Key Largo, Florida Short Term Rental Overview

Airbnb Market
Key Largo's short-term rental market presents exceptional revenue opportunities driven by its unique position as the gateway to the Florida Keys and proximity to world-class diving destinations like John Pennekamp Coral Reef State Park. Property owners can capitalize on year-round demand with average daily rates ranging from $200-400 depending on property type and waterfront access, significantly outperforming traditional long-term rental yields by 150-200%. The market benefits from limited inventory due to strict zoning regulations and environmental protections, creating a supply-constrained environment that supports premium pricing and high occupancy rates averaging 70-85% annually. Key Largo's appeal to affluent travelers seeking authentic Florida Keys experiences, combined with its accessibility via US-1 and proximity to Miami's international airport, generates consistent booking demand across multiple guest segments including fishing enthusiasts, diving groups, and luxury vacation seekers. The destination's resistance to economic downturns, evidenced by sustained performance during recent market volatility, positions short-term rental investments as both high-yield income generators and appreciating assets in one of Florida's most desirable and geographically constrained markets.
Short Term Rental Regulations
Short-term rental regulations in Key Largo, Florida, involve a complex web of Monroe County ordinances, state licensing requirements, and zoning restrictions that can change without warning, leaving property owners vulnerable to hefty fines, legal action, and forced closure of their rental operations if they fail to maintain proper permits, collect and remit the required tourist development taxes, or violate occupancy limits and safety codes. The stakes are particularly high in the Florida Keys, where enforcement has intensified and penalties can reach thousands of dollars per violation, potentially devastating your investment returns and exposing you to personal liability. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing requirements, permit renewals, tax collection and remittance, zoning compliance, and regulatory updates are handled expertly on your behalf, allowing you to enjoy the income from your Key Largo property while staying fully protected from the costly risks of non-compliance.
Occupancy Rates
Key Largo's Airbnb market experiences distinct seasonal patterns with peak occupancy rates typically occurring from December through April when northern visitors escape harsh winters, and again during summer months from June through August when families vacation and fishing enthusiasts flock to the area's renowned waters. The shoulder seasons of May, September, and November generally see moderate occupancy levels, while October often represents the slowest period due to potential hurricane concerns and the end of summer travel. Professional revenue management becomes crucial during these fluctuations, as dynamic pricing strategies allow hosts to maximize revenue by increasing rates during high-demand periods like holidays, fishing tournaments, and winter months, while strategically lowering prices during slower periods to maintain competitive occupancy levels. Without sophisticated pricing adjustments that respond to local events, weather patterns, and booking trends, Key Largo Airbnb properties risk significant revenue loss during peak seasons and extended vacancy periods during slower months, making automated revenue management systems essential for optimizing year-round performance in this highly seasonal tropical market.
Vacation Rental Management
Managing a vacation rental in Key Largo presents unique operational challenges that can quickly overwhelm property owners and damage their reputation if not handled professionally. The area's high guest turnover, particularly during peak season from December through April, requires precise coordination of cleaning crews, maintenance teams, and guest communications within tight 3-4 hour windows between checkouts and check-ins, while dealing with the logistical constraints of being located on a narrow island with limited service provider availability. The 24/7 communication demands are intensified by Key Largo's appeal to international travelers across multiple time zones, emergency situations involving water activities, hurricane season preparations, and the need for immediate responses to issues like air conditioning failures in Florida's humid climate, power outages during storms, or problems with saltwater-exposed outdoor amenities. Maintenance challenges are particularly acute due to the corrosive marine environment that accelerates wear on HVAC systems, outdoor furniture, and building materials, while the limited pool of qualified contractors on the island often results in delayed repairs and inflated costs that can leave properties out of commission during peak revenue periods. In this competitive market where guests expect immediate responses and flawless experiences, attempting to self-manage these complex operations while maintaining the consistent 5-star service standards necessary for premium pricing and repeat bookings makes full-service property management not just a convenience, but an essential investment in protecting both your property's reputation and your passive income potential.
Attractions and Amenities
Key Largo's tourism revolves around four primary attractions that define the visitor experience: John Pennekamp Coral Reef State Park (America's first underwater preserve offering glass-bottom boat tours and snorkeling), the world-renowned diving sites along the Florida Reef Tract, the African Queen boat from the Humphrey Bogart film, and Dagny Johnson Key Largo Hammock Botanical State Park with its rare tropical hardwood hammock trails. To maximize revenue from guests visiting these specific attractions, properties must provide essential water-activity amenities including gear storage and drying areas for snorkeling and diving equipment, outdoor showers and changing areas for post-water activities, early breakfast options or grab-and-go meals to accommodate dawn dive trips and park excursions, reliable Wi-Fi for guests to share underwater photography and research dive sites, and partnerships with local dive shops and tour operators to offer package deals. Additionally, properties should feature covered outdoor spaces for equipment preparation, adequate parking for guests with boat trailers or rental gear, and concierge services knowledgeable about tide schedules, weather conditions, and booking the most popular reef tours that often sell out during peak season.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
