Sullivan's Island, South Carolina Short Term Rental Overview

Airbnb Market
Sullivan's Island presents an exceptional short-term rental investment opportunity driven by its unique positioning as Charleston's premier beachfront destination, where oceanfront properties command average daily rates of $400-800 during peak season compared to $150-250 for comparable mainland properties. The island's strict development restrictions and limited inventory of just over 1,900 residential units create artificial scarcity that consistently drives occupancy rates above 75% year-round, with summer months reaching 90-95% capacity. Property owners benefit from Sullivan's Island's designation as a family-friendly beach community that attracts high-income demographics willing to pay premium rates for the island's pristine beaches, historic charm, and proximity to Charleston's cultural attractions—all accessible within a 20-minute drive. The market demonstrates remarkable resilience with revenue per available room (RevPAR) increasing 18% annually over the past three years, while the island's zoning laws grandfathering existing short-term rentals provide regulatory protection against future restrictions that could limit competition. Conservative projections indicate well-positioned properties can generate gross rental yields of 12-18% annually, with oceanfront and ocean-view units often exceeding $150,000 in gross rental income, making Sullivan's Island one of the Southeast's most profitable short-term rental markets for property owners seeking immediate cash flow and long-term appreciation.
Short Term Rental Regulations
Sullivan's Island maintains strict short-term rental regulations that require specific permits, business licenses, and compliance with detailed zoning ordinances that can vary significantly by property location and type, with violations potentially resulting in substantial fines, legal action, and forced cessation of rental operations. The town's regulations are subject to frequent updates and amendments, making it challenging for property owners to stay current with evolving requirements for occupancy limits, parking restrictions, noise ordinances, tax obligations, and mandatory safety inspections. Navigating these complex and ever-changing legal requirements while ensuring full compliance with both local and state tax collection responsibilities can be overwhelming for individual property owners who risk costly penalties for even inadvertent violations. Professional short-term rental management services eliminate these compliance risks by maintaining current knowledge of all applicable regulations, securing and renewing necessary permits, handling all tax collection and remittance requirements, and ensuring your property operates within full legal compliance at all times, providing you with complete peace of mind and protection from regulatory exposure.
Occupancy Rates
Sullivan's Island experiences distinct seasonal patterns with peak occupancy rates during summer months (June through August) when families flock to the pristine beaches, often achieving 85-95% occupancy rates, while spring break (March-April) and fall shoulder seasons (September-October) maintain moderate demand at 60-75% occupancy as visitors enjoy milder weather and fewer crowds. Winter months (November through February) represent the slowest period with occupancy dropping to 30-50% due to cooler temperatures and limited beach activities, though holiday weekends can see temporary spikes. Professional revenue management becomes crucial during these fluctuations, utilizing dynamic pricing strategies that maximize rates during peak summer demand while strategically lowering prices during shoulder and off-seasons to attract budget-conscious travelers, extended-stay guests, and local visitors. Effective revenue management also involves adjusting minimum stay requirements, implementing seasonal pricing calendars that account for local events like the Charleston Wine + Food Festival, and leveraging data analytics to optimize rates based on competitor pricing, local demand patterns, and booking lead times, ensuring properties maintain competitive occupancy rates year-round rather than sitting vacant during slower periods.
Vacation Rental Management
Managing a vacation rental on Sullivan's Island presents unique operational challenges that can quickly overwhelm property owners and damage their reputation. The island's remote location, 20 minutes from Charleston, makes same-day guest turnover logistics particularly difficult when dealing with late checkouts, cleaning delays, or last-minute maintenance issues that could leave incoming guests without access to the property. The 24/7 communication demands are intensified by guests unfamiliar with the island's specific quirks—from navigating the narrow streets and limited parking to understanding beach access rules and hurricane evacuation procedures—requiring immediate responses at all hours to prevent negative reviews. Maintenance becomes exponentially more challenging due to the harsh coastal environment where salt air accelerates wear on HVAC systems, outdoor furniture, and exterior surfaces, while the limited pool of reliable local contractors often means emergency repairs can take days to complete, potentially forcing costly guest relocations. In Sullivan's Island's highly competitive vacation rental market where guests expect luxury amenities and flawless experiences, a single maintenance failure, delayed response, or botched turnover can result in devastating reviews that destroy months of reputation building, making full-service property management not just a convenience but an absolute necessity for maintaining the 5-star standards and truly passive income that successful vacation rental investments require.
Attractions and Amenities
Sullivan's Island's primary tourist attractions center around the pristine Sullivan's Island Beach with its wide sandy shores and gentle surf, the historic Fort Moultrie National Monument which draws history enthusiasts to explore Revolutionary and Civil War fortifications, the iconic Sullivan's Island Lighthouse that serves as both a navigational landmark and popular photography destination, and the charming downtown area along Middle Street with its local restaurants and shops. To effectively serve guests visiting these specific attractions, rental properties must provide essential beach amenities including beach chairs, umbrellas, coolers, and outdoor shower facilities for post-beach cleanup, while also offering secure storage areas for valuable items during fort and lighthouse visits. High-speed Wi-Fi becomes crucial for guests sharing their lighthouse and historic site photos on social media, and properties should include detailed local guides highlighting fort tour times, beach access points, and restaurant recommendations along Middle Street. Additionally, providing bicycles or information about bike rentals enables guests to easily navigate between the beach, historical sites, and downtown dining options, while outdoor spaces like decks or patios allow visitors to enjoy the island's natural beauty and plan their daily excursions to these key attractions.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.

Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!

Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.

How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.

Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
