Clewiston, Florida Short Term Rental Overview

Airbnb Market
Clewiston, Florida presents an exceptional short-term rental investment opportunity driven by its strategic position as the gateway to Lake Okeechobee and the heart of Florida's agricultural tourism corridor. Property owners can capitalize on year-round demand from bass fishing enthusiasts who generate premium nightly rates of $150-250 during peak fishing seasons (October through April), while agricultural business travelers and seasonal workers provide consistent mid-week occupancy at $100-140 per night. The city's limited hotel inventory of fewer than 200 rooms creates a supply constraint that benefits Airbnb operators, with successful properties achieving 70-85% occupancy rates and gross annual revenues of $35,000-55,000 for modest 2-3 bedroom homes. Clewiston's proximity to major attractions including the Everglades, Palm Beach (90 minutes), and Fort Myers (75 minutes) positions rental properties as affordable base camps for tourists seeking lower accommodation costs while exploring South Florida, while the area's growing agritourism sector and hunting lodges drive weekend premium pricing that can exceed $200 per night during harvest and hunting seasons.
Short Term Rental Regulations
Short-term rental regulations in Clewiston, Florida involve a complex web of local zoning ordinances, permitting requirements, and tax obligations that can change without warning, leaving property owners vulnerable to costly fines, legal action, and forced closure of their rental operations if they fail to maintain proper compliance. The city's specific requirements for business licenses, occupancy permits, safety inspections, and transient rental taxes must be meticulously tracked and renewed on schedule, while state-level regulations and county ordinances add additional layers of complexity that can overwhelm even the most diligent property owner. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing requirements, permit renewals, tax filings, and legal compliance issues are handled expertly on your behalf, protecting your investment and ensuring your property operates within full legal compliance while you enjoy the income without the stress of navigating the ever-changing regulatory landscape.
Occupancy Rates
Clewiston, Florida experiences distinct seasonal patterns in Airbnb occupancy rates, with peak tourist seasons occurring during the winter months from December through March when northern visitors escape colder climates, and again during bass fishing season from October through April when Lake Okeechobee attracts anglers from across the country. The shoulder seasons of late spring (May-June) and early fall (September-October) see moderate occupancy levels, while the slowest period typically occurs during the hot, humid summer months of July and August when tourism drops significantly due to uncomfortable weather conditions and reduced fishing activity. Professional revenue management becomes crucial during these fluctuations, requiring dynamic pricing strategies that maximize rates during peak fishing tournaments and winter months while offering competitive pricing during slower periods to maintain occupancy. Successful Airbnb operators in Clewiston must implement sophisticated pricing algorithms that account for local events like bass fishing competitions, agricultural seasons, and weather patterns, adjusting rates weekly or even daily to capture demand during high seasons while preventing extended vacancy periods during the challenging summer months when occupancy can drop below 40%.
Vacation Rental Management
Managing a vacation rental in Clewiston, Florida presents unique operational challenges that can quickly overwhelm property owners attempting to self-manage their investment. The remote location near Lake Okeechobee means guest turnover requires extensive coordination with cleaning crews who may be traveling from Fort Myers or West Palm Beach, often resulting in delayed check-ins and frustrated guests when traffic on US-27 or unexpected weather delays impact service schedules. The 24/7 communication demands become particularly taxing given Clewiston's position as a fishing and agricultural hub, where guests arrive at all hours expecting immediate responses about boat launches, fishing licenses, or emergency situations, while owners juggle their primary careers and personal lives. Maintenance issues in this humid, lake-adjacent environment—from HVAC systems working overtime against moisture to plumbing problems exacerbated by the area's hard water—require immediate attention from qualified local contractors who understand the unique challenges of properties near the lake, yet finding reliable service providers in this smaller market often means waiting days for repairs while negative reviews accumulate. In Clewiston's competitive vacation rental market, where guests have high expectations for their fishing and recreation getaways, even a single maintenance delay, missed communication, or subpar turnover can result in devastating reviews that destroy months of reputation building, making full-service property management not just a luxury but an absolute necessity for maintaining the 5-star standards and truly passive income that successful vacation rental investments demand.
Attractions and Amenities
Clewiston's tourism centers around Lake Okeechobee fishing and boating activities, the historic Roland Martin Marina and Resort, sugar cane heritage tours at the Sugar House, and the annual Black Gold Jubilee festival, making this destination a prime draw for anglers, boaters, and cultural tourists seeking authentic Florida experiences. To maximize revenue from guests visiting these attractions, rental properties must offer essential fishing-focused amenities including fish cleaning stations with running water and proper drainage, large freezers for storing catches, boat trailer parking or covered boat storage, early morning coffee stations for pre-dawn fishing departures, and outdoor gear drying areas for wet equipment. Additionally, properties should provide high-speed Wi-Fi for guests researching fishing conditions and sharing their catches on social media, spacious kitchens with large refrigerators for storing fresh fish and preparing meals, outdoor grilling areas perfect for cooking the day's catch, and flexible check-in/check-out times to accommodate fishing schedules and tournament participants. Properties that align with these specific needs of Lake Okeechobee visitors—rather than generic vacation amenities—will command premium rates and higher occupancy from the steady stream of fishing enthusiasts and cultural tourists who choose Clewiston specifically for its world-class bass fishing and authentic rural Florida charm.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
