Kennesaw, Georgia Short Term Rental Overview

Airbnb Market
Kennesaw, Georgia presents an exceptional short-term rental investment opportunity driven by its strategic proximity to major Atlanta attractions, robust year-round demand, and favorable market dynamics that consistently generate superior returns for property owners. Located just 30 miles northwest of Atlanta, Kennesaw captures high-value guests visiting Truist Park (home of the Atlanta Braves), Kennesaw State University events, and corporate travelers accessing the thriving Cobb County business corridor, enabling owners to command premium nightly rates averaging $120-180 compared to traditional long-term rental yields of just $1,200-1,500 monthly. The market benefits from limited hotel inventory relative to demand, particularly during baseball season and university events, creating occupancy rates consistently above 70% for well-positioned properties. Additionally, Georgia's landlord-friendly regulations and Kennesaw's permissive short-term rental ordinances minimize operational friction while the area's continued population growth and infrastructure development, including the upcoming Braves mixed-use development, position early-entry investors to capitalize on rapidly appreciating property values alongside immediate cash flow advantages that can exceed traditional rental income by 40-60% annually.
Short Term Rental Regulations
Short-term rental regulations in Kennesaw, Georgia involve a complex web of city ordinances, zoning restrictions, and permit requirements that can change without warning, leaving property owners vulnerable to hefty fines, legal action, and forced closure of their rental operations if they fail to maintain proper compliance with business licenses, occupancy taxes, safety inspections, and neighborhood notification requirements. The stakes are particularly high because violations can result in thousands of dollars in penalties, legal fees, and lost revenue, while the intricate nature of local zoning laws means that what's permitted in one area may be strictly prohibited just blocks away, creating a minefield of potential compliance issues for owners trying to navigate the regulations on their own. However, professional short-term rental management services eliminate these risks entirely by taking full responsibility for obtaining and maintaining all necessary permits, handling tax collection and remittance, ensuring ongoing compliance with evolving regulations, and serving as the primary point of contact with local authorities, allowing property owners to enjoy the income benefits of short-term rentals without the stress and liability of managing the complex legal requirements themselves.
Occupancy Rates
Kennesaw, Georgia experiences distinct seasonal patterns in Airbnb occupancy rates, with peak tourist seasons occurring during spring (March-May) and fall (September-November) when visitors flock to the area for Kennesaw State University events, pleasant weather, and outdoor activities at Kennesaw Mountain National Battlefield Park. Summer months (June-August) also see elevated demand due to family vacations and baseball tourism at Truist Park, while winter months (December-February) represent the slower shoulder season with significantly reduced occupancy rates as fewer travelers visit the region. Professional revenue management becomes essential during these fluctuations, requiring hosts to implement dynamic pricing strategies that increase rates during peak demand periods while offering competitive pricing during slower months to maintain consistent bookings. Effective revenue management involves analyzing local event calendars, university schedules, weather patterns, and competitor pricing to optimize rates weekly or even daily, ensuring properties remain attractive to price-sensitive travelers during shoulder seasons while maximizing revenue during high-demand periods, ultimately achieving higher annual occupancy rates and revenue compared to static pricing approaches.
Vacation Rental Management
Self-managing a vacation rental in Kennesaw, Georgia presents formidable operational challenges that can quickly overwhelm property owners and jeopardize their investment returns. The rapid guest turnover common in this Atlanta suburb demands precise coordination of cleaning crews, maintenance teams, and supply restocking within tight 2-4 hour windows between bookings, often complicated by Georgia's unpredictable weather and traffic delays on I-75 and I-575 that can derail scheduling. Managing 24/7 guest communication becomes particularly demanding when dealing with travelers from different time zones visiting Kennesaw's attractions like Swift-Cantrell Park or attending events at nearby Truist Park, requiring immediate responses to everything from Wi-Fi issues to HVAC problems during Georgia's sweltering summers or unexpected winter weather. Maintenance challenges are amplified by the area's aging housing stock, seasonal HVAC strain, and the need for local contractor relationships who understand Kennesaw's specific building codes and can respond quickly to emergency repairs that could otherwise result in negative reviews and booking cancellations. In Kennesaw's increasingly saturated short-term rental market, where guests expect hotel-level service at competitive prices, these operational demands make full-service property management not merely convenient but absolutely essential for maintaining the consistent 5-star guest experience and reliable passive income that separates successful rental properties from those that struggle with declining bookings and profitability.
Attractions and Amenities
Kennesaw's tourism centers around four major attractions: the Southern Museum of Civil War and Locomotive History with its famous General locomotive, Kennesaw Mountain National Battlefield Park offering extensive hiking trails and Civil War historical sites, the vibrant Town Center at Cobb shopping and entertainment district, and Swift-Cantrell Park featuring sports facilities and outdoor recreation areas. To maximize revenue from guests visiting these specific destinations, properties must offer early breakfast options and packed lunch services for hikers tackling Kennesaw Mountain's trails, secure storage for hiking gear and bicycles, high-speed Wi-Fi for guests researching historical sites and planning shopping itineraries, family-friendly amenities like cribs and rollaway beds since the museum and park attract multigenerational visitors, fitness facilities to complement the active outdoor lifestyle, and shuttle services or detailed local transportation information to help guests navigate between the mountain trails, downtown shopping areas, and sports complexes without rental car hassles.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
