Plantation, Florida Short Term Rental Overview

Airbnb Market
Plantation, Florida presents an exceptional short-term rental investment opportunity driven by its strategic location between Fort Lauderdale and Miami, positioning properties to capture both business and leisure travelers seeking alternatives to expensive beachfront accommodations. The city's proximity to Fort Lauderdale-Hollywood International Airport, major corporate headquarters including DHL's Americas hub, and world-class shopping at Westfield Broward Mall creates consistent year-round demand that enables property owners to achieve occupancy rates 15-20% higher than traditional long-term rentals. Current market data indicates Plantation Airbnb properties generate average daily rates of $120-180, with well-positioned units earning $3,000-5,000 monthly compared to traditional rental yields of $1,800-2,500, representing a 40-65% revenue premium. The area's family-friendly amenities, A-rated schools, and safe neighborhoods attract extended-stay guests and relocating professionals, while the lack of hotel oversaturation ensures minimal competition and pricing power for property owners. With Florida's favorable tax environment, no state income tax, and Plantation's business-friendly policies supporting short-term rentals, investors can maximize cash flow while building equity in a market experiencing 8-12% annual appreciation, making this location ideal for owners seeking to optimize their property's revenue potential in South Florida's robust tourism and business travel ecosystem.
Short Term Rental Regulations
Short-term rental regulations in Plantation, Florida involve a complex web of city ordinances, zoning restrictions, and permit requirements that can change frequently and vary significantly by neighborhood, with violations potentially resulting in hefty fines, legal action, and forced closure of your rental operation. The city requires specific business licenses, may impose occupancy limits, parking restrictions, and noise ordinances, while also mandating compliance with fire safety codes, tax collection obligations, and neighbor notification procedures that can be overwhelming for individual property owners to navigate and maintain. However, when you partner with a professional short-term rental management service, they assume full responsibility for obtaining and maintaining all necessary permits, ensuring ongoing compliance with evolving local regulations, handling tax collection and remittance, and staying current with any changes to zoning laws or city ordinances, effectively removing the legal burden and compliance risks from your shoulders while protecting your investment.
Occupancy Rates
Plantation, Florida experiences distinct seasonal patterns in Airbnb occupancy rates, with peak tourist seasons occurring from December through April when northern visitors escape harsh winters, driving occupancy rates to 75-85% during these months. The shoulder seasons of May through June and September through November see moderate occupancy levels around 60-70%, while the slower summer months of July and August typically experience the lowest occupancy rates at 45-60% due to Florida's intense heat, humidity, and hurricane season concerns. Professional revenue management becomes crucial during these fluctuations, requiring hosts to implement dynamic pricing strategies that maximize rates during high-demand winter months while offering competitive pricing during slower periods to maintain steady bookings. Effective revenue management involves adjusting nightly rates based on local events, weather patterns, and competitor pricing, while also optimizing minimum stay requirements and implementing strategic discounts during shoulder seasons to achieve consistent year-round occupancy levels above 65-70% and maximize annual revenue despite Plantation's inherently seasonal tourism market.
Vacation Rental Management
Managing a vacation rental in Plantation, Florida presents overwhelming operational challenges that can quickly destroy profitability and guest satisfaction without professional oversight. The rapid guest turnover typical in South Florida's year-round tourism market demands precise coordination of cleaning crews, maintenance teams, and supply restocking between same-day checkouts and check-ins, often complicated by Florida's unpredictable weather and hurricane season disruptions that can strand cleaning staff or delay arrivals. Guests expect immediate responses to their inquiries about everything from pool heating and air conditioning issues to local hurricane protocols and beach access, requiring 24/7 availability that exhausts self-managing owners and leads to delayed responses that generate negative reviews. Plantation's humid subtropical climate accelerates wear on HVAC systems, pool equipment, and exterior surfaces, while the area's older housing stock often requires emergency repairs for plumbing, electrical, and structural issues that demand immediate professional attention to prevent guest displacement and property damage. In Plantation's saturated short-term rental market, where guests have dozens of comparable options, even minor operational failures—a delayed response to a broken air conditioner, inadequate cleaning between guests, or poor communication during a maintenance emergency—immediately translate to poor reviews that devastate booking rates and revenue, making full-service property management not just a convenience but an absolute necessity for maintaining the flawless guest experience required to sustain 5-star ratings and truly passive income.
Attractions and Amenities
Plantation, Florida's primary tourist draws include the expansive Plantation Heritage Park with its championship golf course and recreational facilities, the upscale Westfield Broward Mall attracting shopping enthusiasts, the nearby Everglades for eco-tourism and airboat adventures, and its strategic location providing easy access to Fort Lauderdale's beaches and nightlife just 20 minutes away. To maximize revenue from guests visiting these attractions, properties must offer golf club storage and early breakfast service for Heritage Park golfers, covered parking and late check-out options for shopping tourists spending full days at Westfield Broward, outdoor gear storage and laundry facilities for Everglades adventurers returning with muddy clothes and equipment, plus beach equipment rentals (umbrellas, chairs, coolers) and flexible scheduling to accommodate guests making day trips to Fort Lauderdale's coastline. Additionally, high-speed Wi-Fi and business amenities are essential since Plantation's corporate corridor attracts business travelers who often extend stays to enjoy these recreational opportunities, while a pool and fitness center serve as crucial backup amenities during Florida's unpredictable weather patterns that might interrupt outdoor plans.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
