St. Simons Island, Georgia Short Term Rental Overview

Airbnb Market
St. Simons Island presents an exceptional short-term rental investment opportunity driven by its unique position as Georgia's premier coastal destination, where limited inventory meets consistently high demand from both leisure and corporate travelers. Property owners can capitalize on average daily rates ranging from $200-400 depending on proximity to the beach and amenities, with occupancy rates typically exceeding 70% during peak season (March through October) and maintaining steady 45-55% occupancy during off-peak months. The island's strategic advantages include its accessibility via Brunswick Golden Isles Airport, proximity to Jacksonville's major metropolitan area, and status as a year-round destination due to mild winters and diverse attractions including world-class golf courses, historic sites, and pristine beaches. Current market analysis indicates that well-positioned properties generate annual gross revenues between $75,000-150,000, with net yields often surpassing 12-18% after expenses, significantly outperforming traditional long-term rental returns of 6-8% in the region. The limited developable land on the island creates natural supply constraints while growing tourism numbers—with visitor spending increasing 15% annually over the past three years—ensure sustained upward pressure on rental rates, making St. Simons Island an increasingly scarce and valuable asset class for discerning real estate investors.
Short Term Rental Regulations
Short-term rental regulations in St. Simons Island, Georgia, involve a complex web of local ordinances, zoning restrictions, and permitting requirements that can vary significantly depending on your property's specific location and classification within Glynn County's jurisdiction. Property owners must navigate business license requirements, occupancy taxes, safety inspections, parking regulations, and noise ordinances, all while staying current with frequently changing municipal codes and state tax obligations that can result in substantial fines, legal action, or forced closure of your rental operation if not properly maintained. The risk of non-compliance is particularly high given that enforcement has intensified in recent years, with violations potentially leading to thousands of dollars in penalties and the revocation of your ability to operate as a short-term rental. However, when you partner with a professional property management service, you can rest assured that all licensing, permitting, tax collection and remittance, regulatory compliance, and ongoing legal requirements are handled expertly on your behalf, allowing you to enjoy the income from your investment property without the stress and liability of managing the complex regulatory landscape yourself.
Occupancy Rates
St. Simons Island, Georgia experiences distinct seasonal patterns with peak tourist seasons occurring during summer months (June through August) when families flock to the beaches, and again during spring break (March-April) and fall (September-October) when weather remains pleasant but crowds thin slightly. The shoulder seasons of late fall through early spring (November-February) see significantly lower occupancy rates as cooler temperatures and occasional storms deter beach-goers, though some visitors still come for golf, historic tours, and holiday events. Professional revenue management becomes crucial during these fluctuations, as property managers must implement dynamic pricing strategies that maximize rates during high-demand periods while offering competitive pricing during slower months to maintain steady bookings. Successful Airbnb operators on St. Simons Island utilize data-driven pricing tools that adjust rates based on local events, weather forecasts, competitor pricing, and historical booking patterns, while also strategically marketing winter amenities like cozy fireplaces and proximity to indoor attractions to capture off-season travelers, ultimately achieving year-round occupancy rates that can sustain profitability despite the inherently seasonal nature of this coastal Georgia market.
Vacation Rental Management
Self-managing a vacation rental on St. Simons Island presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The island's high-turnover vacation market demands precise coordination of cleaning crews, maintenance teams, and guest communications within tight 4-6 hour windows between departures and arrivals, often complicated by Georgia's unpredictable coastal weather that can delay flights and disrupt schedules. Property owners must maintain 24/7 availability to handle guest emergencies, from malfunctioning HVAC systems in the humid subtropical climate to lockout situations and storm-related issues, while competing against professionally managed properties that offer instant response times and local expertise. The island's unique maintenance challenges—including salt air corrosion, hurricane preparedness, frequent HVAC filter changes due to sand and humidity, and specialized knowledge of local contractors and suppliers—require constant vigilance and immediate attention to prevent minor issues from becoming costly repairs that could force cancellations and negative reviews. Without the infrastructure, local relationships, and systematic processes that full-service property management provides, self-managed properties inevitably suffer from delayed responses, inconsistent guest experiences, and operational blind spots that erode their competitive position in St. Simons Island's saturated vacation rental market, ultimately transforming what should be passive income into a demanding second job that compromises both profitability and guest satisfaction.
Attractions and Amenities
St. Simons Island's primary tourism draws center around the historic St. Simons Lighthouse and Museum Village, the pristine East Beach and Massengale Park Beach areas, the charming Pier Village shopping and dining district, and the world-renowned Sea Island Golf Club, creating specific accommodation needs that directly impact rental revenue potential. Properties serving these attractions must provide beach equipment including chairs, umbrellas, and coolers for the extensive beachgoing activities, secure storage and cleaning stations for sandy gear returning from the lighthouse grounds and beach excursions, high-speed Wi-Fi and comfortable workspaces for guests extending stays to enjoy the island's relaxed pace, outdoor shower facilities to rinse off salt and sand, golf club storage and early departure accommodations for golf enthusiasts heading to Sea Island's courses, and proximity or easy transportation access to Pier Village since many guests prefer to walk to restaurants and shops rather than drive. Additionally, properties should offer beach wagons or carts for families transporting gear to the beaches, outdoor grilling areas to complement the coastal lifestyle, and flexible check-in/check-out times to accommodate ferry schedules and golf tee times, as guests who find these specific amenities readily available are willing to pay premium rates and book longer stays to fully experience the island's unique combination of historical charm, beach recreation, and upscale golf culture.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
