Mammoth Lakes, California Short Term Rental Overview

Airbnb Market
Mammoth Lakes presents an exceptional short-term rental investment opportunity driven by its unique position as a year-round destination that commands premium nightly rates averaging $300-500 during peak seasons, significantly outperforming California's statewide average of $180-220. The market benefits from consistent dual-season demand with winter ski tourism at Mammoth Mountain generating 80-90% occupancy rates from December through March, while summer outdoor recreation activities maintain 70-85% occupancy from June through September, creating a revenue stream that can yield annual returns of 15-25% for well-positioned properties. Limited new construction due to strict municipal development restrictions has created artificial scarcity, driving both property values and rental rates upward by 12-18% annually over the past three years. The town's strategic location as the closest major ski destination to Los Angeles and San Francisco metropolitan areas ensures a steady influx of high-income visitors willing to pay premium rates for quality accommodations, while the recent completion of infrastructure improvements and the area's growing reputation as a luxury mountain destination has attracted corporate retreats and extended-stay professionals, further diversifying the revenue base beyond traditional vacation rentals.
Short Term Rental Regulations
Mammoth Lakes has implemented strict short-term rental regulations that require property owners to obtain proper permits, comply with zoning restrictions, pay transient occupancy taxes, and adhere to occupancy limits and noise ordinances—with violations potentially resulting in hefty fines, legal action, and forced cessation of rental operations. These local laws are complex and frequently evolving, making it challenging for individual property owners to stay current with changing permit requirements, tax obligations, and compliance standards that vary by property type and location within the town. However, professional short-term rental management services specialize in navigating this regulatory landscape, handling all aspects of licensing, permit renewals, tax collection and remittance, and ongoing legal compliance, ensuring your property remains fully compliant while you enjoy peace of mind and maximize your rental income without the stress of managing ever-changing municipal requirements.
Occupancy Rates
Mammoth Lakes experiences distinct seasonal patterns with peak occupancy rates during winter ski season (December through March) when the town transforms into a premier alpine destination, and summer months (June through September) when visitors flock for hiking, fishing, and outdoor recreation activities. The shoulder seasons of late spring (April-May) and fall (October-November) typically see significantly lower occupancy rates as ski lifts close and summer activities aren't yet accessible due to snow conditions or weather transitions. Professional revenue management becomes crucial during these fluctuations, requiring dynamic pricing strategies that maximize rates during peak demand periods while strategically lowering prices during slower seasons to maintain occupancy and cash flow. Successful Airbnb operators in Mammoth Lakes must implement sophisticated pricing algorithms that account for local events like ski competitions, summer festivals, weather forecasts, and competitor pricing to optimize revenue throughout the year, often adjusting rates daily or even hourly to capture demand spikes while remaining competitive during the inevitable seasonal lulls that characterize this mountain resort market.
Vacation Rental Management
Managing a vacation rental in Mammoth Lakes presents unique operational challenges that can quickly overwhelm property owners, particularly during peak ski season when guest turnover occurs every 2-3 days and requires precise coordination of housekeeping, maintenance, and guest communications across different time zones. The mountain environment creates additional complexities with frequent weather-related issues like frozen pipes, snow removal, heating system failures, and limited contractor availability during storms, while guests expect immediate responses to urgent situations regardless of whether it's 2 AM or during a blizzard. The competitive Mammoth Lakes market demands flawless execution where a single negative review about dirty linens, broken hot tubs, or unresponsive hosts can devastate bookings and revenue, making self-management a high-risk endeavor that often results in burnout, declining guest satisfaction, and lost income. Full-service property management becomes essential rather than optional in this environment, as professional teams provide 24/7 local support, established vendor relationships for emergency repairs, systematic quality control processes, and the operational expertise necessary to maintain the 5-star standards that command premium rates and ensure truly passive income in one of California's most demanding vacation rental markets.
Attractions and Amenities
Mammoth Lakes attracts visitors primarily to Mammoth Mountain Ski Area for world-class skiing and snowboarding, Devils Postpile National Monument for hiking and geological exploration, Mammoth Lakes Basin for fishing and water recreation, and the Eastern Sierra's extensive trail network for year-round outdoor adventures. To maximize revenue, properties must offer ski and snowboard storage with boot drying areas, hot tubs and saunas for post-activity recovery, high-speed Wi-Fi for trip planning and weather monitoring, fully equipped kitchens since dining options are limited, gear storage and drying areas for hiking and fishing equipment, early check-in/late check-out flexibility to accommodate flight schedules and activity timing, and reliable heating systems for the high-altitude climate. Properties that align these specific amenities with Mammoth's outdoor recreation focus can command premium rates by directly addressing the practical needs of guests who travel here specifically for skiing, hiking, fishing, and mountain adventures, rather than generic vacation rentals that fail to cater to the destination's unique activity-driven tourism patterns.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
