submarket data in September 2026. The Fort Lauderdale market as a whole showed typical annual revenue of about $53,400, an average daily rate of $269 and occupancy of 61.9%.

Area (submarket)Typical annual revenueAverage daily rateOccupancy
Fort Lauderdale Beach$72,621$40159.8%
Hollywood Beach$49,314$25762.1%
Pembroke Pines$46,662$24163.7%
Hollywood (mainland)$44,618$24559.4%
Miramar$41,162$21860.3%
Dania$37,601$20361.4%

Two takeaways for Hollywood owners. First, the beach side earns about 10% more than the mainland, driven by a higher daily rate rather than much higher occupancy. Second, Hollywood Beach earns well below Fort Lauderdale Beach, so be careful with revenue projections built on countywide averages. Median revenue is not the same as average daily rate times nights, because it reflects the middle listing, not a blend.

Here is simple all-in math for a typical Hollywood Beach home at $49,300 in gross revenue. A 15% full service fee is about $7,400 a year, and an 18% fee is about $8,900. The 13% tax is paid by guests and passed through, so it is not your cost, but it must be filed correctly. City license costs for a non owner occupied single family home run about $1,250 in year one ($850 application plus $400 inspection, more for homes over 1,500 square feet) and about $900 a year after that ($600 renewal plus $300 inspection). Add insurance, utilities, supplies and any HOA dues before comparing the result with your mortgage. If the numbers only work at peak season rates, they do not work.

The Hollywood FL short term rental market at a glance

The broader vacation rental market around Hollywood FL is large and competitive. Surge counted about 13,300 active listings for entire homes and 24,300 active listings of all types across the Fort Lauderdale market in September 2026. Over the last twelve months, typical revenue in that short term rental market slipped about 3% year over year: daily rates rose about 2.8%, but occupancy fell about 7.7% as supply grew. In a market like that, the gap between well run Airbnb rentals and average ones widens, and professional management matters more.

What that means for a Hollywood property owner: you are competing with thousands of Airbnb properties for the same guests, so photos, reviews, response times and pricing decide who books. Think about what makes your home easy to choose: easy access to the beach, parking, a pool, fast replies. The essential services any manager should provide are pricing, guest communication, cleaning, maintenance and a plan to ensure ongoing compliance with the city license and tax rules. Anything less and you are paying a fee for a listing service, not management that earns more income.

Owners who want zero hassle usually choose full service. Owners who already have a cleaner and live nearby often save with a lighter tier. Either way, ask for a revenue potential estimate based on real comparable listings, not a countywide average.

Where demand comes from

Hollywood draws a mix of guests that keeps strong year round demand, with the peak seasons running from winter into spring. The Hollywood Beach boardwalk, officially called the Broadwalk, is the main draw among local attractions: nearly 2.5 miles of brick-paved beachfront path lined with cafes, and properties within walking distance of it command the higher rates in the table above. Downtown Hollywood and ArtsPark at Young Circle bring a vibrant arts scene and local events, and the Seminole Hard Rock Hotel and Casino (locals just say the Hard Rock Casino) brings concert visitors to the west side of the city.

Location also helps. Fort Lauderdale-Hollywood International Airport and Port Everglades are minutes away, which brings pre- and post-cruise stays, and Miami Dade is a short drive south. Annual events such as the Hollywood Salsa Fest at ArtsPark can fill weekends, so a good manager adjusts pricing for event dates instead of setting a flat seasonal rate. Ask any manager how they use smart pricing around local events, and how they handle last-minute gaps in the slower late-summer and fall months.

The rules any Hollywood manager has to follow

Hollywood is stricter than many Florida cities. The rules below come from the city's Chapter 119 vacation rental license program and fee schedule, and from state and county tax sources. Confirm the current version with the city before you list, because fees are set each fiscal year by resolution.

