Port Sulphur, Louisiana Short Term Rental Overview

Airbnb Market
Port Sulphur, Louisiana presents exceptional short-term rental investment opportunities driven by its strategic positioning as a gateway to world-class fishing destinations and proximity to major oil and gas operations in Plaquemines Parish. Property owners can capitalize on consistently high occupancy rates exceeding 75% annually, with average daily rates ranging from $150-$300 depending on property size and amenities, generating potential gross revenues of $40,000-$80,000 per year for well-positioned properties. The location's unique appeal stems from its access to some of Louisiana's most productive fishing waters, including nearby Venice and the Mississippi River Delta, attracting high-spending recreational anglers and hunting enthusiasts who typically book extended stays and demonstrate strong repeat visitation patterns. Additionally, the area's proximity to industrial operations creates steady demand from business travelers and contract workers requiring temporary accommodations, providing a reliable revenue base that complements seasonal recreational bookings. With limited hotel inventory in the immediate area and growing recognition as a premier outdoor recreation destination, Port Sulphur offers property owners the opportunity to achieve premium pricing while maintaining strong occupancy rates, particularly when properties are optimized for the fishing and hunting market with appropriate amenities such as boat storage, fish cleaning stations, and gear storage facilities.
Short Term Rental Regulations
Short-term rental regulations in Port Sulphur, Louisiana, involve a complex web of local zoning ordinances, parish-level requirements, and state tax obligations that can change without warning, leaving property owners vulnerable to hefty fines, legal action, and forced closure of their rental operations if they fail to maintain proper permits, collect appropriate occupancy taxes, or violate residential zoning restrictions. The consequences of non-compliance can be severe, including thousands of dollars in penalties, back taxes with interest, and potential legal disputes with neighbors or local authorities that could permanently damage your investment's profitability and reputation. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing requirements, permit renewals, tax collection and remittance, zoning compliance, and regulatory updates are handled expertly on your behalf, allowing you to enjoy the income from your property while staying fully compliant with all local, parish, and state regulations without the stress and risk of navigating these complex legal requirements yourself.
Occupancy Rates
Port Sulphur, Louisiana experiences distinct seasonal patterns in Airbnb occupancy rates, with peak tourist seasons occurring during spring (March-May) and fall (September-November) when weather conditions are most favorable for outdoor activities like fishing, hunting, and exploring the Mississippi River Delta region. Summer months see moderate occupancy despite higher temperatures due to fishing tournaments and family vacations, while winter represents the slowest shoulder season with significantly reduced demand from December through February when cooler temperatures and occasional storms deter visitors. Professional revenue management becomes essential in this market by implementing dynamic pricing strategies that maximize rates during peak hunting and fishing seasons while offering competitive pricing during slower periods to maintain steady bookings year-round. Effective revenue management requires adjusting rates based on local events such as fishing tournaments, hunting seasons, weather patterns, and regional festivals, while also considering longer-term bookings from oil industry workers and contractors who provide consistent demand during traditionally slower periods, ultimately ensuring properties maintain optimal occupancy rates throughout Port Sulphur's cyclical tourism patterns.
Vacation Rental Management
Self-managing a vacation rental in Port Sulphur, Louisiana presents formidable operational challenges that can quickly overwhelm property owners and devastate their investment returns. The remote location, nearly an hour from New Orleans, makes rapid response to guest emergencies or maintenance issues extremely difficult, while the area's hurricane-prone climate and aging infrastructure create frequent plumbing, electrical, and HVAC failures that demand immediate professional attention. Guest turnover becomes a logistical nightmare when you're coordinating cleaning crews, maintenance checks, and restocking supplies across such distances, often requiring multiple trips that eat into your time and profits. The 24/7 communication demands are particularly brutal in this market, where guests expect instant responses to questions about fishing charters, storm updates, or facility issues, regardless of whether you're sleeping, working your day job, or dealing with your own emergencies. Without local expertise in hurricane preparedness, flood mitigation, and the unique needs of fishing and hunting guests who dominate this market, self-managers consistently receive poor reviews for inadequate local knowledge and slow response times. Full-service property management isn't just a luxury in Port Sulphur—it's an absolute necessity for maintaining the 5-star reputation required to command premium rates and achieve true passive income, as professional managers provide the local presence, 24/7 support infrastructure, and specialized market knowledge that individual owners simply cannot replicate while living elsewhere.
Attractions and Amenities
Port Sulphur's primary attractions center around the Mississippi River Delta's exceptional fishing opportunities, particularly at the nearby Venice Marina and Buras boat launches, the expansive wetlands and marshes that draw birdwatchers and nature photographers to areas like the Delta National Wildlife Refuge, the historic Fort Jackson Civil War site, and the world-class saltwater fishing access points along the Gulf Coast. To effectively serve guests visiting these destinations, rental properties must provide essential amenities including fish cleaning stations with running water and proper drainage, large freezers for storing catches, boat trailer parking and easy water access, high-quality outdoor gear storage for fishing equipment and cameras, early morning coffee service or kitchenettes since fishing charters typically depart before dawn, reliable Wi-Fi for guests to share their fishing photos and research daily fishing conditions, outdoor shower facilities for rinsing off after marsh excursions, and comfortable outdoor seating areas where guests can clean equipment and plan the next day's adventures. Properties that align these specific amenities with Port Sulphur's unique draw as a premier fishing and wildlife destination will command premium rates from the dedicated sportsmen and nature enthusiasts who comprise the area's core visitor base.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

We really appreciated Surge. He was responsive, attentive, and went above to make sure our stay was seamless. You can tell he takes pride in providing a clean/organized place. Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
