Navarre Beach is one of the highest earning short term rental markets on Florida's western Panhandle. In Surge's September 2026 pull of market data, the typical entire-home listing on the island earned about $62,200 over the last twelve months, with an average daily rate near $368 and occupancy around 62.5%. That puts it second only to Pensacola Beach inside the Pensacola market, and ahead of Perdido Key and Gulf Breeze. It also comes with rules that trip up owners who manage from out of state: Santa Rosa County collects its own 5% tourist tax, Airbnb and Vrbo do not remit it for you, and most homes and condos on the island sit on land leased from the county.
This guide compares eight options for Navarre property management that owners can hire today, from family operators who live on the island to national brands, with the fees each one publishes, what we could confirm about their services, and the local rules any manager must cover for you. Every firm below was checked on its own website in September 2026. Where a firm does not publish a rate, we say so instead of guessing.

Quick answers for owners
- What does vacation rental management cost in Navarre, FL? The only rates published for this market are Evolve's 10% Core and 15% Plus plans (plus a $250 onboarding fee). Surge starts at 15% for full service. Every local Navarre firm on this list quotes by property, so ask for the full fee schedule in writing.
- Is Airbnb legal in Navarre? Yes. Both the mainland and the beach are unincorporated Santa Rosa County. You need a Florida DBPR vacation rental license (condos and single-family homes), a Florida Department of Revenue sales tax registration, and a tourist development tax account with the Santa Rosa County Clerk of Court. Your HOA or condo documents can still restrict rentals.
- What taxes do guests pay? 12% in total: 6% state sales tax, 1% Santa Rosa County surtax and the 5% county tourist development tax, per the Clerk's own guidance.
- Does Airbnb collect the tourist tax in Santa Rosa County? No. The county's agreement with Airbnb ended May 31, 2021, and the Clerk says the county is not contracted with any platform. The owner or the manager must file every month, including zero returns.
- How much can a beach house here earn? About $62,200 a year for the typical entire-place listing, according to Surge market data pulled in September 2026. Gulf front homes and large group houses earn more, and mainland Navarre homes earn less.
How we chose these companies
We started with the managers that actually run homes here. Airbtics tracks 662 Airbnb listings and 25 management companies in this market, and the top five operators manage about half of those listings. We cross-checked that list against each firm's own website, its owner page, and whether it serves Navarre directly rather than from another market. Then we looked for five things owners tell us matter most:
- Local presence. Can someone reach your property the same day after a storm, a lockout or a broken AC unit in August?
- Published or clearly quoted fees. A management fee means little until you know what it is charged on and what sits outside it.
- Tax handling. Because platforms do not remit the Santa Rosa County tourist tax, the manager should collect it, file it monthly, and tell you whose account it is filed under.
- Distribution. Airbnb, Vrbo and a direct booking site at minimum, so your calendar never depends on one platform.
- Exit terms. How much notice you must give, who owns the listing and reviews, and what happens to future bookings if you leave.
If you want to browse available properties before you call anyone, each firm's guest site shows the kind of rental property it already manages, which tells you a lot about fit. No one paid to be on this list. Surge is our own business, and we say plainly below where we fit and where a local operator may be a better choice.
1. Surge
Surge manages short term rentals, full service, for owners in Texas and Florida. We run listing creation and listing optimization, dynamic pricing and revenue management, guest communication and screening, cleaning and turnover coordination, maintenance, and monthly owner statements. Our fee structure starts at 15% for full service, and we put every fee in the agreement, including what cleaning and maintenance cost and who pays for them.
We are honest about fit. Surge does not have a dedicated Navarre service page today, so if you want a manager who lives on the island and can walk your property every week, a local family operator further down this list may suit you better. Where we help most is with owners who want tight financial reporting, pricing that follows the Gulf Coast season week by week, and written exit terms. You can see how we work in Florida on our Florida Airbnb management page, or ask for a free revenue estimate and a list of what your Navarre home needs before launch.
Surge lists homes on its own Airbnb account, which is common among managers because it launches listings faster and keeps guest messaging in one place. Either model can work. What matters is that your agreement says in writing what happens to the listing, the reviews and future reservations if you part ways.
2. Mermaid Mansions Vacation Rentals
Mermaid Mansions has served Navarre Beach since 2005 and describes itself as a family owned manager and one of the few that still lives on the island. Its full service program covers marketing, dynamic pricing, professional housekeeping, 24/7 guest communication, maintenance coordination, and inspections before and after every stay. The pitch is personal service: because its people are on the island, it can respond quickly and keep a close eye on each property.
Fees: not published. Ask for a written quote that shows the commission, housekeeping charges and any maintenance markup.
Best for: owners of gulf front condos and beach houses who want a small local crew that knows every building on the island.
