Johnson City, Tennessee Short Term Rental Overview

Airbnb Market
Johnson City, Tennessee presents exceptional short-term rental investment opportunities driven by its strategic position as the largest city in the Tri-Cities region and home to East Tennessee State University's 14,000+ student population, creating consistent demand for alternative accommodations year-round. The market benefits from average daily rates of $85-120 for well-positioned properties, with occupancy rates frequently exceeding 70% due to the city's role as a medical tourism hub anchored by Johnson City Medical Center and Ballad Health system, attracting patients and families requiring extended stays. Property owners can capitalize on the area's growing appeal as a gateway to outdoor recreation including the Appalachian Trail, Blue Ridge Parkway, and numerous state parks, while the revitalized downtown district and emerging craft brewery scene drive weekend leisure travel demand. With acquisition costs significantly lower than major metropolitan markets—typically 40-60% below Nashville or Knoxville—investors can achieve cash-on-cash returns of 12-18% annually while building equity in an appreciating market supported by regional economic growth and limited hotel inventory that cannot adequately serve peak demand periods.
Short Term Rental Regulations
Short-term rental regulations in Johnson City, Tennessee involve a complex web of local zoning ordinances, business licensing requirements, and tax obligations that can change frequently and vary significantly by neighborhood, with violations potentially resulting in hefty fines, forced closure of your rental operation, and legal complications that could jeopardize your investment. The city's permitting process requires navigating multiple departments, understanding specific occupancy limits, parking requirements, and neighbor notification procedures, while also ensuring compliance with state and local tax collection, fire safety codes, and ongoing reporting obligations that many property owners find overwhelming and time-consuming to manage independently. Professional short-term rental management services eliminate these risks by handling all aspects of legal compliance on your behalf, including obtaining and maintaining proper licenses, collecting and remitting all required taxes, staying current with regulatory changes, and ensuring your property meets all local requirements, allowing you to enjoy the income benefits of short-term rentals without the stress and liability of managing the complex legal landscape yourself.
Occupancy Rates
Johnson City, Tennessee experiences distinct seasonal patterns in Airbnb occupancy rates, with peak tourist seasons occurring during spring (April-May) and fall (September-October) when visitors flock to the nearby Great Smoky Mountains and Blue Ridge Parkway for hiking, leaf-peeping, and outdoor activities, alongside summer months (June-August) when families vacation and attend local festivals like the Blue Plum Festival. The shoulder seasons of late fall through early spring (November-March) see significantly lower occupancy rates as outdoor tourism declines and harsh winter weather deters visitors, creating challenges for property owners who must navigate occupancy drops of 30-40% during these months. Professional revenue management becomes crucial during these fluctuations, requiring dynamic pricing strategies that increase rates during peak demand periods while offering competitive pricing and extended-stay discounts during slower months to attract business travelers, medical tourists visiting the Johnson City Medical Center, and budget-conscious guests. Successful Airbnb operators in Johnson City must implement sophisticated pricing algorithms that adjust daily rates based on local events, weather patterns, regional tourism trends, and competitor analysis to maximize revenue per available night while maintaining consistent occupancy levels throughout the year's inevitable seasonal variations.
Vacation Rental Management
Self-managing a vacation rental in Johnson City, Tennessee presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The rapid guest turnover common in this popular Appalachian destination requires precise coordination of cleaning crews, maintenance teams, and supply restocking between same-day checkouts and check-ins, often complicated by Johnson City's limited pool of reliable service providers and the area's seasonal tourism fluctuations. Managing 24/7 guest communication becomes particularly demanding when dealing with visitors unfamiliar with the region's mountain terrain, unpredictable weather patterns, and local attractions, requiring immediate responses to everything from heating system failures during cold snaps to directions for navigating winding mountain roads to nearby attractions like the Blue Ridge Parkway. Maintenance issues in Johnson City's older housing stock and variable climate—from HVAC systems struggling with humidity changes to plumbing problems exacerbated by hard water—demand immediate professional attention that self-managing owners often cannot coordinate quickly enough, leading to negative reviews that can devastate bookings in this highly competitive market where guests expect seamless experiences. Without full-service property management handling these complex logistics, owners find themselves trapped in reactive cycles of crisis management rather than enjoying passive income, while their properties' reputations suffer from the inevitable service gaps that occur when trying to juggle professional responsibilities with the demanding, round-the-clock nature of hospitality management.
Attractions and Amenities
Johnson City's tourism centers around East Tennessee State University, the historic downtown district with its vibrant arts scene and craft breweries, the nearby Blue Ridge Mountains offering hiking and outdoor recreation, and its proximity to the Appalachian Trail and regional music venues that celebrate the area's bluegrass heritage. To maximize revenue from guests visiting these attractions, properties must offer high-speed Wi-Fi and dedicated workspace areas for university visitors including parents, prospective students, and business travelers, along with secure bike storage and gear drying areas for outdoor enthusiasts exploring the mountains and trail systems. Essential amenities include early check-in/late check-out flexibility to accommodate concert schedules and university events, kitchenettes or full kitchens for extended-stay families during university visits, hot tubs or spa features for guests recovering from hiking and outdoor activities, and entertainment systems for relaxing after exploring downtown's music scene. Properties should also provide local trail maps, outdoor equipment storage, laundry facilities for extended outdoor adventures, and partnerships with local outfitters to serve the significant population of hikers, university visitors, and music tourists who drive Johnson City's hospitality market.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
