10 Best Bradenton Vacation Rental Management Companies (2026 Fees and Rules)

Bradenton sits on the south shore of the Manatee River in Manatee County, FL, with the beaches of Anna Maria Island, Holmes Beach and Bradenton Beach a short drive west and Longboat Key, Lakewood Ranch and Sarasota County to the south. Snowbirds fill the winter months, spring and summer bring families and weekend guests from Tampa and Orlando, and a growing number of homeowner investors buy a second home here to rent part of the year. That demand makes Bradenton a busy market for property management, but the rules change at every city line, and the 6% tourist tax is not collected by Airbnb or Vrbo.

This guide compares ten companies that offer Bradenton vacation rental management and short term rental property management services in the area, using only the fees and facts each company publishes on its own pages. It also explains the City of Bradenton registration rules, the new Bradenton Beach occupancy formula adopted in September 2026, the 13% Manatee County tax stack, what Surge market data says a rental can earn in each part of the area, and how long-term leasing compares for owners who want tenants instead of nightly guests.

The best Bradenton property management companies for 2026

Each company below will manage vacation rentals, condos or a house in the city, on the island or in the surrounding towns. We last checked every company's own site in October 2026.

  • Surge: best for full service, a transparent pricing structure and written exit terms.
  • Anchor Down Real Estate & Rentals: best for a locally owned, family-run firm with a published rate.
  • Mainsail Vacation Rentals: best for island vacation rentals that want resort-level promotion.
  • Casiola: best for one all-in commission with no onboarding fee.
  • Park Place: best for a published starting rate and a local host in Manatee County.
  • Seascape Vacations: best for larger group homes with pools.
  • Renjoy: best for owners who want a regional firm with a local team.
  • OK Capital Rentals: best for a co-hosting model.
  • Awning: best for investors who want a national firm with a published starting rate.
  • Evolve: best if you will handle cleaning and want a low published rate.

Quick answers on property management

Published full-service rates in the area run from about 10% to 20% of rental revenue. Local island firms such as Mainsail and Casiola publish 20%, Anchor Down publishes 20% of the net rental rate, and national firms advertise lower starting rates for a smaller set of services. Inside city limits, a vacation rental needs a City of Bradenton Certificate of Registration ($250 to apply, $150 to renew each year), a state license from the Florida DBPR Division of Hotels and Restaurants, and a tourist tax account with the Manatee County Tax Collector. Total tax on a stay is 13%, and owners must file the 6% tourist tax themselves.

1. Surge

Surge is a full-service short term rental management company working in Texas and FL, and our team treats every client's home as an investment property. Full service starts at 15% of revenue and covers listing creation and photos, dynamic pricing, guest communication around the clock, cleaning and turnover coordination, maintenance, and monthly owner statements. Surge sets up the state license, the Manatee County tourist tax account and the city registration where they apply, and it files the tourist tax so owners do not have to.

We are willing and able to take properties in any market with a service page, and we do not have an office here yet, so contact us directly about your address. Two things to know before you compare: Surge lists homes on its own Airbnb and Vrbo account, which usually launches a new listing faster, and we put the exit terms in writing so you know exactly how your listing, reviews and future bookings are handled if you leave. Start with a free earnings estimate or read our guide to Airbnb management.

2. Anchor Down Real Estate & Rentals

Anchor Down describes itself as a family-owned and operated real estate service company, and its vacation rental page publishes full-service management at 20% of the net rental rate. The firm says its mission is a customer experience that exceeds industry standards, and it lists promotion, rent collection, guest and tenant screening, maintenance, regular inspections and owner reporting. Ask how "net rental rate" is defined so you can compare it with a fee on gross bookings.

3. Mainsail Vacation Rentals

Mainsail manages vacation homes on the island and publishes a 20% management fee in its owner FAQ. The fee includes booking, advertising, its website, a field operations specialist and security checks. Mainsail ties its rental program to Waterline Villas and Marina and the Mainsail Beach Inn, so homes get resort-style direct promotion. Initial setup expenses are reviewed home by home, and owners are paid by monthly direct deposit with an owner dashboard.

