Stillwater, Oklahoma Short Term Rental Overview

Airbnb Market
Stillwater, Oklahoma presents an exceptional short-term rental investment opportunity driven by Oklahoma State University's consistent enrollment of over 25,000 students and faculty, creating year-round demand that extends beyond traditional academic calendars through summer programs, sporting events, and university-related activities. The market benefits from limited hotel inventory relative to demand, particularly during peak periods like football weekends when OSU Cowboys games can drive nightly rates 200-300% above baseline, while graduation ceremonies, homecoming, and conference events maintain occupancy rates consistently above 75% throughout the academic year. Property owners typically achieve 15-25% higher returns compared to traditional long-term rentals, with average daily rates ranging from $120-180 for well-positioned properties near campus, and the city's growing reputation as a regional business hub attracts corporate travelers seeking alternatives to limited commercial lodging options. The combination of stable university-driven demand, seasonal rate premiums, and Stillwater's strategic location along major Oklahoma corridors positions short-term rental properties to capitalize on both predictable academic cycles and emerging business travel patterns, making this market particularly attractive for investors seeking consistent cash flow with significant upside potential during high-demand periods.
Short Term Rental Regulations
Navigating short-term rental regulations in Stillwater, Oklahoma requires careful attention to the city's specific zoning ordinances, business licensing requirements, and occupancy tax obligations, which can vary significantly depending on your property's location and classification within residential districts. The regulatory landscape is constantly evolving, with municipalities frequently updating their STR policies, permit requirements, and enforcement procedures, creating a complex web of compliance obligations that can expose property owners to substantial fines, legal penalties, and potential shutdown orders if not properly managed. Missing a single permit renewal, failing to collect the correct occupancy taxes, or operating in a non-compliant zone can result in costly violations that far exceed any rental income, while keeping up with changing local ordinances, state tax requirements, and federal regulations demands constant vigilance that most property owners simply don't have time to maintain. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing, permitting, tax collection and remittance, and legal compliance matters are handled expertly on your behalf, allowing you to enjoy the benefits of your investment property while staying fully compliant with all applicable regulations without the stress and risk of managing these complex requirements yourself.
Occupancy Rates
Stillwater, Oklahoma experiences distinct seasonal patterns in Airbnb occupancy rates, with peak demand occurring during the fall football season (August through November) when Oklahoma State University Cowboys games draw thousands of visitors, and again during spring graduation ceremonies and events (April through May). The summer months see moderate occupancy from family visits and university activities, while winter months (December through February) represent the slowest shoulder season with significantly reduced demand due to fewer university events and harsh weather conditions. Professional revenue management becomes crucial during these fluctuations, requiring dynamic pricing strategies that maximize rates during high-demand football weekends and graduation periods while offering competitive pricing during slower winter months to maintain occupancy. Successful Airbnb operators in Stillwater must implement sophisticated pricing algorithms that account for OSU's academic calendar, home game schedules, and local events, adjusting rates sometimes daily to capture premium pricing during peak periods while preventing extended vacancy during off-season months, ultimately ensuring consistent revenue streams throughout the year despite the market's inherently cyclical nature.
Vacation Rental Management
Self-managing a vacation rental in Stillwater, Oklahoma presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The constant guest turnover, particularly during Oklahoma State University events and football weekends, demands precise coordination of cleaning crews, maintenance teams, and check-in procedures within tight 2-4 hour windows, often requiring owners to sacrifice personal time and scramble for last-minute solutions when cleaners cancel or maintenance issues arise unexpectedly. The 24/7 communication demands are relentless, with guests texting about everything from WiFi passwords to broken air conditioning at 2 AM, while potential bookings require immediate responses to secure reservations in Stillwater's competitive market where delayed communication often means lost revenue to more responsive competitors. Maintenance challenges are amplified by the city's extreme weather conditions, from scorching summers that strain HVAC systems to ice storms that can cause pipe bursts, requiring owners to maintain relationships with reliable local contractors who can respond quickly to protect both guest satisfaction and property integrity. Without full-service property management handling these complex, time-sensitive operations, owners find themselves trapped in a cycle of reactive management that inevitably leads to negative reviews, declining occupancy rates, and the transformation of what should be passive income into a demanding second job that threatens their property's 5-star reputation and long-term profitability.
Attractions and Amenities
Stillwater's tourism centers around Oklahoma State University campus and its iconic Boone Pickens Stadium which draws thousands of visitors during football season and university events, the vibrant downtown district along Main Street featuring local shops, restaurants, and nightlife, Gallagher-Iba Arena for basketball games and concerts, and Lake McMurtry offering outdoor recreation just minutes from town. To maximize revenue from guests visiting these attractions, properties must offer game day essentials including early check-in/late check-out flexibility for weekend visitors, ample parking for tailgating gear and multiple vehicles, outdoor grilling areas and cooler storage for pre-game festivities, high-speed Wi-Fi for streaming games and social media sharing, and proximity or shuttle service to campus since parking is extremely limited during events. Additionally, properties should provide lake and outdoor activity amenities such as gear storage for fishing equipment, kayaks, and hiking supplies, outdoor shower facilities for post-lake cleanup, and spacious common areas for groups to gather and plan activities. The combination of university event accommodations and outdoor recreation amenities positions properties to capture both the high-revenue football weekend market and the growing outdoor tourism segment, ensuring year-round occupancy beyond just the traditional academic calendar.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
