Islamorada, Florida Short Term Rental Overview

Airbnb Market
Islamorada's short-term rental market presents exceptional revenue opportunities for property owners, with average daily rates consistently exceeding $400-500 during peak season and maintaining strong occupancy rates of 70-85% year-round due to its unique positioning as the "Sport Fishing Capital of the World" and gateway to the Florida Keys. The village's limited inventory of vacation rentals, combined with Monroe County's strict development restrictions and recent regulatory caps on new short-term rental permits, creates a supply-constrained environment that drives premium pricing power for existing properties. Properties in Islamorada typically generate 15-25% higher rental yields compared to mainland Florida markets, with waterfront and canal-front homes commanding $600-800+ per night during winter months when northern visitors seek warm-weather escapes. The destination's year-round appeal spans multiple revenue seasons including winter snowbird migration, spring break, summer family vacations, and fall fishing tournaments, while the recent $2.7 billion infrastructure investment in US-1 improvements enhances accessibility and property values. Current market data indicates Islamorada vacation rentals achieve gross rental yields of 8-12% annually, significantly outperforming traditional long-term rental returns of 3-5%, making this an optimal time to capitalize on your property's income-generating potential in one of Florida's most exclusive and supply-limited vacation markets.
Short Term Rental Regulations
Short-term rental regulations in Islamorada, Florida, are notoriously complex and subject to frequent changes, with strict zoning requirements, occupancy limits, parking mandates, and specific permitting processes that vary by property location and type, creating a maze of compliance obligations that can result in hefty fines, legal action, or forced closure of your rental operation if not properly navigated. The village's evolving ordinances regarding noise restrictions, guest registration requirements, safety inspections, and tax collection responsibilities mean that what was compliant last year may violate current regulations, putting property owners at significant financial and legal risk if they attempt to manage these requirements independently. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing, permitting, tax collection and remittance, zoning compliance, and regulatory updates are handled expertly on your behalf, allowing you to enjoy the income from your investment property while maintaining full legal compliance and peace of mind.
Occupancy Rates
Islamorada's Airbnb market experiences distinct seasonal patterns with peak occupancy rates typically reaching 85-95% during winter months (December through April) when northern visitors escape cold weather, and again during summer vacation periods (June through August) when families seek Florida Keys destinations. The shoulder seasons of May and September-November generally see occupancy rates drop to 60-75% as tourist demand decreases between peak periods, while late fall months can experience the lowest occupancy at 45-60% due to hurricane season concerns and fewer holiday travelers. Professional revenue management becomes crucial during these fluctuations, requiring dynamic pricing strategies that maximize rates during high-demand periods while strategically lowering prices during slower months to maintain competitive occupancy levels. Effective revenue management in Islamorada must account for local events like fishing tournaments, holiday weekends, and weather patterns, adjusting pricing 30-90 days in advance and implementing last-minute rate optimization to capture both early planners and spontaneous travelers, ensuring properties maintain year-round profitability despite the inherently seasonal nature of this tropical destination market.
Vacation Rental Management
Managing a vacation rental in Islamorada presents unique operational challenges that can quickly overwhelm self-managing owners and jeopardize their investment returns. Guest turnover in this tropical paradise requires meticulous same-day cleaning and restocking between bookings, often complicated by limited local vendor availability and the logistical nightmare of coordinating multiple service providers across the isolated Keys geography. The 24/7 communication demands are particularly brutal, as guests expect immediate responses to everything from Wi-Fi issues to hurricane evacuation procedures, while owners juggle time zone differences and their own personal lives. Maintenance emergencies strike without warning in this harsh saltwater environment—air conditioning failures during peak summer heat, plumbing issues from aging infrastructure, and storm damage that requires immediate professional attention to prevent guest cancellations and negative reviews. The competitive Islamorada market is unforgiving; a single maintenance delay, slow response time, or subpar cleaning can trigger devastating reviews that destroy months of reputation building and revenue growth. Full-service property management transforms these operational nightmares into seamless systems, providing local expertise, immediate response capabilities, vetted vendor networks, and professional standards that consistently deliver the 5-star guest experience essential for premium pricing and true passive income generation in this demanding luxury market.
Attractions and Amenities
Islamorada's premier attractions center around the world-renowned sportfishing opportunities at Bud N' Mary's Marina and the surrounding deep-sea fishing grounds, the pristine beaches and crystal-clear waters of Anne's Beach and Founders Park, the iconic Theater of the Sea marine mammal park, and the spectacular snorkeling and diving sites at Alligator Reef and the nearby coral formations that make up part of the Florida Keys National Marine Sanctuary. To effectively serve guests visiting these specific destinations, vacation rental properties must provide essential amenities including fish cleaning stations, freezer space for catches, and boat trailer parking to accommodate serious anglers; beach equipment such as snorkeling gear, kayaks, paddleboards, and beach chairs for water enthusiasts; outdoor shower facilities and gear drying areas for guests returning from marine activities; and early morning coffee stations and grab-and-go breakfast options since fishing charters and dive boats typically depart before dawn. Additionally, properties should offer high-speed Wi-Fi for guests to share their underwater photography and fishing achievements on social media, along with outdoor grilling areas where visitors can prepare their fresh catches, as these specific amenities directly align with the unique marine-focused activities that draw travelers to Islamorada rather than other Florida Keys destinations.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