4. Casiola

Casiola publishes one 20% commission for island homes with no onboarding fee, no separate monthly management fee, no vendor markups and the right to cancel anytime. Its team handles pricing, guest support around the clock, property care and cleaning, and owners see statements and analytics in a dashboard. It is a strong fit for owners who want hidden fees ruled out in writing.

5. Park Place

Park Place advertises full-service Airbnb management with fees from 10%. Its local host covers Bradenton, Longboat Key, Ellenton and Palmetto, and its city page walks owners through the city ordinance and the 13% tax. Ask which services are included at the starting rate and which carry a higher percentage.

6. Seascape Vacations

Seascape Vacations focuses on larger homes with pools and group appeal, and it pitches a mix of direct and marketplace bookings to cut channel costs. It does not publish a management rate on its city page, so request a written quote and a sample owner statement.

7. Renjoy

Renjoy manages mainland and island rental properties end to end, with nightly pricing for snowbird season and summer beach demand, local cleaners and handymen, and full guest communication. Its city page does not publish a fee, so compare its written quote line by line.

8. OK Capital Rentals

OK Capital Rentals runs a co-hosting model for local owners, covering listings, dynamic pricing, guest messages, cleaning and turnovers. It works on a percentage of revenue but does not publish its rate, and it notes that the island cities layer on their own registration and occupancy rules.

9. Awning

Awning is a national manager. Its local page advertises full-service management starting at 10% of revenue in one place and 15% in another, with no setup fee and a 90-day notice period to cancel. Ask which rate applies to your property and who handles cleaning, maintenance and local emergencies on the ground.

10. Evolve

Evolve publishes a 10% Core plan and a 15% Plus plan, plus a one-time $250 onboarding fee. Evolve handles marketing, pricing and guest support, while the owner arranges cleaning and maintenance, so budget for a local cleaner and handyman on top of the fee.

The percentage is only part of the cost. Ask every company whether the fee is charged on gross bookings or on the net rental rate after platform fees, who keeps the guest cleaning fee, whether repairs carry a markup, what a linen program costs, and how much notice you must give to leave. A 15% fee on gross revenue and a 20% fee on net revenue can land close together once those details are counted.

What property management services include

Full-service property management services for a short term rental usually cover the entire process from setup to payout, as one management system:

  • Setup and licensing: DBPR license, Manatee County tourist tax account, city registration and the posting and safety items the inspector checks.
  • Listing and promotion: photos, copy, Airbnb and Vrbo listings and, at some firms, a direct booking website.
  • Pricing: daily rate changes for snowbird season, spring break, summer and the slow fall months, with a clear pricing structure for minimum stays.
  • Guest communication: an open line to guests from booking to checkout, which drives guest satisfaction and reviews.
  • Cleaning and upkeep: turnovers, inspections, pool and yard care, hurricane prep and repairs.
  • Accounting: monthly statements, tax filing and owner payouts.

The best property managers pair those services with personalized attention: a named local contact, a fast response when something breaks, and hands on care after storms. Ask how many homes each local manager handles and who answers the phone on a holiday weekend.

Is Bradenton property management worth it?

For most out-of-town owners the answer is yes, because the city's responsible party must reach the home within one hour of a call, and the tourist tax must be filed by hand. If you live in Lakewood Ranch or downtown Bradenton and enjoy hosting a short term rental, self-managing with a local cleaner and a pricing tool can work. If the home is a second home you visit a few weeks a year, a manager usually pays for itself through higher rates, consistent bookings and fewer fines.

Run the math with real numbers. A home earning the area median of about $66,600 a year would pay roughly $10,000 at 15% or $13,300 at 20%, before cleaning fees. The question is whether a manager produces more revenue than that fee, through better pricing, high occupancy in the shoulder months and stronger reviews, while protecting your rental income from code violations.

City of Bradenton vacation rental rules

The City of Bradenton adopted Ordinance 3093 on February 9, 2022, adding a vacation rental article to Chapter 22 of its code. Ordinance 4001 streamlined registration later that year, and Ordinance 4011 in July 2023 removed the old exclusion for condominiums with three or more units, so condos now register too. The city treats a property as a vacation rental when it is rented more than three times a year for stays under 30 days.

