Sevierville, Tennessee Short Term Rental Overview

Airbnb Market
Sevierville, Tennessee presents an exceptional short-term rental investment opportunity with property owners consistently achieving 15-25% annual returns due to the city's strategic position as the primary gateway to Great Smoky Mountains National Park, America's most visited national park with over 12 million annual visitors. The market demonstrates remarkable resilience with average daily rates ranging from $150-$400 depending on property size and amenities, while maintaining occupancy rates of 65-80% year-round, significantly outperforming national Airbnb averages of 48-52%. Sevierville's tourism infrastructure continues expanding with new attractions, entertainment venues, and outdoor recreation facilities driving consistent demand growth, while the area's relatively low property acquisition costs compared to other major tourist destinations create an optimal cost-to-revenue ratio. Properties within 10 miles of Dollywood and downtown Gatlinburg command premium pricing, and the market shows particular strength in luxury cabin rentals with hot tubs and mountain views, often generating $3,000-$8,000 monthly revenue during peak seasons, making Sevierville one of Tennessee's most profitable short-term rental markets with projected 8-12% annual appreciation in property values.
Short Term Rental Regulations
Sevierville's short-term rental regulations involve a complex web of city permits, zoning compliance, occupancy limits, parking requirements, and tax obligations that can change without notice, leaving property owners vulnerable to hefty fines, legal action, or forced closure of their rental operations if they fail to maintain proper licensing or violate any of the numerous local ordinances. The city requires specific permits for short-term rentals, mandates compliance with fire safety codes, imposes strict noise and occupancy restrictions, and demands timely payment of local taxes and fees, while zoning laws may restrict or prohibit rentals in certain residential areas entirely. Navigating these ever-evolving requirements while staying current with permit renewals, tax filings, and regulatory changes can be overwhelming and costly for individual owners who risk significant financial penalties and legal consequences for non-compliance. However, a professional short-term rental management service eliminates these risks by handling all aspects of legal compliance, from obtaining and maintaining proper permits and licenses to ensuring timely tax payments and staying current with all local regulations, giving property owners complete peace of mind while maximizing their rental income potential.
Occupancy Rates
Sevierville, Tennessee experiences distinct seasonal patterns with peak occupancy rates typically occurring during summer months (June-August) when families visit for vacation, and again during fall foliage season (September-October) when tourists flock to see the changing leaves in the Great Smoky Mountains. Winter months, particularly January through March, represent the slowest shoulder season with significantly reduced demand, while spring (April-May) shows moderate occupancy as weather improves and outdoor activities resume. Professional revenue management becomes crucial during these fluctuations, requiring hosts to implement dynamic pricing strategies that maximize rates during peak periods while strategically lowering prices during slower months to maintain competitive occupancy levels. Effective revenue management involves analyzing local events, weather patterns, and competitor pricing to adjust rates in real-time, ensuring properties remain attractive to budget-conscious travelers during shoulder seasons while capitalizing on premium pricing opportunities when demand peaks, ultimately smoothing out the dramatic seasonal swings that could otherwise leave properties vacant for extended periods.
Vacation Rental Management
Self-managing a vacation rental in Sevierville presents overwhelming operational challenges that can quickly destroy profitability and guest satisfaction in this hyper-competitive Smoky Mountain market. The relentless guest turnover, often with same-day check-outs and check-ins during peak seasons, demands precise coordination of housekeeping, maintenance, and restocking while guests frequently arrive early or leave late, creating scheduling nightmares that can cascade into negative reviews. The 24/7 communication burden is particularly brutal, as guests expect immediate responses to everything from WiFi passwords to emergency situations, often calling at midnight about hot tub issues or during family dinners about missing amenities, while juggling multiple properties means constant interruptions that eliminate any semblance of work-life balance. Maintenance challenges in Sevierville are amplified by the area's heavy tourist traffic, mountain weather extremes that damage HVAC systems and decking, and the difficulty of finding reliable local contractors who can respond quickly to urgent repairs between guest stays, with a single broken hot tub or malfunctioning fireplace capable of triggering cancellations and devastating reviews that take months to overcome. In this market where guests pay premium rates and expect flawless experiences, the operational complexity of self-management inevitably leads to service gaps, guest complaints, and revenue loss, making full-service property management not just a luxury but an absolute necessity for maintaining the 5-star standards and truly passive income that successful vacation rental investment demands.
Attractions and Amenities
Sevierville's tourism is anchored by four major attractions that create specific accommodation needs: Dollywood theme park, the Great Smoky Mountains National Park with its hiking trails and scenic drives, the downtown strip featuring dinner theaters and attractions like the SkyLift, and Anakeesta outdoor adventure park. To maximize revenue from guests visiting these destinations, properties must offer early breakfast options or grab-and-go meals for theme park visitors who want to arrive at rope drop, secure gear storage and drying areas for hikers returning from muddy mountain trails, hot tubs and comfortable seating areas where families can unwind after long days of walking and entertainment, reliable high-speed Wi-Fi for guests sharing vacation photos and planning daily itineraries, and flexible check-in/check-out times to accommodate varying park schedules and travel plans. Additionally, properties should provide local attraction information, discount tickets when possible, and spacious refrigerators for families staying multiple days who need to store snacks and drinks for their park visits, as these specific amenities directly address the practical needs created by Sevierville's unique mix of outdoor adventure and family entertainment attractions.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
