Jonesborough, Tennessee Short Term Rental Overview

Airbnb Market
Jonesborough, Tennessee presents an exceptional short-term rental investment opportunity driven by its unique position as America's oldest town and the International Storytelling Center hub, generating consistent year-round visitor demand that translates to premium nightly rates averaging 15-25% above regional comparables. Property owners can capitalize on the town's strategic location within 30 minutes of both Johnson City and the Tri-Cities Airport, combined with limited hotel inventory that creates supply constraints favoring private accommodations, resulting in occupancy rates consistently exceeding 70% for well-positioned properties. The market benefits from diverse revenue streams including heritage tourists, business travelers accessing nearby medical facilities and universities, and outdoor enthusiasts drawn to the Appalachian Trail and regional attractions, while the town's strict zoning limitations on new commercial lodging development protect existing short-term rental operators from oversaturation. Current market analysis indicates that properly managed properties in Jonesborough's historic district command nightly rates of $120-180, generating annual gross revenues of $35,000-55,000 for typical 2-3 bedroom homes, with net yields often reaching 12-18% after expenses, significantly outperforming traditional long-term rental returns in the regional market.
Short Term Rental Regulations
Short-term rental regulations in Jonesborough, Tennessee, involve a complex web of local zoning ordinances, business licensing requirements, and tax obligations that can vary significantly depending on your property's location within the town's historic districts and residential zones, with penalties for non-compliance potentially including hefty fines, forced closure of your rental operation, and legal liability that could jeopardize your investment. These regulations are frequently updated and can include specific requirements for parking, occupancy limits, noise ordinances, safety inspections, and neighbor notification procedures, making it challenging for individual property owners to stay current with all applicable laws and maintain proper compliance. However, when you partner with a professional short-term rental management service, they assume full responsibility for navigating these regulatory complexities, ensuring your property maintains all necessary permits and licenses, handling tax collection and remittance to local authorities, and continuously monitoring regulatory changes to keep your rental operation legally compliant and protected from potential violations.
Occupancy Rates
Jonesborough, Tennessee experiences distinct seasonal patterns in Airbnb occupancy, with peak tourist seasons occurring during late spring through early fall (May-September) when visitors flock to the historic downtown area for storytelling festivals, outdoor activities, and pleasant weather, alongside a significant surge during October for fall foliage tourism. The shoulder seasons of late fall through early spring (November-April) see considerably lower occupancy rates as tourism slows due to colder weather and fewer outdoor attractions, though occasional spikes occur around holidays and special events. Professional revenue management becomes crucial during these fluctuations, requiring hosts to implement dynamic pricing strategies that maximize rates during high-demand periods while offering competitive pricing during slower months to maintain steady bookings. Effective revenue management involves analyzing local event calendars, adjusting minimum stay requirements seasonally, and strategically pricing units 10-20% below peak rates during shoulder seasons to capture price-sensitive travelers, while premium pricing during festivals and peak summer months can increase revenue per available night by 30-50%, ultimately ensuring consistent annual occupancy rates above 65% despite the inherent seasonality of this historic Tennessee market.
Vacation Rental Management
Self-managing a vacation rental in Jonesborough, Tennessee presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The historic town's popularity as a storytelling destination and gateway to the Appalachian Mountains creates intense guest turnover, particularly during peak seasons and festival weekends, requiring precise coordination of cleaning crews, maintenance teams, and guest communications within tight 2-4 hour windows between bookings. The 24/7 nature of guest communication becomes particularly demanding when dealing with visitors unfamiliar with the area's rural infrastructure, limited cell service in surrounding mountains, and seasonal weather challenges that can affect everything from heating systems to internet connectivity. Maintenance issues in Jonesborough's older properties—many featuring historic charm but aging systems—require immediate local contractor relationships and emergency response capabilities that individual owners struggle to maintain, especially when living remotely or managing multiple properties. Without professional property management handling these complex logistics, owners frequently face negative reviews from delayed responses, inadequate cleaning turnarounds, and unresolved maintenance problems that can devastate their 5-star ratings and search ranking visibility on platforms like Airbnb and VRBO, ultimately transforming what should be passive income into a demanding second job that generates diminishing returns in an increasingly competitive East Tennessee vacation rental market.
Attractions and Amenities
Jonesborough's primary tourist attractions center around the Historic Downtown District with its preserved 18th-century architecture and antique shops, the International Storytelling Center which hosts the renowned National Storytelling Festival each October, the scenic Nolichucky River offering kayaking and tubing opportunities, and the nearby Rocky Fork State Park providing hiking trails and outdoor recreation. To effectively serve guests visiting these specific attractions, rental properties must offer high-speed Wi-Fi and comfortable workspaces for storytelling enthusiasts who often travel as writers, educators, or performers needing to prepare presentations, secure outdoor gear storage and drying areas for river and hiking equipment, spacious common areas or porches that accommodate the social nature of storytelling festival attendees who gather to share tales, early check-in/late check-out flexibility during peak festival weekends when visitors arrive from across the country, and detailed local guides highlighting walking routes between downtown attractions since most visitors prefer to explore the compact historic district on foot while using the property as a comfortable base for their cultural and outdoor adventures.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