According to the city's registration guidance, an owner needs:

  • A Certificate of Registration: $250 for the first application and $150 for each annual renewal.
  • A DBPR transient public lodging license, a Florida Department of Revenue certificate, a Manatee County Tax Collector account and a city business tax receipt.
  • A stated maximum occupancy and an exterior sketch showing pools, fencing and off-street parking spaces.
  • An inspection of safety and posting items under Sections 22-60 and 22-61.
  • A new certificate within 15 days of any sale, because certificates do not transfer to a new owner.

The ordinance text caps occupancy at the lesser of two people per bedroom plus two, one person per 150 square feet of air-conditioned space, or 12 people. It requires one off-street parking space for every four guests, and homes with no off-street parking are limited to four guests. Homes that were already renting at higher numbers could apply for a five-year grandfathered limit of two per bedroom plus four; based on the February 2022 effective date, that window runs out in early 2027, so check your certificate. Each day a violation continues counts as a separate violation.

The designated responsible party must answer the phone 24 hours a day, act within one hour of notice from the city, come to the rental within one hour when called, and check on the property at least once a week while it is rented. For an owner who lives out of state, that rule alone is the main reason to hire a local property management company.

Bradenton Beach and the island rules

Bradenton Beach, Holmes Beach and the City of Anna Maria are separate cities with their own codes. In Bradenton Beach, the transient public lodging rules live in Chapter 59 of the city code. On September 17, 2026, commissioners unanimously adopted an amendment that sets a "two-plus-two" formula: two overnight guests per bedroom plus two more, so a four-bedroom home can host 10, and total people on the property at any time cannot exceed twice that number, according to The Anna Maria Islander.

As reported by the Anna Maria Island Sun ahead of the vote, the amended ordinance also lets the city issue a conditional local license while the state license is pending, with 90 business days to prove the DBPR license is final and one 30-day extension. Repeat violations trigger suspensions: three in a year means three months with no guests, six in a year means six months, and nine in three years means a full year. Operating without a business tax receipt, state license and city license carries a $125 fine on a first offense. Holmes Beach has its own rental rules, covered in our Holmes Beach management guide.

Outside the city limits, homes in unincorporated Manatee County still need the state license and the county tourist tax account. HOA and condo documents can be stricter than any city code, so read them before you buy.

Taxes: the 13% Manatee County stack

The Manatee County Tax Collector lists a 13% total tax on short-term rentals: 6% state sales tax, the 1% Manatee County surtax and the 6% Tourist Development Tax. Airbnb and some other platforms collect the 7% state and surtax through an agreement with the Florida Department of Revenue, but the Tax Collector's own help center states that Manatee County has no agreement with any platform for the tourist tax. The owner or the owner's manager must collect and file the 6% directly. Some manager websites still quote a 5% tourist tax, so check the county page rather than a competitor's summary. Our Florida rental tax guide covers filing steps.

What a Bradenton property can earn

Surge market data for the Sarasota-Bradenton market puts median annual revenue at about $66,600 over the last 12 months, with monthly medians ranging from about $3,700 in the fall to about $8,300 in March. Results vary a lot by location:

AreaAnnual revenueAverage daily rateOccupancy
Anna Maria$115,520$65266%
Bradenton Beach$80,107$48663%
Longboat Key$59,538$34466%
Bradenton$58,558$32760%
South Bradenton$40,101$22660%
Palmetto$34,147$19860%
Lakewood Ranch$32,603$18763%

Island homes earn the most but cost the most to buy, insure and maintain, and they carry the strictest local rules. Mainland homes near Palma Sola Bay, the west side of the city and Cortez sit closer to the beaches at a lower purchase price. Inland Lakewood Ranch rentals earn less per night and often do better as long-term rentals. Plug your own address into our Airbnb calculator before you decide.