City of Hollywood rental license

  • License before advertising. You need a city license before you advertise the property, and each unit needs its own license. Advertising a home for stays under 30 days more than three times a year is treated as direct evidence of operating a vacation rental.
  • Annual cycle. Licenses expire every September 30. Renewals open July 1, require an annual inspection, and renewals received after September 30 pay a late fee.
  • FY 2026 fees. Application $850 (not owner occupied) or $100 (owner occupied); renewal $600 or $45; initial inspection $400 up to 1,500 square feet plus $0.15 per additional square foot; annual renewal inspection $300 for a house, $150 for a condo unit or owner occupied home; re-inspection $300.
  • Occupancy. Up to two people per bedroom overnight and three per bedroom at other times, with a bedroom defined as at least 70 square feet with a built-in closet.
  • A representative on call. Every rental needs a vacation rental representative who answers the phone 24 hours a day and can be physically at the property within 60 minutes when the city, police or a guest calls. For out-of-town owners, this is the single best reason to hire a local property manager.
  • Noise, parking and posted rules. The home needs a noise level detection device, posted parking and trash rules, an evacuation map and interconnected smoke and carbon monoxide detection.
  • Listings must show license numbers. Every ad must display the Florida DBPR transient lodging license number, the city license number and the maximum occupancy, and the city must have a current list of every site where the property is listed.
  • Penalties. Operating without a city license carries a penalty of $350, and each day can count as a separate violation of up to $1,000 a day. A third violation in 12 months triggers suspension, and a second finding of the same violation means revocation.

The full requirements are in the city's vacation rental license regulations.

State license and business tax receipts

Florida requires a DBPR license, which Hollywood lists as a transient public lodging establishment license. The city also requires a current Broward County local business tax receipt and a City of Hollywood business tax receipt as part of the application. Our Florida vacation rental license guide covers the DBPR steps and fees.

Broward County tourist tax and sales tax

Guests in Hollywood pay 13%: 6% Florida sales tax, the 1% Broward surtax and the 6% Broward County tourist development tax, which the county collects directly rather than the state. Airbnb collects and remits the Broward tax on its own bookings, and the city's own application checklist says owners who advertise only on Airbnb or Vrbo do not need their own state sales tax certificate or county tourist tax account. The moment you take direct bookings or list on another site, you need both accounts and monthly filings. See our Florida rental tax guide for the details.

HOA, condo and insurance rules

Many Hollywood Beach condos restrict or ban short term rentals, set minimum stays or require association approval for each guest. Check the declaration and rules before you buy or list. Short term rentals also need a policy that covers commercial guest use; a standard homeowner policy often excludes it. Our Florida Airbnb insurance guide explains what to ask for.

Questions to ask before you sign

  • Is the fee charged on gross revenue, or on revenue after cleaning and platform fees?
  • What exactly is included: listing optimization, guest screening, cleaning coordination, linens, supplies, maintenance calls, smart locks?
  • Who is written into the rental agreement with the city as the vacation rental representative for the city's 60-minute response rule?
  • Who files the city license renewal, schedules the annual inspection and fixes any violations?
  • Who files sales tax and Broward tourist tax for direct bookings?
  • Whose account is the listing on, and what are the written exit terms for the listing, reviews and future bookings?
  • How do you optimize listings, track guest satisfaction and keep the home well maintained (pool, hot tubs, AC, hurricane prep)?
  • How often will I get reports, and do I get owner portal access to live bookings and payouts?

Self-manage or hire a property manager?

Self-managing makes sense if you live nearby, can meet the 60-minute response rule yourself, and enjoy guest communication and pricing work. It saves the management fee, but in Hollywood the compliance load is real: an annual inspection, license renewals, posted notices, noise monitoring and tax filings for any direct bookings.

Hiring a property management company makes sense if you live outside South Florida, own a condo with strict association rules, or simply value your time. A good property manager should earn back much of its fee through better pricing, fewer vacant nights and fewer compliance problems. If a company cannot explain how, keep looking. Our guide on hiring an Airbnb manager in Florida covers what to look for.

Other South Florida markets

If you own in more than one city, compare Hollywood with Airbnb management companies in Fort Lauderdale, which has its own certificate of compliance program, and Airbnb management companies in Miami, where many single family areas do not allow short term rentals. For the statewide picture, see the best Airbnb management companies in Florida, Florida short term rental laws and Surge's Florida Airbnb management page.

Is a Hollywood Beach condo a good investment property?

Many condos restrict rentals, so check the documents first. Talk to Surge if you want an honest revenue potential estimate for a specific property.
