Knoxville, Tennessee Short Term Rental Overview

Airbnb Market
Knoxville's short-term rental market presents exceptional revenue opportunities for property owners, with average daily rates ranging from $120-180 depending on proximity to the University of Tennessee and downtown attractions, generating annual returns of 12-18% for well-positioned properties. The city's strategic location as the gateway to Great Smoky Mountains National Park drives consistent year-round occupancy rates exceeding 70%, while major events like UT football games, the Dogwood Arts Festival, and corporate conferences at the Knoxville Convention Center create premium pricing windows that can yield $300+ per night. Market data indicates that properties within a 10-minute drive of campus or downtown command occupancy rates 15-20% higher than traditional long-term rentals, with the added benefit of Tennessee's favorable tax environment and absence of state income tax maximizing net profits. The convergence of outdoor recreation tourism, university-driven demand, and Knoxville's emerging reputation as a business hub creates a diversified revenue stream that significantly outperforms traditional rental models, particularly for properties offering 2-4 bedrooms that cater to both family vacationers and corporate groups.
Short Term Rental Regulations
Navigating Knoxville's short-term rental regulations can be a complex and risky endeavor for property owners, as the city requires specific permits, business licenses, and compliance with zoning restrictions that vary by neighborhood and property type, while Tennessee state laws add additional layers of tax obligations and safety requirements that are subject to frequent updates and changes. The consequences of non-compliance can be severe, including hefty fines, forced closure of your rental operation, legal liability issues, and potential damage to your property's value and your personal finances. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing requirements, permit applications, tax filings, zoning compliance, and ongoing regulatory changes are handled expertly on your behalf, allowing you to enjoy the income from your investment property without the stress and risk of navigating the ever-evolving legal landscape yourself.
Occupancy Rates
Knoxville, Tennessee experiences distinct seasonal patterns in Airbnb occupancy rates, with peak tourist seasons occurring during fall (September-November) when visitors flock to see the Great Smoky Mountains' autumn foliage, and spring through early summer (April-July) when outdoor activities and University of Tennessee events drive demand. Winter months (December-February) represent the slowest shoulder season with significantly reduced occupancy rates, while late summer (August) can see moderate dips as extreme heat affects tourism. Professional revenue management becomes crucial during these fluctuations, requiring hosts to implement dynamic pricing strategies that maximize rates during high-demand periods like football season and leaf-peeping months, while strategically lowering prices during slower winter periods to maintain competitive occupancy levels. Effective revenue management in Knoxville's seasonal market involves analyzing local event calendars, weather patterns, and university schedules to anticipate demand shifts, allowing hosts to adjust pricing 30-60 days in advance and utilize minimum stay requirements during peak weekends to optimize both occupancy rates and total revenue throughout the year's natural ebb and flow.
Vacation Rental Management
Self-managing a vacation rental in Knoxville presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The constant guest turnover, particularly during peak seasons when University of Tennessee events and Great Smoky Mountains tourism surge, demands precise coordination of cleaning crews, maintenance teams, and supply restocking within tight 2-4 hour windows between bookings—a logistical nightmare that becomes exponentially more complex when managing multiple properties or dealing with last-minute cancellations and extensions. The 24/7 communication burden proves especially taxing, as guests expect immediate responses to everything from Wi-Fi troubleshooting to emergency lockouts, often at inconvenient hours, while language barriers with international visitors and the need to maintain professional, hospitality-grade service standards add layers of complexity that most property owners are unprepared to handle consistently. Maintenance issues in Knoxville's variable climate—from HVAC failures during sweltering summers to plumbing problems exacerbated by hard water and seasonal freezing—require immediate professional attention to prevent negative reviews, yet coordinating reliable contractors, managing costs, and ensuring quality work while guests are present demands expertise and local vendor relationships that take years to develop. In this saturated market where a single poor review can devastate booking rates and revenue, full-service property management transforms from a luxury into an operational necessity, providing the professional systems, local expertise, and round-the-clock support infrastructure essential for maintaining the 5-star standards and truly passive income that successful vacation rental investments require.
Attractions and Amenities
Knoxville's tourism centers around four major attractions that drive visitor demand: the University of Tennessee campus with its iconic Neyland Stadium hosting over 100,000 football fans on game days, the historic Market Square downtown district featuring restaurants, breweries, and live music venues, the Great Smoky Mountains National Park located just 30 minutes away offering hiking and outdoor recreation, and the Tennessee Theatre and Old City entertainment corridor drawing visitors for concerts and nightlife. To maximize revenue from guests visiting these specific attractions, properties must offer tailored amenities including ample parking and shuttle services for football weekends when campus parking is impossible, high-speed Wi-Fi and workspaces for business travelers attending university events, outdoor gear storage and drying areas for Smoky Mountain hikers returning with muddy boots and wet equipment, late-night check-in capabilities and soundproofing for guests attending evening entertainment in the Old City, and kitchenettes or mini-fridges for extended-stay visitors who want to avoid expensive stadium and tourist area dining. Properties that align these specific features with Knoxville's unique draw as both a college town and gateway to the Smokies will capture higher occupancy rates and premium pricing from the distinct traveler segments these attractions generate.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
