Spartanburg, South Carolina Short Term Rental Overview

Airbnb Market
Spartanburg, South Carolina presents an exceptional short-term rental investment opportunity driven by robust economic fundamentals and strategic geographic positioning that consistently generates superior returns for property owners. The city's proximity to BMW's largest manufacturing facility outside Germany, along with major employers like Michelin and Denny's corporate headquarters, creates sustained demand from business travelers willing to pay premium rates for quality accommodations, with average daily rates 15-20% higher than traditional long-term rental yields. Spartanburg's location along the I-85 corridor between Charlotte and Atlanta positions properties to capture overflow demand from these major metropolitan markets, while the growing medical tourism sector centered around Spartanburg Regional Healthcare System drives consistent mid-week occupancy that maximizes revenue potential. Current market data indicates short-term rentals in Spartanburg achieve 65-75% occupancy rates with average nightly rates of $120-180, translating to gross annual revenues of $28,000-48,000 per property—significantly outperforming traditional rental income by 40-60% while benefiting from lower property acquisition costs compared to saturated markets in Charleston or Asheville.
Short Term Rental Regulations
Short-term rental operations in Spartanburg, South Carolina, are subject to a complex web of city ordinances, county regulations, zoning restrictions, and state tax requirements that can change without notice, leaving property owners vulnerable to costly fines, legal action, and forced closure of their rental operations if they fail to maintain proper permits, collect appropriate taxes, or violate occupancy and safety standards. The regulatory landscape includes business license requirements, transient accommodations taxes, fire safety inspections, parking compliance, noise ordinances, and neighbor notification procedures that vary by district and property type, creating a minefield of potential violations that can result in thousands of dollars in penalties and permanent damage to your rental business. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing, permitting, tax collection and remittance, regulatory compliance, and legal requirements are handled expertly on your behalf, allowing you to enjoy the income from your property while staying fully compliant with all local, county, and state regulations without the stress and risk of navigating these complex requirements alone.
Occupancy Rates
Spartanburg, South Carolina experiences distinct seasonal patterns in Airbnb occupancy, with peak tourist seasons occurring during spring (March-May) and fall (September-November) when mild weather attracts visitors for outdoor activities, BMW Zentrum tours, and regional festivals, while summer months see moderate demand from business travelers and families visiting local attractions like Cowpens National Battlefield. The slower shoulder seasons typically fall during winter months (December-February) when colder weather reduces leisure travel, and late summer (July-August) when extreme heat can deter some visitors, resulting in occupancy rates that can drop 20-30% below peak periods. Professional revenue management becomes essential during these fluctuations, requiring hosts to implement dynamic pricing strategies that increase rates during high-demand periods like USC Upstate events and regional conferences while offering competitive pricing during slower months to maintain cash flow and market share. Successful Airbnb operators in Spartanburg must continuously monitor local events, adjust pricing based on demand forecasting, and implement targeted marketing campaigns during shoulder seasons to achieve optimal year-round occupancy rates, as the market's proximity to both Greenville and Charlotte creates additional competition that demands sophisticated pricing strategies to capture transient business and leisure travelers throughout the seasonal cycles.
Vacation Rental Management
Self-managing a vacation rental in Spartanburg, South Carolina presents overwhelming operational challenges that can quickly destroy profitability and guest satisfaction. The constant guest turnover demands precise coordination of cleaning crews, maintenance teams, and supply restocking between bookings, often with same-day turnarounds that leave no room for error in a market where guests expect immaculate conditions upon arrival. Managing 24/7 communication becomes particularly demanding given Spartanburg's position as a gateway to the Blue Ridge Mountains, attracting guests from different time zones who require immediate responses for check-in issues, local recommendations, and emergency situations at all hours. Maintenance challenges are amplified by the region's humid subtropical climate, which accelerates wear on HVAC systems, creates persistent humidity control issues, and demands frequent attention to outdoor spaces and amenities that guests expect to be pristine year-round. Without professional property management handling these complex, time-sensitive operations, owners inevitably face declining reviews, increased vacancy rates, and the constant stress of emergency situations that can occur at any moment, making full-service management not just a convenience but an absolute necessity for maintaining the 5-star reputation and truly passive income that successful vacation rentals require in Spartanburg's increasingly competitive hospitality market.
Attractions and Amenities
Spartanburg's primary tourist attractions center around the BMW Zentrum Museum and Factory Tour, which draws automotive enthusiasts from across the Southeast, the historic downtown Morgan's Square district with its vibrant arts scene and dining establishments, Cowpens National Battlefield for history buffs and outdoor enthusiasts, and Croft State Park offering hiking, equestrian trails, and lake activities. To maximize revenue from guests visiting these specific attractions, properties must offer secure parking for valuable vehicles (given BMW visitors often arrive in luxury cars), high-speed Wi-Fi for guests sharing their automotive experiences and researching historical sites, early breakfast options or grab-and-go meals to accommodate factory tour schedules and park opening times, outdoor gear storage and drying areas for hiking and equestrian equipment, comfortable seating areas for relaxation after walking tours of downtown and battlefield sites, and local attraction information or concierge services to help guests plan efficient visits to multiple sites. Additionally, properties should provide late check-out options for guests attending evening downtown events, laundry facilities for extended outdoor activities, and partnerships with local restaurants to accommodate guests returning from day-long historical and recreational excursions.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
