Pawleys Island, South Carolina Short Term Rental Overview

Airbnb Market
Pawleys Island presents an exceptional short-term rental investment opportunity driven by its unique positioning as a premier coastal destination with limited inventory and consistently high occupancy rates exceeding 75% during peak season. Property owners can capitalize on average daily rates ranging from $200-400 depending on proximity to the beach, with annual gross rental yields typically achieving 12-18% for well-positioned properties. The island's designation as one of South Carolina's most exclusive beach communities, combined with its restricted development policies that limit new construction, creates a supply-constrained market that supports premium pricing and sustained demand growth. Recent market data indicates that oceanfront and ocean-view properties generate the highest returns, with some owners reporting gross annual revenues of $60,000-100,000 for modest 2-3 bedroom homes, while the area's appeal to affluent travelers from Charlotte, Atlanta, and the Northeast corridor ensures consistent bookings across shoulder seasons. The combination of Pawleys Island's historic charm, pristine beaches, proximity to championship golf courses, and limited commercial development creates an ideal environment for short-term rental success, particularly as travelers increasingly seek authentic, upscale coastal experiences over crowded resort destinations.
Short Term Rental Regulations
Short-term rental regulations in Pawleys Island, South Carolina, involve a complex web of local zoning ordinances, business licensing requirements, and tax obligations that can change without notice, leaving property owners vulnerable to costly fines, legal action, or forced closure of their rental operations if they fail to maintain proper compliance. The town's specific permitting processes, occupancy limits, parking requirements, and noise ordinances must be meticulously followed, while state and local tax collection responsibilities add another layer of complexity that can result in significant penalties for even minor oversights. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing, permitting, tax collection and remittance, and ongoing legal compliance are handled expertly on your behalf, allowing you to enjoy the income from your investment property without the stress and risk of navigating the ever-changing regulatory landscape yourself.
Occupancy Rates
Pawleys Island, South Carolina experiences distinct seasonal patterns with peak occupancy rates occurring during summer months (June through August) when families flock to this historic beach destination, followed by strong shoulder seasons in late spring (April-May) and early fall (September-October) when weather remains favorable but crowds thin out. Winter months (November through March) represent the slowest period with significantly reduced demand, though mild coastal temperatures still attract some visitors seeking off-season rates and peaceful beach experiences. Professional revenue management becomes crucial during these fluctuating periods, requiring sophisticated dynamic pricing strategies that maximize rates during peak summer demand while strategically lowering prices during shoulder and off-seasons to maintain occupancy and cash flow. Successful Airbnb operators in Pawleys Island must implement automated pricing tools that respond to local events, weather patterns, and competitor rates, while also offering seasonal packages and extended-stay discounts during slower months to attract snowbirds and remote workers, ensuring properties remain profitable year-round despite the inherently cyclical nature of this coastal vacation rental market.
Vacation Rental Management
Managing a vacation rental in Pawleys Island presents unique operational challenges that can quickly overwhelm property owners attempting to self-manage their investment. The area's peak summer season creates intense guest turnover pressure, with same-day checkouts and check-ins requiring precise coordination of housekeeping, maintenance, and guest communications within impossibly tight windows, often complicated by the island's limited service provider availability and bridge traffic delays. Guests expect immediate responses to inquiries about everything from beach access and local regulations to emergency maintenance issues, creating a 24/7 communication burden that intensifies during hurricane season when weather-related concerns and potential evacuations demand expert local knowledge and rapid decision-making. Maintenance challenges are particularly acute due to the coastal environment's salt air corrosion, sand infiltration, and humidity-related issues, combined with the difficulty of sourcing reliable contractors familiar with the island's specific building codes and flood zone requirements. Without professional property management handling these complex, interconnected challenges, owners frequently find themselves sacrificing their own vacations to manage guest crises, dealing with negative reviews from service delays, and watching their passive income erode as they struggle to maintain the seamless, luxury experience that commands premium rates in Pawleys Island's sophisticated rental market.
Attractions and Amenities
Pawleys Island's primary tourism draws center around the pristine 4-mile stretch of Pawleys Island Beach with its iconic gray weathered driftwood and gentle surf, the historic Pawleys Island Pier for fishing and sunset viewing, Huntington Beach State Park with its nature trails and bird watching opportunities, and the renowned Hammock Shops Village featuring local artisans and the famous Pawleys Island rope hammocks. To effectively serve guests visiting these attractions, rental properties must provide essential beach amenities including beach chairs, umbrellas, coolers, and beach towels for the extensive beach time that defines most visits, along with fishing equipment storage and cleaning stations for pier fishing enthusiasts, outdoor shower facilities for rinsing off sand and saltwater, bicycle storage and potentially bike rentals for exploring the flat coastal terrain and state park trails, spacious outdoor decks or porches with comfortable seating to replicate the relaxed hammock lifestyle that epitomizes the island's charm, and adequate parking for guests who will be making multiple trips to carry beach gear and shopping finds from the Hammock Shops Village, as the island's appeal lies fundamentally in its unhurried beach culture and outdoor recreational activities rather than nightlife or dining.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
