Gretna, Louisiana Short Term Rental Overview

Airbnb Market
Gretna, Louisiana presents an exceptional short-term rental investment opportunity driven by its strategic proximity to New Orleans' French Quarter—just a 10-minute ferry ride across the Mississippi River—while offering significantly lower property acquisition costs and operational expenses. Property owners can capitalize on nightly rates averaging $120-180 compared to New Orleans' $200+ rates, yet achieve occupancy rates of 75-85% due to the location's appeal as an authentic, budget-conscious alternative for tourists seeking easy access to major attractions. The city's ongoing revitalization efforts, including waterfront development projects and improved transportation infrastructure, are driving property values upward while the limited supply of quality short-term rentals creates a first-mover advantage for early investors. With annual gross rental yields typically ranging from 12-18% and the ability to serve both leisure travelers and business guests visiting the nearby Harvey Canal industrial corridor, Gretna properties demonstrate superior cash flow potential compared to traditional long-term rentals, which average only 6-8% returns in the current market.
Short Term Rental Regulations
Navigating short-term rental regulations in Gretna, Louisiana requires careful attention to the city's specific permitting requirements, zoning restrictions, and occupancy tax obligations, which can vary significantly by neighborhood and property type, and these regulations are subject to frequent updates that could leave property owners inadvertently out of compliance and facing substantial fines, legal penalties, or forced closure of their rental operations. The complexity of maintaining proper business licenses, collecting and remitting the correct local and state taxes, ensuring compliance with safety codes, and staying current with evolving ordinances creates a significant administrative burden that can quickly overwhelm individual property owners who lack specialized knowledge of municipal regulations. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing requirements, permit renewals, tax collection and remittance, and ongoing legal compliance are handled expertly on your behalf, allowing you to enjoy the income from your property while eliminating the stress and risk of regulatory violations.
Occupancy Rates
Airbnb occupancy rates in Gretna, Louisiana fluctuate significantly throughout the year, with peak tourist seasons occurring during Mardi Gras (February-March), Jazz Fest (April-May), and the fall festival season (October-November) when occupancy rates can reach 85-95% due to proximity to New Orleans attractions and events. The slower shoulder seasons typically fall during the hot summer months (June-August) and post-holiday winter period (January and late November-December), when occupancy rates may drop to 45-65% as tourist demand decreases and locals avoid travel during extreme heat or budget constraints following holiday spending. Professional revenue management becomes essential during these seasonal shifts, requiring dynamic pricing strategies that maximize rates during high-demand periods while maintaining competitive pricing during slower months to attract budget-conscious travelers and extended-stay guests. Successful Airbnb operators in Gretna must implement sophisticated pricing algorithms that account for local events, weather patterns, and New Orleans tourism trends, adjusting rates daily or even hourly to capture demand spikes while preventing extended vacancy periods during shoulder seasons through strategic rate reductions, promotional packages, and targeted marketing to business travelers and locals seeking staycations.
Vacation Rental Management
Self-managing a vacation rental in Gretna, Louisiana presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The rapid guest turnover typical in this tourist-heavy region demands precise coordination of cleaning crews, maintenance teams, and supply restocking between same-day checkouts and check-ins, often complicated by Louisiana's unpredictable weather patterns and the area's aging infrastructure that frequently requires emergency repairs. Managing 24/7 guest communication becomes particularly demanding when dealing with visitors unfamiliar with Gretna's unique characteristics, from hurricane season protocols to local noise ordinances, while juggling inquiries across multiple booking platforms and time zones. Maintenance issues in this humid, subtropical climate are both frequent and urgent—from HVAC systems working overtime against oppressive heat and humidity to plumbing problems exacerbated by the area's water pressure inconsistencies and foundation settling common in the region. Without professional property management handling these complex, interconnected challenges, owners find themselves constantly reactive rather than strategic, leading to delayed responses, guest dissatisfaction, negative reviews, and ultimately the erosion of their property's 5-star rating and passive income potential in an increasingly competitive market where guests expect flawless, hotel-level service.
Attractions and Amenities
Gretna's primary tourist attractions center around the historic Gretna Heritage Festival grounds, the scenic Mississippi River levee and ferry system connecting to New Orleans' French Quarter, Mel Ott Park's recreational facilities, and the German-American Cultural Center showcasing the area's rich heritage. To maximize revenue from guests visiting these specific destinations, properties must offer secure bicycle storage and repair stations for visitors exploring the levee trails and ferry routes, ample parking for festival-goers attending seasonal events at the heritage grounds, outdoor gear cleaning and drying areas for guests using Mel Ott Park's sports facilities and walking trails, high-speed Wi-Fi for visitors researching cultural exhibits and planning French Quarter excursions, early breakfast service to accommodate ferry schedules and festival start times, and flexible check-in/check-out options to align with event schedules and river transportation timetables. Additionally, providing local maps, ferry schedules, and festival calendars as well as partnerships with bike rental services directly addresses the transportation and activity needs of guests whose primary purpose is accessing these specific Gretna attractions rather than simply using the area as overflow accommodation for New Orleans tourism.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
