Florence, South Carolina Short Term Rental Overview

Airbnb Market
Florence, South Carolina presents exceptional short-term rental investment opportunities driven by its strategic position as the healthcare hub of the Pee Dee region, with McLeod Regional Medical Center attracting over 500,000 patient visits annually and generating consistent demand for extended-stay accommodations from medical tourists and their families. The city's limited hotel inventory of approximately 2,800 rooms creates a supply-demand imbalance that allows well-positioned Airbnb properties to command premium rates of $85-120 per night, significantly outperforming traditional rental yields by 40-60% based on current market data. Florence's location at the intersection of I-95 and I-20 positions it as a natural stopover for travelers between major southeastern markets, while Francis Marion University's 4,000+ students and faculty create additional demand during peak academic periods, sporting events, and graduation seasons. Property owners can capitalize on occupancy rates averaging 65-75% annually, with medical-related stays typically booking 7-14 day periods at higher nightly rates, while the city's affordable real estate prices (median home value $140,000) provide exceptional cash-on-cash returns when converted to short-term rentals, making Florence an undervalued market with significant upside potential before institutional investors recognize this opportunity.
Short Term Rental Regulations
Short-term rental regulations in Florence, South Carolina involve a complex web of city ordinances, zoning restrictions, and state tax requirements that can change without warning, leaving property owners vulnerable to hefty fines, legal action, or forced closure of their rental operations if they fail to maintain proper permits, collect appropriate taxes, or comply with evolving safety and occupancy standards. The risk of non-compliance is significant, as local authorities are increasingly cracking down on unlicensed operators, and the penalties can include thousands of dollars in back taxes, daily violation fees, and potential criminal charges for operating without proper business licenses. However, professional short-term rental management services eliminate these risks entirely by handling all aspects of legal compliance on your behalf, including obtaining and maintaining all necessary permits, collecting and remitting local and state taxes, ensuring adherence to zoning requirements, and staying current with regulatory changes so you can enjoy the income from your property without the stress and liability of navigating the complex legal landscape yourself.
Occupancy Rates
Florence, South Carolina experiences distinct seasonal patterns in Airbnb occupancy, with peak tourist seasons occurring during spring (March-May) and fall (September-November) when mild weather attracts visitors to the area's historic sites, golf courses, and outdoor recreational activities, while summer months see moderate demand despite higher temperatures due to family vacations and regional events. The slower shoulder seasons typically fall during winter months (December-February) when cooler weather reduces tourism, and late summer (July-August) when extreme heat can deter some travelers, resulting in occupancy rates that can drop 20-30% below peak periods. Professional revenue management becomes essential during these fluctuations, requiring hosts to implement dynamic pricing strategies that increase rates during high-demand periods like local festivals, college events at nearby universities, and regional business conferences, while strategically lowering prices during slower months to maintain competitive positioning and attract price-sensitive travelers. Successful year-round occupancy in Florence's market depends on sophisticated pricing algorithms that account for local events, seasonal weather patterns, and regional competition, combined with targeted marketing efforts that highlight indoor amenities during winter months and promote the area's business-friendly location along the I-95 corridor to capture both leisure and corporate travelers throughout the year.
Vacation Rental Management
Managing a vacation rental in Florence, South Carolina presents unique operational hurdles that can quickly overwhelm property owners attempting to self-manage their investments. Guest turnover in this market requires precise coordination between cleaning crews, maintenance teams, and new arrivals, often with same-day turnarounds that leave no room for error, especially during peak periods when Florence's medical tourism and business travelers create high demand. The expectation for immediate 24/7 communication has intensified as guests expect instant responses to everything from Wi-Fi passwords to air conditioning issues, regardless of whether it's 2 AM on a weekend or during your family vacation. Maintenance challenges are particularly acute in Florence's humid subtropical climate, where HVAC systems work overtime, plumbing issues can escalate rapidly, and the constant wear from frequent guest turnover accelerates normal property deterioration. Without professional property management handling these critical touchpoints, even minor delays in response times or maintenance issues can result in devastating reviews that permanently damage your property's ranking on booking platforms, ultimately destroying both your 5-star reputation and the passive income stream that makes vacation rental investment worthwhile in Florence's increasingly competitive market.
Attractions and Amenities
Florence, South Carolina's tourism centers around the Florence Regional Airport (a major transportation hub), the historic downtown district with its antique shops and cultural venues, the Florence National Cemetery which attracts history enthusiasts and genealogy researchers, and the nearby Francis Marion University campus that draws visiting families and prospective students. To maximize revenue from guests visiting these attractions, properties must offer essential amenities including reliable high-speed Wi-Fi for business travelers using the airport hub and students researching university programs, comfortable workspaces and charging stations for extended stays, climate-controlled environments with quality HVAC systems to combat the humid Southern climate, convenient parking solutions for guests exploring the walkable downtown district, laundry facilities for extended-stay visitors attending university events or conducting genealogical research, and flexible check-in/check-out times to accommodate flight schedules and varying travel itineraries. Additionally, properties should provide local area information, maps of historic downtown walking routes, and partnerships with nearby restaurants to serve guests who spend full days exploring the cemetery grounds or attending university functions, as these visitors often seek convenient dining options and local expertise to enhance their cultural and educational experiences in Florence.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
