New Orleans, Louisiana Short Term Rental Overview

Airbnb Market
New Orleans presents an exceptionally compelling short-term rental investment opportunity, with property owners consistently achieving 15-25% higher revenue yields compared to traditional long-term leasing arrangements due to the city's robust tourism infrastructure and year-round demand drivers. The market benefits from over 18 million annual visitors generating approximately $9 billion in tourism revenue, while strategic properties in high-demand neighborhoods like the French Quarter, Marigny, and Garden District command premium nightly rates of $150-400 depending on property size and amenities. Key revenue catalysts include the city's packed festival calendar featuring Mardi Gras, Jazz Fest, and French Quarter Festival, which create predictable high-demand periods with occupancy rates exceeding 90% and allowing for surge pricing strategies that can triple standard nightly rates. The investment thesis is further strengthened by New Orleans' unique cultural positioning as an irreplaceable destination rather than a substitutable leisure market, ensuring consistent demand resilience, while the city's relatively affordable property acquisition costs compared to other major tourist destinations like Miami or San Francisco create favorable cap rates and faster payback periods for investors willing to capitalize on this premium hospitality market.
Short Term Rental Regulations
Short-term rental regulations in New Orleans are notoriously complex and constantly evolving, with strict permitting requirements, zoning restrictions, and licensing obligations that vary by neighborhood and property type, creating significant legal and financial risks for property owners who fail to maintain proper compliance with the city's intricate web of STR ordinances, tax collection requirements, and safety standards. The consequences of non-compliance can be severe, including hefty fines, forced closure of your rental operation, legal liability, and potential loss of rental income, while navigating the bureaucratic maze of permits, inspections, and ongoing regulatory changes can be overwhelming for individual property owners who lack the expertise and time to stay current with New Orleans' shifting legal landscape. However, when you partner with a professional short-term rental management service, you can rest assured that all aspects of licensing, permitting, tax collection and remittance, regulatory compliance, and legal requirements are handled expertly on your behalf, allowing you to enjoy the benefits of your investment property while experienced professionals manage the complex regulatory burden and ensure your operation remains fully compliant with all local, state, and federal requirements.
Occupancy Rates
New Orleans Airbnb occupancy rates fluctuate dramatically throughout the year, with peak seasons occurring during Mardi Gras (February/March), Jazz Fest (April/May), and the fall festival season (September-November), when occupancy can reach 85-95% and nightly rates often triple or quadruple baseline pricing. The slower shoulder seasons typically fall during the hot, humid summer months (June-August) and the post-holiday winter period (January, excluding Mardi Gras weeks), when occupancy may drop to 45-60% as leisure travelers avoid the oppressive heat or budget constraints following holiday spending. Professional revenue management becomes crucial during these seasonal swings, requiring sophisticated dynamic pricing strategies that automatically adjust rates based on local events, weather patterns, and demand forecasting to capture maximum revenue during peak periods while maintaining competitive pricing during slower months. Successful Airbnb operators in New Orleans must implement aggressive pricing optimization that can respond to the city's unique event calendar, including sudden spikes for Saints games, convention bookings, and cultural festivals, while also offering strategic discounts and extended-stay incentives during shoulder periods to maintain consistent occupancy and cash flow year-round.
Vacation Rental Management
Managing a vacation rental in New Orleans presents unique operational challenges that can quickly overwhelm self-managing owners, particularly during peak seasons like Mardi Gras and Jazz Fest when guest turnover accelerates to same-day check-ins requiring immediate deep cleaning, restocking, and quality inspections in the humid climate that breeds mold and accelerates wear. The city's 24/7 party culture means guests expect round-the-clock responsiveness for everything from noise complaints in the French Quarter to emergency lockouts at 3 AM, while the historic architecture common to desirable neighborhoods demands specialized maintenance knowledge for issues like century-old plumbing failures, HVAC problems exacerbated by extreme humidity, and structural quirks that can't wait for regular business hours. Without professional property management handling these rapid turnovers, instant guest communication, and immediate maintenance response, even minor delays in cleaning, delayed responses to guest inquiries, or unresolved maintenance issues can trigger devastating reviews that destroy your 5-star rating and passive income potential in a market where tourists have hundreds of alternatives and expect flawless experiences to match the premium prices they pay for authentic New Orleans accommodations.
Attractions and Amenities
New Orleans' top tourist draws—the historic French Quarter with its iconic Bourbon Street nightlife and jazz clubs, the Garden District's antebellum mansions and streetcar tours, the vibrant arts scene centered around Magazine Street and the Warehouse District, and the city's renowned culinary landscape featuring everything from fine dining to street food—create specific accommodation needs that directly impact guest satisfaction and booking rates. Properties serving these attractions must offer secure parking or valet services since most visitors will walk extensively through the Quarter's narrow streets and take streetcars to the Garden District, early check-in and late check-out options to accommodate the city's late-night entertainment culture that often runs until dawn, soundproofing or quiet rooms for guests who prefer rest over revelry, concierge services with insider knowledge of restaurant reservations and jazz club schedules, and premium Wi-Fi for guests sharing their culinary adventures and historic discoveries on social media. Additionally, properties should provide luggage storage for guests arriving early to maximize their exploration time, partnerships with local tour operators for Garden District and culinary tours, and 24-hour front desk service to assist guests navigating the city's unique rhythm where the best experiences often happen outside traditional business hours.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
