Ormond Beach, Florida Short Term Rental Overview

Airbnb Market
Ormond Beach presents exceptional short-term rental investment opportunities driven by its strategic positioning along Florida's Atlantic coast, where vacation rental properties consistently achieve 65-75% annual occupancy rates and average daily rates of $150-220 depending on proximity to the beach and property amenities. The market benefits from year-round demand fueled by the area's mild winter climate, proximity to Daytona International Speedway events, and its appeal as a quieter alternative to overcrowded destinations like Miami Beach, resulting in lower competition and higher profit margins for property owners. Current market analysis indicates that well-positioned Ormond Beach vacation rentals generate 20-35% higher returns than traditional long-term leases, with properties within a half-mile of the ocean commanding premium rates during peak seasons from December through April and again during summer months. The city's business-friendly short-term rental regulations, combined with growing demand from remote workers seeking extended stays and families preferring private accommodations over hotels, creates a compelling investment environment where property owners can expect gross rental yields of 8-12% annually while building long-term equity in an appreciating coastal real estate market.
Short Term Rental Regulations
Ormond Beach's short-term rental regulations involve a complex web of city ordinances, zoning restrictions, and permitting requirements that can change without warning, leaving property owners vulnerable to hefty fines, legal action, and forced closure of their rental operations if they fail to maintain proper compliance with business tax receipts, occupancy limits, parking requirements, and noise ordinances. The city's enforcement has become increasingly strict, with code violations potentially resulting in thousands of dollars in penalties and the revocation of rental privileges, while navigating the maze of Volusia County regulations, state tax obligations, and local licensing requirements can overwhelm even experienced property owners who may inadvertently miss critical deadlines or overlook new regulatory changes. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing, permitting, tax collection and remittance, and ongoing legal compliance are handled expertly on your behalf, allowing you to enjoy the income from your investment property while staying fully protected from the costly risks of regulatory non-compliance.
Occupancy Rates
Ormond Beach, Florida experiences distinct seasonal patterns with peak tourist seasons occurring during winter months (December through March) when northern visitors escape cold weather, and summer months (June through August) when families vacation during school breaks, typically achieving occupancy rates of 75-85% during these periods. The shoulder seasons of April-May and September-November see moderate demand with occupancy rates around 60-70%, while the slowest period occurs during late fall (October-November) when hurricane season concerns and fewer events drive occupancy down to 45-60%. Professional revenue management becomes crucial during these fluctuations, as dynamic pricing strategies must adjust rates based on local events like Biketoberfest and the Daytona 500, weather patterns, and competing inventory levels to maximize revenue per available room. Effective revenue management involves increasing rates during peak demand periods while strategically lowering prices during slower months to maintain competitive occupancy levels, often requiring daily rate adjustments based on booking pace, local market conditions, and seasonal demand forecasting to ensure properties remain profitable year-round despite the inherent seasonality of this coastal Florida market.
Vacation Rental Management
Self-managing a vacation rental in Ormond Beach presents overwhelming operational challenges that can quickly derail profitability and guest satisfaction in this highly competitive coastal market. The rapid guest turnover typical of beachfront properties demands precise coordination of cleaning crews, maintenance teams, and supply restocking between same-day checkouts and check-ins, often complicated by Florida's unpredictable weather and seasonal hurricane threats that can disrupt schedules without warning. Managing 24/7 guest communication becomes particularly demanding when dealing with out-of-state visitors unfamiliar with local beach regulations, parking restrictions, and emergency procedures, while also handling after-hours maintenance emergencies like HVAC failures in Florida's humid climate, plumbing issues from sand-clogged drains, or storm damage repairs that require immediate attention to prevent negative reviews. The constant exposure to salt air accelerates wear on appliances, outdoor furniture, and building exteriors, requiring specialized local vendor relationships and proactive maintenance schedules that most individual owners cannot effectively manage while maintaining full-time careers elsewhere. In Ormond Beach's saturated vacation rental market where guests expect immediate responses and flawless experiences, even a single maintenance delay or communication gap can result in devastating reviews that permanently damage search rankings and revenue potential, making full-service property management not just a luxury but an absolute necessity for protecting your investment and achieving true passive income.
Attractions and Amenities
Ormond Beach's primary tourist attractions center around the pristine Ormond Beach oceanfront with its wide sandy shores and excellent surfing conditions, the historic Ormond Memorial Art Museum and Gardens which draws culture enthusiasts, The Casements mansion offering guided tours of John D. Rockefeller's former winter home, and Tomoka State Park providing extensive hiking trails, kayaking, and wildlife viewing opportunities along the Tomoka River. To effectively serve guests visiting these specific destinations, rental properties must provide beach equipment including chairs, umbrellas, boogie boards, and surfboards for oceanfront activities, secure storage areas for wet gear and outdoor equipment used at the state park, high-speed Wi-Fi and comfortable indoor spaces for guests planning cultural itineraries and booking museum tours, outdoor shower facilities for rinsing off sand and river water, kayak storage or partnerships with local outfitters, early check-in/late check-out flexibility to accommodate state park operating hours, and detailed local guides highlighting walking routes to The Casements and optimal beach access points, as these amenities directly support the specific activities that draw visitors to Ormond Beach rather than generic vacation features.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
