Opelousas, Louisiana Short Term Rental Overview

Airbnb Market
Opelousas presents an exceptional short-term rental investment opportunity driven by its strategic position as the cultural heart of Louisiana's Acadiana region, where limited hotel inventory creates significant market gaps for discerning travelers seeking authentic Cajun and Creole experiences. Property owners can capitalize on average daily rates 15-25% higher than traditional long-term rentals, with peak occupancy rates during festival seasons including the Louisiana Yambilee Festival and Zydeco music events generating revenue spikes of 40-60% above baseline months. The city's proximity to Lafayette's business corridor, combined with its designation as the "Spice Capital of the World," attracts both corporate travelers and cultural tourists willing to pay premium rates for unique accommodations that traditional hospitality chains cannot provide. Current market analysis indicates fewer than 50 active short-term rental properties serving a catchment area of over 100,000 residents and seasonal visitors, creating an undersupplied market where well-positioned properties achieve 70-80% occupancy rates with nightly rates ranging from $85-150, translating to potential annual gross revenues of $25,000-45,000 for appropriately sized properties with minimal additional investment beyond standard furnishing and marketing optimization.
Short Term Rental Regulations
Short-term rental regulations in Opelousas, Louisiana involve a complex web of local ordinances, zoning restrictions, and permitting requirements that can vary significantly depending on your property's location and classification, with violations potentially resulting in hefty fines, forced closure of your rental operation, or legal action that could jeopardize your investment. The regulatory landscape is constantly evolving as the city adapts to the growing short-term rental market, making it challenging for property owners to stay current with changing compliance requirements, tax obligations, safety standards, and neighbor notification procedures. However, partnering with a professional short-term rental management service eliminates these compliance risks entirely, as experienced managers handle all aspects of licensing, permit applications, tax collection and remittance, regulatory updates, and ongoing legal compliance, allowing you to enjoy the income benefits of your investment property while maintaining complete peace of mind that your operation meets all current local, state, and federal requirements.
Occupancy Rates
Airbnb occupancy rates in Opelousas, Louisiana experience significant seasonal fluctuations, with peak tourist seasons occurring during spring (March-May) when visitors come for the area's renowned crawfish season and cultural festivals, and fall (September-November) when cooler weather attracts tourists to explore Cajun heritage sites and outdoor activities. Summer months see moderate occupancy despite heat and humidity, while winter (December-February) represents the slowest shoulder season with occupancy rates often dropping 30-40% below peak levels due to cooler temperatures and fewer cultural events. Professional revenue management becomes essential during these cyclical patterns, requiring dynamic pricing strategies that increase rates during high-demand periods like festival weekends and crawfish season while implementing competitive pricing and extended-stay discounts during slower winter months to maintain cash flow. Successful Airbnb operators in Opelousas must continuously adjust their pricing based on local event calendars, weather patterns, and competitor analysis, often raising rates 20-50% during peak seasons while reducing them strategically during shoulder periods to capture price-sensitive travelers and maintain year-round occupancy levels above 60%.
Vacation Rental Management
Managing a vacation rental in Opelousas, Louisiana presents unique operational challenges that can quickly overwhelm self-managing owners and jeopardize their investment returns. The city's growing tourism market, driven by its rich Creole heritage and proximity to Lafayette, creates intense competition where even minor service lapses can result in devastating reviews that permanently damage bookings. Guest turnover in this market requires precise coordination between cleaning crews, maintenance teams, and check-in processes, often complicated by Opelousas' limited service provider network and the need to manage multiple same-day turnovers during peak festival seasons like the Spice and Music Festival. The 24/7 communication demands are particularly challenging for owners juggling full-time careers, as guests expect immediate responses to everything from WiFi issues to local restaurant recommendations, and any delayed response can trigger negative reviews in today's instant-gratification booking environment. Maintenance issues in Louisiana's humid subtropical climate are both frequent and urgent—from HVAC failures during sweltering summers to plumbing problems exacerbated by the area's aging infrastructure—requiring immediate professional attention that self-managing owners often cannot coordinate quickly enough to prevent guest dissatisfaction. Full-service property management becomes essential rather than optional in this environment, as professional managers maintain the rapid response times, vetted contractor networks, and systematic processes necessary to consistently deliver the flawless guest experience that commands premium rates and generates truly passive income in Opelousas' increasingly sophisticated vacation rental market.
Attractions and Amenities
Opelousas attracts visitors primarily to the Louisiana Orphan Train Museum, the Opelousas Museum and Interpretive Center, the historic downtown district with its antebellum architecture and cultural sites, and the annual Zydeco Music Festival and other Creole cultural events that celebrate the area's rich heritage as the "Spice Capital of the World." To effectively serve guests visiting these attractions, properties must offer amenities that support cultural tourism and extended stays, including high-speed Wi-Fi for guests researching local history and sharing cultural experiences on social media, comfortable common areas or porches where visitors can relax after walking tours of the historic district, climate-controlled spaces with adequate heating and cooling since guests spend significant time indoors at museums and cultural centers, convenient parking for easy access to downtown attractions, and flexible check-in/check-out times to accommodate festival schedules and special events. Additionally, properties should provide local area information, maps, and cultural guides, along with kitchenette facilities or refrigeration for guests who want to sample and store local Creole spices and specialties, ensuring that visitors can fully immerse themselves in Opelousas's unique cultural offerings while having a comfortable base for their heritage tourism experience.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
