Woodmere, Louisiana Short Term Rental Overview

Airbnb Market
Woodmere, Louisiana presents an exceptional short-term rental investment opportunity driven by its strategic proximity to New Orleans' tourism corridor and the growing demand for alternative accommodations outside the French Quarter's premium pricing zone. Property owners in this Jefferson Parish community can capitalize on occupancy rates averaging 70-85% during peak seasons, with daily rates ranging from $120-200 depending on property size and amenities, generating potential annual revenues of $35,000-65,000 for well-positioned properties. The location's appeal stems from its accessibility to major attractions via the West Bank Expressway while offering guests a more authentic Louisiana experience at competitive rates, particularly attracting families and groups seeking spacious accommodations near fishing charters, plantation tours, and festival venues. Market analysis indicates that Woodmere properties consistently outperform traditional long-term rentals by 40-60% in gross revenue, while the area's lower property acquisition costs compared to Orleans Parish create favorable cash-on-cash returns exceeding 12-18% annually. The convergence of increasing tourism diversification, limited hotel inventory in the immediate area, and growing preference for home-sharing accommodations positions Woodmere as an undervalued market with significant upside potential for property owners willing to optimize their assets for short-term rental operations.
Short Term Rental Regulations
Short-term rental regulations in Woodmere, Louisiana, operate under a complex web of Jefferson Parish ordinances, state tax requirements, and evolving zoning restrictions that can expose property owners to significant financial penalties, legal liability, and forced closure of their rental operations if not properly navigated. The regulatory landscape includes mandatory business licenses, occupancy permits, safety inspections, transient occupancy tax collection, sales tax remittance, and strict compliance with residential zoning limitations that are subject to frequent changes and enforcement actions. Non-compliance can result in hefty fines, back-tax assessments with penalties and interest, legal disputes with neighbors or the parish, and potential criminal charges for operating without proper permits. However, partnering with a professional short-term rental management service eliminates these risks entirely, as experienced managers handle all aspects of licensing, permitting, tax collection and remittance, regulatory monitoring, and ongoing compliance requirements, ensuring your property operates legally while you enjoy worry-free income generation.
Occupancy Rates
Woodmere, Louisiana experiences distinct seasonal patterns in Airbnb occupancy rates, with peak tourist seasons occurring during spring (March-May) and fall (September-November) when weather conditions are most favorable and major New Orleans events like Jazz Fest and French Quarter Festival drive regional demand. Summer months see moderate occupancy despite higher temperatures, as families vacation and fishing enthusiasts take advantage of the area's proximity to coastal waters, while winter represents the slowest shoulder season with occupancy rates typically dropping 30-40% due to cooler weather and reduced tourist activity. Professional revenue management becomes essential during these fluctuations, requiring hosts to implement dynamic pricing strategies that maximize rates during peak periods while offering competitive pricing during slower months to maintain consistent bookings. Effective revenue management in Woodmere involves adjusting rates based on local events, weather patterns, and regional tourism trends, often increasing prices by 20-50% during high-demand periods and reducing them strategically during shoulder seasons to capture price-sensitive travelers, ultimately enabling property owners to achieve optimal annual occupancy rates of 65-75% rather than experiencing the dramatic seasonal swings that plague properties with static pricing models.
Vacation Rental Management
Self-managing a vacation rental in Woodmere, Louisiana presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The remote location, approximately 45 minutes from New Orleans, makes coordinating same-day guest turnover extremely difficult when cleaning crews are delayed or maintenance issues arise unexpectedly, often resulting in frustrated guests and negative reviews that can devastate bookings in this competitive market. Managing 24/7 guest communication becomes particularly challenging given the area's occasional cellular dead zones and the need to respond immediately to everything from hurricane evacuation procedures to air conditioning failures during Louisiana's brutal summer months, when temperatures regularly exceed 95°F and humidity makes properties unbearable without proper climate control. Maintenance challenges are amplified by Woodmere's coastal environment, where saltwater corrosion, frequent storms, and high humidity create constant issues with HVAC systems, plumbing, and exterior surfaces, while finding reliable local contractors who can respond quickly to emergency repairs is notoriously difficult in this smaller community. Without professional property management handling these complex logistics—from coordinating cleaning between back-to-back bookings to maintaining relationships with vetted local vendors and providing round-the-clock guest support—property owners inevitably face service failures that result in poor reviews, decreased occupancy rates, and the transformation of what should be passive income into a demanding, profit-draining second job that prevents them from achieving the 5-star reputation essential for premium pricing in Louisiana's saturated vacation rental market.
Attractions and Amenities
Woodmere's primary attractions center around the nearby Jean Lafitte National Historical Park and Preserve with its extensive hiking trails and wildlife viewing opportunities, the historic Westwego Farmers and Fisheries Market offering authentic Louisiana seafood and local culture, Lake Cataouatche providing fishing and boating access, and the area's proximity to New Orleans' French Quarter just 20 minutes away for day trips. To effectively serve guests visiting these destinations, properties must offer secure storage for fishing equipment and outdoor gear, boat trailer parking or easy water access arrangements, early morning coffee service and grab-and-go breakfast options for fishermen and nature enthusiasts heading out at dawn, outdoor shower facilities for cleaning up after marsh and swamp excursions, high-speed Wi-Fi for guests sharing their Louisiana adventure photos and planning New Orleans itineraries, and flexible check-in/check-out times to accommodate fishing charters and wildlife tour schedules. Additionally, providing local area maps, tide charts, and partnerships with fishing guide services, along with refrigeration space for guests' fresh catches, positions the property as the ideal base camp for experiencing Woodmere's unique blend of natural Louisiana wilderness and cultural heritage while maintaining convenient access to urban New Orleans attractions.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