Long-term property management: leasing, tenants and rent

Not every home should be a nightly rental. If the property sits in a condo with a minimum lease term, in an HOA that bans short stays, or inland where nightly rates are low, a 12-month lease can produce steadier rental income with less wear. Long-term property management covers tenant screening, the rental agreement, rent collection, maintenance requests, inspections and evictions if needed. Tenant satisfaction matters here the same way guest reviews do: good tenants renew, and every vacancy costs a month or more of rent.

Many local property owners split the year: a seasonal rental of one to three months for snowbird tenants in winter, then shorter stays in summer. A property management company that handles both short term rental properties and long term rentals can price each season and keep the home earning. Ask how the firm handles security deposits, rent collection dates and the move-out inspection, and whether it charges a leasing fee on top of the monthly fee.

Where rentals are located

  • The island: three small cities with Gulf beaches, Bridge Street and the Anna Maria City Pier. Highest rates, strictest rules.
  • Downtown Bradenton and the Riverwalk: condos and older homes near the Manatee River, the Village of the Arts and LECOM Park spring training.
  • West side and Palma Sola: canal homes and houses near Manatee Avenue and the bridges to the island.
  • Cortez: the historic fishing village by the Cortez Bridge, close to the island.
  • Longboat Key: condos and resort buildings shared between Manatee County and Sarasota County.
  • Lakewood Ranch: newer homes and communities east of I-75, popular with families and long-term tenants.

Local knowledge vs a national firm

Property owners here usually choose between a small local firm and a national brand. Local property managers bring local knowledge of each city's permit desk, the bridges, storm prep and which vendors show up on a Saturday. National firms bring software, big advertising budgets and published rates, but they may manage your house through a remote team and a contractor you never meet. Effective management needs both: strong systems and a person who can reach the home in an hour.

For investment owners, the priority is net value, not the lowest percentage. Ask other property managers' clients how their rental experience compares, and ask each firm how many customers it serves per local manager. A homeowner with one investment property needs the same care as a client with ten, so ask what happens when your home has a problem on a busy weekend and who is accountable for the fix.

Use the same scorecard for every firm: fee on gross or net, services included, response time, who files the taxes, and how easy it is to leave. Short term vacation rental owners who compare at least three written quotes usually find a clear winner, and the best property managers will walk you through the numbers line by line instead of selling a promise.

How to choose a property management company

  1. Confirm the city. Each city on the mainland and the island, plus the county, has different rules. Ask the property management company which permits it will file for your exact address.
  2. Ask for the full fee list. Gross or net, cleaning fees, linen, repair markups, onboarding and exit fees. Look for a firm that rules out hidden fees in writing.
  3. Check who files the 6% tourist tax. Airbnb will not do it in Manatee County.
  4. Test the one-hour response. Ask who your responsible party is and where they live.
  5. Get exit terms in writing. Whether the firm lists on its own account or yours, both are common, ask what happens to the listing, reviews and future bookings if you leave.
  6. Ask for proof. A proven track record means owner references, sample statements and real occupancy numbers for homes like yours, not marketing claims about owner mentality.

Frequently asked questions

Is Airbnb legal in Bradenton, FL?

Yes. Inside the City of Bradenton, short-term rentals are allowed with a Certificate of Registration, a state license and a county tourist tax account, and the home must meet occupancy, parking and responsible-party rules. The island cities have their own licensing and occupancy limits.

How much do property management companies charge here?

Published full-service rates run from about 10% to 20% of revenue. Local island firms publish 20%, Surge starts at 15% for full service, and national firms advertise 10% to 15% for narrower service.

Who collects the tourist tax in Manatee County?

The owner or the manager. Manatee County has no agreement with Airbnb, Vrbo or any other platform for the 6% Tourist Development Tax, so it must be filed with the Tax Collector directly.

How many guests can a vacation rental host?

In the City of Bradenton, the lesser of two per bedroom plus two, one per 150 square feet, or 12. In Bradenton Beach, two per bedroom plus two under the amendment adopted in September 2026.

Should I choose short-term or long-term property management?

Island and west side homes usually earn more as vacation rentals. Inland homes, HOA-restricted condos and owners who want low effort often do better with a long-term lease or seasonal snowbird tenants. Compare both with real numbers before you sign with any of these property managers.
