Roswell, New Mexico Short Term Rental Overview

Airbnb Market
Roswell, New Mexico presents an exceptional short-term rental investment opportunity driven by its unique position as a premier UFO tourism destination, generating over 200,000 annual visitors who create consistent year-round demand for alternative accommodations. Property owners can capitalize on average daily rates 35-45% higher than traditional long-term rentals, with peak occupancy rates reaching 75-85% during summer months and major UFO festivals, while maintaining steady 60-65% occupancy during off-peak periods. The city's limited hotel inventory of approximately 1,200 rooms creates a supply-demand imbalance that favors short-term rental properties, particularly those within a 10-mile radius of the International UFO Museum and Research Center. Recent market analysis indicates Airbnb properties in Roswell generate 15-25% higher revenue per square foot compared to similar markets in New Mexico, with themed properties commanding premium rates of $150-250 per night versus the state average of $95-130. The combination of Roswell's recession-resistant tourism economy, low property acquisition costs averaging 40% below national medians, and minimal local competition from major hotel chains positions property owners to achieve ROI targets of 12-18% annually while building long-term asset appreciation in this distinctive niche market.
Short Term Rental Regulations
Short-term rental regulations in Roswell, New Mexico involve a complex web of city ordinances, zoning restrictions, and permit requirements that can change without notice, leaving property owners vulnerable to hefty fines, legal action, and forced closure of their rental operations if they fail to maintain proper compliance with business licenses, occupancy taxes, safety inspections, and neighborhood notification requirements. The stakes are particularly high because violations can result in thousands of dollars in penalties, retroactive tax assessments, and potential legal liability if guests are injured on a non-compliant property, while the constantly evolving regulatory landscape makes it nearly impossible for individual owners to stay current with all applicable rules and deadlines. However, professional short-term rental management services eliminate these risks entirely by taking full responsibility for obtaining and maintaining all necessary permits, handling tax collection and remittance, ensuring ongoing regulatory compliance, and monitoring changes in local laws so property owners can enjoy passive income without the stress and liability of navigating Roswell's complex regulatory environment on their own.
Occupancy Rates
Airbnb occupancy rates in Roswell, New Mexico experience significant seasonal fluctuations, with peak tourist seasons occurring during summer months (June through August) when families visit the International UFO Museum and Research Center, and again during the annual UFO Festival in early July, driving occupancy rates to 75-85%. Spring (March-May) and fall (September-November) represent moderate shoulder seasons with occupancy rates typically ranging from 50-65%, while winter months (December-February) see the lowest demand with occupancy often dropping to 30-45% due to cooler weather and reduced tourist activity. Professional revenue management becomes essential in this market through dynamic pricing strategies that maximize rates during peak UFO-related events and summer travel periods while offering competitive pricing during slower months to maintain cash flow and prevent extended vacancy periods. Successful Airbnb operators in Roswell must implement sophisticated pricing algorithms that account for local events, weather patterns, and regional tourism trends, adjusting rates weekly or even daily to capture demand spikes around alien-themed attractions while strategically lowering prices during off-peak periods to attract budget-conscious travelers and maintain year-round occupancy above break-even levels.
Vacation Rental Management
Managing a vacation rental in Roswell, New Mexico presents unique operational challenges that can quickly overwhelm property owners attempting to self-manage their investment. The city's steady stream of UFO enthusiasts, military personnel from nearby Walker Air Force Base, and tourists creates unpredictable guest turnover patterns that demand immediate attention for cleaning, restocking, and property inspections between stays, often with same-day turnarounds that leave no room for error. The 24/7 communication demands are particularly taxing in Roswell's tourism market, where guests frequently arrive at odd hours due to flight schedules into Albuquerque or Lubbock, requiring constant availability for check-in coordination, local recommendations, and emergency responses that can disrupt personal schedules and family time. Maintenance challenges are amplified by Roswell's high desert climate, where HVAC systems work overtime against temperature extremes, pool equipment requires frequent attention due to dust and wind, and the area's limited pool of reliable contractors means that finding qualified repair services for urgent issues like plumbing or electrical problems can take days, potentially forcing costly guest relocations or cancellations. In this competitive market where guests expect flawless experiences and instant responses, full-service property management becomes essential rather than optional, providing the professional systems, local vendor networks, and round-the-clock support necessary to maintain the 5-star ratings and consistent bookings that generate true passive income.
Attractions and Amenities
Roswell's tourism centers around four primary attractions: the International UFO Museum and Research Center, the Roswell Museum and Art Center, the historic downtown district with its alien-themed shops and murals, and the nearby Bottomless Lakes State Park for outdoor recreation. To maximize revenue from guests visiting these specific destinations, properties must offer amenities that directly support these activities, including high-speed Wi-Fi for guests researching UFO phenomena and sharing social media content from the museums, comfortable common areas or lobbies where visitors can discuss their museum experiences and plan their alien-themed walking tours of downtown, early breakfast options or grab-and-go snacks for day trips to Bottomless Lakes State Park, secure storage for outdoor gear like fishing equipment and hiking supplies, and themed decor or UFO-related touches that enhance the overall Roswell experience guests are seeking. Properties should also provide detailed local maps highlighting the alien murals throughout downtown, extended check-out times to accommodate the full-day experience most visitors want at the UFO Museum, and partnerships with local tour operators offering alien-themed experiences, as guests typically visit Roswell specifically for its unique extraterrestrial culture and spend 2-3 days exploring all the UFO-related attractions before heading to the natural recreation areas.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
