Tombstone, Arizona Short Term Rental Overview

Airbnb Market
Tombstone, Arizona presents an exceptional short-term rental investment opportunity driven by its unique position as a premier Western tourism destination that attracts over 400,000 visitors annually to experience authentic Wild West history. Property owners can capitalize on average daily rates ranging from $150-$300 depending on property size and amenities, with occupancy rates consistently exceeding 70% during peak seasons from October through April when temperatures are optimal for tourism activities. The town's limited hotel inventory of fewer than 200 rooms creates significant supply constraints that directly benefit short-term rental operators, while the proximity to major attractions like the O.K. Corral, Boot Hill Cemetery, and historic saloons ensures steady demand from both domestic and international tourists seeking immersive experiences. Revenue potential is further enhanced by Tombstone's strategic location just 70 miles from Tucson's airport and its appeal to motorcycle tourists, history enthusiasts, and event attendees during popular festivals like Helldorado Days, enabling property owners to command premium rates during high-demand periods while maintaining strong year-round bookings that can generate annual returns of 15-25% on properly managed properties.
Short Term Rental Regulations
Navigating short-term rental regulations in Tombstone, Arizona requires careful attention to a complex web of local ordinances, zoning restrictions, and permitting requirements that can change without warning, leaving property owners vulnerable to costly fines, legal action, or forced closure of their rental operations. The historic nature of Tombstone adds additional layers of compliance considerations, including potential historic preservation requirements and specific operational restrictions that vary by location within the city limits. Failure to properly obtain required permits, maintain current licensing, or comply with evolving tax obligations can result in significant financial penalties and jeopardize your investment. However, when you partner with a professional short-term rental management service, these compliance burdens are completely removed from your shoulders—experienced professionals handle all aspects of licensing, permitting, tax collection and remittance, and ongoing regulatory monitoring to ensure your property remains fully compliant with all local, county, and state requirements, giving you peace of mind while maximizing your rental income potential.
Occupancy Rates
Tombstone, Arizona experiences distinct seasonal patterns with peak occupancy rates typically occurring during the cooler months from October through April, when temperatures are more comfortable for exploring the historic town's outdoor attractions and Wild West reenactments. The highest demand periods coincide with major events like Helldorado Days in October and the winter months when snowbirds and tourists escape colder climates, often achieving occupancy rates of 70-85% during these prime months. Summer months from May through September represent the slower shoulder season, with occupancy rates frequently dropping to 30-50% due to extreme desert heat that can exceed 100°F, making outdoor activities less appealing to most visitors. Professional revenue management becomes crucial during these fluctuations, requiring dynamic pricing strategies that maximize revenue during peak periods by capitalizing on high demand while implementing competitive rate reductions and promotional packages during slower months to attract budget-conscious travelers and maintain cash flow. Successful Airbnb operators in Tombstone must continuously adjust their pricing based on local events, weather patterns, and regional tourism trends, often increasing rates by 40-60% during peak season while offering discounts of 20-40% during summer months to achieve optimal year-round occupancy and revenue performance.
Vacation Rental Management
Managing a vacation rental in Tombstone, Arizona presents unique operational challenges that can quickly overwhelm property owners attempting to self-manage their investment. Guest turnover in this historic tourist destination requires precise coordination between housekeeping teams who may be traveling from Tucson or Sierra Vista due to limited local service providers, while the town's remote location and spotty cell coverage can create communication nightmares when guests need immediate assistance with everything from Wi-Fi troubleshooting to emergency lockouts during peak tourist seasons. Maintenance issues become particularly problematic given Tombstone's aging infrastructure, extreme desert climate that wreaks havoc on HVAC systems, and the scarcity of qualified contractors willing to service the area on short notice, often leaving owners scrambling to address plumbing failures or electrical problems that could result in negative reviews and lost bookings. The 24/7 nature of guest communication demands constant availability across multiple platforms, from handling pre-arrival questions about the town's attractions to managing middle-of-the-night emergencies, all while competing against professionally managed properties that offer seamless, round-the-clock concierge services. In Tombstone's fiercely competitive vacation rental market, where guests expect flawless experiences worthy of the town's legendary status, even a single maintenance delay or communication lapse can destroy years of reputation-building and transform what should be passive income into a full-time job with diminishing returns, making professional property management not just beneficial but essential for maintaining the 5-star standards that command premium rates and ensure consistent profitability.
Attractions and Amenities
Tombstone's tourism centers around four iconic Wild West attractions: the legendary O.K. Corral where visitors experience daily gunfight reenactments, the historic Tombstone Courthouse State Historic Park with its museum and gallows, the atmospheric Boot Hill Graveyard containing graves of famous outlaws and lawmen, and the bustling Allen Street historic district lined with saloons, shops, and period buildings. To maximize revenue from guests visiting these attractions, properties must offer early morning availability and flexible check-in times since gunfight shows begin at 2 PM and many visitors want to explore the compact historic district on foot throughout the day, air conditioning and cooling amenities as essential features given the desert climate and extensive outdoor walking required between sites, secure parking for guests driving the scenic routes to reach this remote destination, and western-themed décor or authentic period touches that extend the immersive historical experience guests seek when visiting America's most famous frontier town. Properties should also provide local maps, attraction schedules, and recommendations for timing visits to avoid crowds while ensuring guests can experience all major sites during their stay.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