3. Navarre Vacation Rentals
Navarre Vacation Rentals cites nearly 20 years of experience and more than 25,000 reservations, and it leans on a loyal base of repeat guests. Its program covers listing on major platforms, guest screening, 24/7 guest support, keyless check-in, pricing based on market data and competitor analysis, seasonal pricing, cleaning after each stay, routine inspections, a vetted vendor network and regular financial reports.
Fees: not published. Owners are asked to call for details.
Best for: owners who value repeat guest bookings and a long track record in the local market.
4. Beach Rentals at Navarre
Beach Rentals at Navarre is a family operated, hands on manager based on Gulf Boulevard. Airbtics data from June 2026 lists it as the largest Airbnb operator in the market, with 84 listings and a 4.8 guest rating, and as the fastest growing portfolio in the area. It focuses squarely on island vacation houses and condos rather than a wider region.
Fees: not published.
Best for: owners who want an island-focused manager with a large local portfolio and strong guest reviews.
5. Blue Moon Vacation Rentals
Blue Moon Vacation Rentals runs a full service program for the Navarre area and the neighboring beach to the west. It handles guest communication and maintenance, uses a revenue team for pricing, and lists homes on Airbnb, Vrbo, Expedia and other channels. Owners can request a free income projection that combines market data with a personal review of the house. Airbtics lists Blue Moon with 82 local listings, a 4.9 rating and about 71% occupancy, among the strongest in the market.
Fees: not published.
Best for: owners of larger group homes who want strong channel distribution and hands on pricing help.
6. Navarre Beach Properties
Navarre Beach Properties offers lodging and property management across northwest Florida with a large mix of beachfront, gulf front and gulf view homes and condos, including pet friendly and pool homes. It also markets monthly snowbird stays in winter, which can fill the quieter months from November to February.
Fees: not published.
Best for: condo owners who want winter monthly stays marketed alongside summer weekly bookings.
7. iTrip Navarre
iTrip Navarre is a locally owned franchise that serves homeowners in Navarre, Fort Walton Beach, Okaloosa Island and the beaches to the west. It pairs a local team with iTrip's national website and channel distribution, and iTrip says owners and guests speak directly with local staff rather than a call center.
Fees: not published for this market.
Best for: owners who want a local team backed by a national brand, or who own homes in both Navarre and Fort Walton Beach.
8. Evolve
Evolve is the only outside company on this list with published pricing: 10% for its Core plan and 15% for Plus, with a $250 onboarding fee. Evolve handles marketing, listing distribution, pricing tools and guest support, while cleaning, maintenance and in-person care stay with the owner or a local vendor you hire.
Best for: owners who live nearby, such as military families stationed at Eglin Air Force Base or Hurlburt Field, and want to care for the house themselves at a lower fee.

What a Navarre vacation rental property can earn
Surge places Navarre Beach inside the Pensacola market. Here is how the beach areas and mainland neighborhoods compare, from Surge market data pulled in September 2026 for entire-place listings over the last twelve months.
| Area | Typical annual revenue | Average daily rate | Occupancy |
|---|---|---|---|
| Pensacola Beach | $75,283 | $462 | 60.8% |
| Navarre Beach | $62,208 | $368 | 62.5% |
| Perdido Key | $59,602 | $360 | 63.1% |
| Gulf Breeze | $39,695 | $236 | 59.1% |
| Perdido Bay | $38,521 | $250 | 56.3% |
| Whole Pensacola market | $59,448 | $329 | 61.6% |
Two cautions. First, typical annual revenue is not the same as average daily rate times nights booked, because the listings with the highest rates are not always the ones booked most often. Second, gross revenue is not profit. On a $62,000 year, a 20% management fee is about $12,400, and you still pay cleaning, utilities, insurance, HOA dues, the county lease fee if you are on the island, and repairs. Navarre Beach vs. mainland Navarre
The name "Navarre" covers two different places. Navarre Beach sits on Santa Rosa Island, a barrier island between the Gulf and Santa Rosa Sound, with Gulf Islands National Seashore to the west and a county park to the east. Mainland Navarre, across the bridge along Highway 98, is the residential side of town, closer to Florida's Panhandle air bases, with more single-family homes, more year-round residents and more long-term tenants.
The earnings gap is usually large. Beach homes and condos earn beach rates in summer, while a mainland Navarre home usually earns less per night and depends more on visiting families, off-season travelers and winter monthly stays. Many mainland owners compare short term renting against a long-term lease to military families, since Eglin Air Force Base and Hurlburt Field are a short drive away. If steady income matters more than peak income, a long-term lease with a traditional property manager may fit that house better than Airbnb.
The rules any Navarre manager has to follow
State license and sales tax
Vacation rentals are regulated mostly at the state level under Florida's licensing rules. Single-family homes, townhomes and condos rented more than three times a year for stays under 30 days need a vacation rental license from the Florida Department of Business and Professional Regulation. The state sales tax on short stays is 6%, plus the local surtax, and you register with the Florida Department of Revenue. Our Florida vacation rental license guide walks through the steps.
