Monterey, California Short Term Rental Overview

Airbnb Market
Monterey's short-term rental market presents exceptional revenue opportunities for property owners, with average daily rates consistently exceeding $200-300 during peak seasons due to the city's unique positioning as a premier coastal destination anchored by world-class attractions including the Monterey Bay Aquarium, Pebble Beach Golf Links, and the scenic 17-Mile Drive. The market benefits from year-round demand driven by both leisure travelers seeking the area's natural beauty and business travelers attending conferences at the Monterey Conference Center, resulting in occupancy rates typically ranging from 65-80% annually for well-positioned properties. Property owners can capitalize on premium pricing during high-demand periods such as the Monterey Jazz Festival, AT&T Pebble Beach Pro-Am, and summer tourist season, with many short-term rentals generating 40-60% higher returns compared to traditional long-term leasing arrangements. The limited hotel inventory relative to visitor demand, combined with Monterey's strict development regulations that constrain new hospitality supply, creates a supply-demand imbalance that consistently supports strong rental rates and positions existing properties as increasingly valuable income-generating assets in this mature, high-barrier-to-entry market.
Short Term Rental Regulations
Monterey's short-term rental regulations are intricate and constantly evolving, with strict permitting requirements, zoning restrictions, occupancy limits, and substantial penalties for non-compliance that can include hefty fines, legal action, and forced closure of your rental operation. The city requires specific business licenses, transient occupancy tax registration, compliance with fire safety codes, parking provisions, and neighbor notification procedures, while violations can result in fines exceeding $1,000 per day and potential criminal charges for repeat offenders. Navigating these complex regulations while staying current with frequent policy changes can be overwhelming and costly for property owners who risk significant financial and legal consequences if they inadvertently operate outside the law. However, professional short-term rental management services specialize in handling all aspects of regulatory compliance, from obtaining and maintaining proper permits and licenses to collecting and remitting required taxes, ensuring your property operates legally and profitably while you enjoy peace of mind knowing that experienced professionals are managing all the regulatory complexities on your behalf.
Occupancy Rates
Monterey, California experiences distinct seasonal patterns with peak occupancy rates during summer months (June through August) when visitors flock to enjoy the coastal climate, Monterey Bay Aquarium, and outdoor activities, alongside secondary peaks during spring break (March-April) and fall foliage season (September-October). The shoulder seasons of late fall through early spring (November-February) see significantly lower demand due to cooler, wetter weather and reduced tourist activity, creating challenges for Airbnb hosts to maintain consistent revenue streams. Professional revenue management becomes crucial during these fluctuations, requiring hosts to implement dynamic pricing strategies that adjust rates based on local events like the Monterey Jazz Festival, Pebble Beach golf tournaments, and conference schedules at the Monterey Conference Center. Effective revenue management involves lowering rates during slower periods to attract budget-conscious travelers and extended-stay guests while maximizing rates during peak demand, utilizing data analytics to monitor competitor pricing, local occupancy trends, and booking lead times to optimize both occupancy rates and average daily rates throughout the year.
Vacation Rental Management
Managing a vacation rental in Monterey, California presents formidable operational challenges that can quickly overwhelm even the most organized property owner, particularly when dealing with the area's unique coastal environment and demanding tourist expectations. Guest turnover in this premium destination requires precise coordination between housekeeping teams, maintenance crews, and guest communications, often with same-day turnarounds during peak season when properties can command $300-500+ per night, leaving zero margin for error that could result in cancellations or negative reviews. The 24/7 communication demands are relentless, as guests paying premium rates for oceanfront or Carmel-adjacent properties expect immediate responses to everything from WiFi issues to recommendations for Pebble Beach dining, while time zone differences mean inquiries arrive at all hours from international visitors. Maintenance challenges are particularly acute due to Monterey's salt air corrosion, frequent fog-related moisture issues, and the need for specialized knowledge of local contractors who understand coastal property requirements, from HVAC systems that combat humidity to exterior maintenance that withstands marine conditions. Without full-service property management handling these complex, interconnected operational demands, owners inevitably face service gaps that lead to declining reviews, reduced booking rates, and the transformation of what should be passive income into a demanding second job that compromises both profitability and guest satisfaction in one of California's most competitive vacation rental markets.
Attractions and Amenities
Monterey's tourism centers around four primary attractions that drive visitor demand: the world-renowned Monterey Bay Aquarium, the scenic 17-Mile Drive through Pebble Beach, Cannery Row's historic waterfront district, and Carmel-by-the-Sea's charming downtown area just minutes away. To maximize revenue from guests visiting these specific destinations, properties must offer targeted amenities including secure bicycle storage and rental partnerships for exploring the coastal bike paths along 17-Mile Drive, early breakfast options or grab-and-go meals for aquarium visitors who want to arrive before crowds, dedicated parking spaces since these attractions often have limited or expensive parking, and comfortable seating areas with local guidebooks and maps for planning day trips to Carmel's art galleries and boutiques. Additionally, properties should provide beach gear like towels, umbrellas, and coolers for guests spending time at nearby beaches, high-speed Wi-Fi for uploading photos from these picturesque locations, and late check-out options to accommodate visitors who want to maximize their time at these attractions before departing, as the combination of these specific amenities directly addresses the practical needs created by Monterey's unique tourism landscape.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
