Selmer, Tennessee Short Term Rental Overview

Airbnb Market
Selmer, Tennessee presents an exceptional short-term rental investment opportunity driven by its strategic position as the county seat of McNairy County and gateway to the Tennessee River recreation corridor, where occupancy rates for well-positioned Airbnb properties consistently exceed 65% annually with average daily rates ranging from $85-120 depending on property amenities and proximity to Pickwick Lake. The market benefits from sustained demand from outdoor enthusiasts accessing nearby Shiloh National Military Park, Pickwick Landing State Park, and the Tennessee National Wildlife Refuge, creating year-round booking stability that traditional seasonal markets cannot match. Property owners in Selmer are capitalizing on a supply-constrained market with fewer than 50 active short-term rentals serving a region that attracts over 200,000 annual visitors, positioning early investors to capture premium market share while acquisition costs remain 40-60% below comparable markets in Nashville or Memphis. The combination of low property taxes, minimal regulatory barriers, and growing tourism infrastructure including the recent expansion of recreational vehicle facilities and boat launch improvements translates to gross rental yields of 12-18% for properly managed properties, making Selmer's short-term rental market a compelling wealth-building vehicle for property owners seeking consistent cash flow with significant appreciation potential.
Short Term Rental Regulations
Short-term rental regulations in Selmer, Tennessee can be intricate and subject to frequent changes, with property owners facing potential fines, legal action, or forced closure of their rental operations if they fail to comply with local zoning ordinances, business licensing requirements, occupancy taxes, and safety regulations that may vary significantly from neighboring jurisdictions. The complexity of navigating McNairy County's specific requirements, Tennessee state tax obligations, and any city-specific permits or inspections creates substantial risk for individual property owners who may inadvertently violate regulations they weren't aware existed or that have recently changed. However, partnering with a professional short-term rental management service eliminates these compliance concerns entirely, as experienced managers stay current with all local laws, handle business license applications and renewals, ensure proper tax collection and remittance, maintain required insurance coverage, and monitor regulatory changes to keep your property operating legally and profitably without the stress and liability of managing compliance yourself.
Occupancy Rates
Selmer, Tennessee experiences distinct seasonal patterns in Airbnb occupancy, with peak tourist seasons occurring during spring (March-May) and fall (September-November) when visitors are drawn to the area's outdoor recreational opportunities, mild weather, and proximity to Pickwick Lake and Shiloh National Military Park. Summer months also see elevated demand from families on vacation and lake enthusiasts, while winter represents the primary shoulder season with significantly lower occupancy rates from December through February due to reduced outdoor activities and cooler temperatures. Professional revenue management becomes crucial during these fluctuations, requiring hosts to implement dynamic pricing strategies that maximize rates during high-demand periods while offering competitive pricing during slower months to maintain consistent bookings. Effective revenue management in Selmer involves adjusting nightly rates based on local events, weather patterns, and regional tourism trends, while also optimizing minimum stay requirements and implementing strategic discounts during shoulder seasons to attract budget-conscious travelers and maintain cash flow throughout the year.
Vacation Rental Management
Self-managing a vacation rental in Selmer, Tennessee presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The demanding guest turnover process requires coordinating cleaning crews, inspecting properties, and restocking amenities between every booking—often with same-day turnarounds that leave no room for error in this small Tennessee town where reliable service providers may be limited. Managing 24/7 guest communication becomes particularly taxing when dealing with after-hours emergencies, last-minute booking inquiries, and guest issues that arise during weekends and holidays, forcing owners to remain constantly tethered to their phones and sacrifice personal time. Maintenance challenges in Selmer are compounded by the area's seasonal weather patterns, aging infrastructure, and the difficulty of finding qualified local contractors who can respond quickly to urgent repairs like HVAC failures, plumbing issues, or electrical problems that could result in negative reviews and booking cancellations. Without professional property management handling these complex logistics, owners frequently find themselves struggling with declining guest satisfaction scores, inconsistent service delivery, and the stress of managing multiple moving parts simultaneously—ultimately undermining both their 5-star reputation and their ability to generate truly passive income in an increasingly competitive vacation rental market where guests expect flawless experiences and immediate responsiveness.
Attractions and Amenities
Selmer's primary tourist attractions center around the Buford Pusser Home and Museum, which draws visitors interested in the legendary sheriff's story and "Walking Tall" legacy, the scenic Pickwick Lake offering boating and fishing opportunities just a short drive away, the historic downtown district with its antique shops and local eateries, and Big Hill Pond State Park providing hiking trails and outdoor recreation activities. To effectively serve guests visiting these attractions, rental properties should prioritize amenities that support both historical tourism and outdoor recreation, including high-speed Wi-Fi for guests researching local history and sharing their experiences, secure storage areas for fishing equipment and outdoor gear, comfortable seating areas for relaxing after long days of hiking or lake activities, fully equipped kitchens allowing families to prepare meals with their daily fishing catches, and reliable parking for boats or trailers since many visitors bring watercraft to access Pickwick Lake. Additionally, properties should offer detailed local information guides, early check-in options for guests arriving to maximize their time at outdoor attractions, and perhaps outdoor spaces like decks or patios where visitors can plan their next day's adventures while enjoying Tennessee's pleasant evenings.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