Santa Rosa County tourist development tax
According to the Santa Rosa County Clerk of Court, the county tourist development tax is 5% of gross receipts, including cleaning and pet fees. Add the 6% state sales tax and the 1% county surtax and guests pay 12% in total. Key points for owners:
- Register with the Clerk and file through the county's online portal.
- Returns are due by the 20th of the month after the rent is received, and zero returns are required.
- Late filing or payment costs the greater of $50 or 10% of the tax due, plus 12% annual interest.
- Airbnb and Vrbo do not remit this tax. The county notes its Airbnb agreement ended May 31, 2021.
- If your manager collects and remits for every booking under its own tax ID, you do not file your own county returns. If you take any bookings yourself, you do.
The 1% county surtax is listed on the Florida Department of Revenue's 2026 discretionary sales surtax table. Part of it is a voter approved half-cent that the county says sunsets December 31, 2026, so check the rate again in January 2027. See our Florida rental tax guide for how the stack works statewide.
Leased land on the island
The beach side is unusual. Most homes and condos on the island sit on land owned by Santa Rosa County and leased to owners long term. In 2016 the county commission authorized lease amendments that set fixed lease fees at $250 a year and capped variable lease fees at $250 a year, according to the county's lease amendment form. In Accardo v. Brown (2014), the Florida Supreme Court held that these leaseholds are subject to regular property tax. If you are buying on the island, have your title company and agent explain the lease terms before closing, and budget both the lease fee and property taxes.
HOA, condo and insurance rules
Florida's state law limits new local bans on vacation rentals, but condo associations and HOAs can still set minimum stays, cap rentals or require registration. Read your declaration before you list. Storm risk is real on any of Florida's barrier islands, so confirm your policy covers short term guests, wind and loss of income. Our guides to Florida Airbnb insurance requirements and Airbnb hurricane policies cover what to ask.
Questions to ask before you sign
Use these to find out how each manager really works. A good one will not make you feel rushed, and the answers help you learn where the costs hide.
- What exactly is the fee charged on: gross booking revenue, rent only, or rent after platform fees?
- Who pays for cleaning, linens and supplies, and is there a markup on maintenance or repairs?
- Whose tourist tax account will you file under, and will I see a copy of each monthly return?
- Which channels will my listing be on, and do you run a direct booking site?
- How do you price the shoulder seasons and winter months, and do you take monthly snowbird stays?
- What is your plan when a named storm approaches, and who inspects the property afterward?
- How much notice do I need to give to leave, and what happens to the listing, reviews and future reservations?
A good manager answers these in writing without hesitation. If the answers are vague, keep looking, because Navarre owners deserve better.
Self-manage or hire a manager?
Self-managing makes sense if you are based in the Navarre area, can answer guest messages at any hour, and have a reliable cleaner and handyman. You keep the full fee, but you also handle the monthly county tax filing, the DBPR license, guest screening, pricing and every late-night message yourself.
Hiring a manager makes sense if you are out of state, own a large group house, or simply want to grow at your own pace without running a hospitality business. Compare the fee against the time you would spend and the revenue a better pricing strategy could add. If you are weighing it, our guide on hiring an Airbnb manager in Florida lays out the math.
Other Panhandle markets
Florida's Emerald Coast has several strong beach communities, and it helps to find the one that fits your goals. Frequently asked questions
Who is the best property management company in Navarre, FL?
It depends on your property and how involved you want to be. Local operators such as Mermaid Mansions, Navarre Vacation Rentals, Beach Rentals at Navarre and Blue Moon offer island-based teams. In Navarre, FL, Surge offers full service starting at 15% with clear reporting and written exit terms. Evolve's Core plan and RedAwning's Essential tier are the lowest published fees at 10%, but you take on more of the work yourself.
How much do Navarre property managers charge?
Most local managers do not publish rates and quote by property. Published national rates include Evolve at 10% or 15% plus $250 onboarding and RedAwning at 10%, 15% or 18%. Surge starts at 15% for full service.
Do I need a license to rent my Navarre condo on Airbnb?
Yes. You need a Florida DBPR vacation rental license, a Florida Department of Revenue sales tax registration and a Santa Rosa County tourist development tax account, plus whatever your condo association requires.
Can I find long-term tenants instead of renting short term?
Yes, especially on the mainland, where military families and year-round residents drive steady demand. A long-term lease trades lower gross income for less turnover and less work. Many owners run the numbers both ways before deciding.
Is buying a vacation house on the island a good way to invest?
It can be, but check the numbers before buying. If it does not feel right on paper, walk away. The typical island listing earned about $62,200 in the last twelve months, per Surge market data. Subtract management, cleaning, insurance, HOA dues, the county lease fee and property taxes, then compare the result with your mortgage payment. If you are selling or buying on the island, factor in the leasehold terms as well. Talk to Surge if you want an honest earnings estimate for a specific property.
