Kihei, Hawaii Short Term Rental Overview

Airbnb Market
Kihei's short-term rental market presents exceptional revenue opportunities for property owners, with average daily rates ranging from $200-400 depending on property type and proximity to beaches, generating annual gross yields of 8-12% that significantly outperform traditional long-term rentals. The area's strategic position along Maui's sunny leeward coast ensures consistent 85%+ occupancy rates year-round, driven by its reputation for having over 300 sunny days annually and immediate access to world-class beaches like Wailea and Makena. Current market data shows Kihei properties generate 3-4x higher monthly revenue compared to standard residential leases, with oceanview units commanding premium rates of $300-500 per night during peak seasons from December through April and June through August. The location's appeal to high-spending tourists is amplified by its proximity to luxury resorts, championship golf courses, and snorkeling destinations, while maintaining lower property acquisition costs than neighboring Wailea, creating an optimal investment equation where owners can capitalize on luxury market demand without luxury market entry costs.
Short Term Rental Regulations
Short-term rental regulations in Kihei, Hawaii, are governed by a complex web of county ordinances, state tax requirements, and zoning restrictions that can change without warning, leaving property owners vulnerable to substantial fines, legal action, and forced closure of their rental operations if they fail to maintain proper permits, collect and remit transient accommodation taxes, or inadvertently violate occupancy limits and noise ordinances. The consequences of non-compliance can be severe, including penalties of thousands of dollars per violation, retroactive tax assessments with interest, and potential criminal charges for operating without proper licensing. However, partnering with a professional short-term rental management service eliminates these risks entirely, as experienced managers stay current with all evolving regulations, handle permit applications and renewals, ensure timely tax filings and payments, maintain required insurance coverage, and provide ongoing compliance monitoring so property owners can enjoy their investment income with complete peace of mind knowing that all legal obligations are being met by qualified professionals.
Occupancy Rates
Kihei, Hawaii experiences distinct seasonal patterns with peak tourist seasons occurring during winter months (December through March) when mainland visitors escape cold weather, and summer months (June through August) when families vacation during school breaks, typically achieving occupancy rates of 85-95% during these periods. The shoulder seasons of April-May and September-November see moderate demand with occupancy rates dropping to 65-75%, while the slowest period occurs in late spring (May) and early fall (September-October) when occupancy can dip to 50-65% as fewer travelers visit due to school schedules and budget constraints following peak season spending. Professional revenue management becomes crucial during these fluctuations, utilizing dynamic pricing strategies that adjust rates based on local events, weather patterns, competitor pricing, and booking lead times to maximize revenue per available room. Effective revenue management involves increasing rates during high-demand periods like whale watching season or local festivals while strategically lowering prices during slower periods to maintain competitive occupancy levels, often implementing minimum stay requirements during peak times and offering attractive weekly or monthly discounts during shoulder seasons to capture longer-term guests and maintain consistent cash flow throughout the year.
Vacation Rental Management
Self-managing a vacation rental in Kihei presents overwhelming operational challenges that can quickly destroy profitability and guest satisfaction in this ultra-competitive Hawaiian market. The relentless guest turnover cycle demands same-day cleaning, restocking, and property inspections between bookings, often requiring coordination with housekeeping teams across different time zones while guests arrive as early as 6 AM expecting immediate access. Managing 24/7 guest communication becomes particularly grueling when mainland guests operate on Pacific, Mountain, or Eastern time zones, meaning emergency calls about broken air conditioning, plumbing issues, or locked-out guests can come at 2 AM Hawaii time, demanding immediate response to prevent devastating reviews. Maintenance challenges are amplified by Kihei's harsh salt air environment that accelerates wear on appliances, HVAC systems, and outdoor furniture, while sourcing reliable local contractors for urgent repairs often requires established relationships and premium pricing that individual owners cannot negotiate. The combination of Hawaii's remote location, limited vendor availability, and guests' sky-high expectations for luxury amenities means that any operational hiccup—from a malfunctioning pool heater to delayed housekeeping—can instantly generate one-star reviews that permanently damage search rankings and revenue potential. Full-service property management transforms these operational nightmares into systematic processes handled by local experts who maintain vendor relationships, provide round-the-clock guest support, and ensure the consistent 5-star experience essential for commanding premium rates and achieving true passive income in Kihei's saturated vacation rental market.
Attractions and Amenities
Kihei's tourism centers around four primary attractions that drive visitor demand: Wailea Beach and Keawakapu Beach for their pristine snorkeling and swimming conditions, the Maui Ocean Center aquarium which draws families and marine enthusiasts, Molokini Crater for world-class snorkeling excursions, and the scenic Wailea Golf Club courses that attract golfers year-round. To maximize revenue from guests visiting these specific attractions, properties must offer beach gear storage and rental (snorkel equipment, beach chairs, umbrellas, and boogie boards), outdoor shower facilities for post-beach cleanup, early morning departure accommodations for Molokini Crater tours that typically leave at dawn, golf club storage and cleaning areas, high-speed Wi-Fi for booking excursions and sharing underwater photography, air conditioning for comfort after long sun exposure days, and spacious outdoor areas with grills and seating where families can gather after aquarium visits or beach days. Properties that align these specific amenities with Kihei's attraction-driven tourism patterns will command higher nightly rates and occupancy levels than those offering generic vacation rental features.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
