Charleston, Tennessee Short Term Rental Overview

Airbnb Market
Charleston, Tennessee presents an exceptional short-term rental investment opportunity driven by its strategic location at the gateway to the Great Smoky Mountains and Ocoee River recreation corridor, generating consistent year-round demand from outdoor enthusiasts, wedding parties, and weekend tourists seeking proximity to both natural attractions and Chattanooga's urban amenities. Property owners in this market are capitalizing on occupancy rates averaging 65-75% annually, with nightly rates ranging from $150-300 depending on property size and amenities, translating to gross rental yields of 12-18% compared to traditional long-term rental returns of 6-8% in the region. The area's limited hotel inventory, combined with increasing visitor traffic to nearby attractions like the Hiwassee River, Cherokee National Forest, and numerous wedding venues, creates a supply-demand imbalance that consistently drives premium pricing for well-positioned short-term rentals. Additionally, Charleston's lower property acquisition costs compared to established vacation rental markets like Gatlinburg or Pigeon Forge, coupled with Tennessee's favorable tax environment and absence of state income tax, maximize net returns while the growing popularity of outdoor recreation tourism ensures sustained revenue growth potential for strategically marketed properties.
Short Term Rental Regulations
Short-term rental regulations in Charleston, Tennessee involve a complex web of local zoning ordinances, business licensing requirements, and tax obligations that can vary significantly by property location and type, with municipalities frequently updating their rules to address neighborhood concerns and tourism impacts. Property owners face substantial risks including hefty fines, forced closure of their rental operations, legal liability issues, and potential loss of rental income if they fail to obtain proper permits, register with local authorities, collect and remit occupancy taxes, or comply with safety and inspection requirements that may change without notice. However, partnering with a professional short-term rental management service eliminates these compliance headaches entirely, as experienced managers stay current on all evolving regulations, handle permit applications and renewals, ensure proper tax collection and remittance, maintain required insurance coverage, and provide ongoing legal compliance monitoring so property owners can enjoy their investment returns with complete peace of mind.
Occupancy Rates
Charleston, Tennessee experiences distinct seasonal patterns in Airbnb occupancy rates, with peak tourist seasons occurring during late spring through early fall (May-September) when visitors flock to enjoy the area's outdoor recreation opportunities including Hiwassee River activities, nearby Cherokee National Forest, and favorable weather conditions, typically achieving occupancy rates of 70-85%. The shoulder seasons of March-April and October-November see moderate demand with occupancy rates dropping to 45-60% as weather becomes less predictable and outdoor activities become limited, while winter months (December-February) represent the slowest period with occupancy rates often falling below 40% due to cold weather and reduced tourist interest in the region's primarily outdoor-focused attractions. Professional revenue management and dynamic pricing strategies are crucial for Charleston Airbnb operators to maintain profitability year-round by automatically adjusting rates based on local demand patterns, competitor pricing, and seasonal trends—increasing rates during peak summer months and special events while strategically lowering prices during slower periods to attract budget-conscious travelers and maintain steady cash flow, ultimately maximizing revenue per available night and achieving higher annual occupancy rates than properties using static pricing models.
Vacation Rental Management
Self-managing a vacation rental in Charleston, Tennessee presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. Guest turnover in this popular Tennessee River destination requires precise coordination of cleaning crews, maintenance checks, and restocking between same-day bookings, often complicated by Charleston's limited local service provider network and the seasonal influx of boaters and outdoor enthusiasts who expect immediate responses. The 24/7 communication demands become particularly intense during peak seasons when guests encounter issues with boat dock access, fishing equipment, or lake-related amenities at all hours, requiring owners to sacrifice personal time and sleep to maintain responsiveness. Maintenance challenges are amplified by Charleston's humid climate and proximity to the water, which accelerates wear on HVAC systems, creates persistent moisture issues, and demands specialized knowledge of marine-adjacent property care that most owners lack. Without professional property management handling these complex logistics, owners frequently find themselves trapped in a cycle of declining reviews, emergency repairs, and constant availability that transforms their passive income dream into an exhausting second job, ultimately forcing them to compete against professionally managed properties that consistently deliver the seamless, high-quality experience today's vacation rental guests expect and demand.
Attractions and Amenities
Charleston, Tennessee's tourism centers around the Hiwassee River for world-class trout fishing and whitewater rafting, the Cherokee National Forest offering extensive hiking trails and camping opportunities, nearby Ocoee River adventures just 30 minutes away, and the historic downtown district featuring antique shops and local dining. To maximize revenue from guests visiting these attractions, properties must provide essential amenities including secure storage for fishing gear and outdoor equipment, early morning coffee service and grab-and-go breakfast options for anglers departing at dawn, hot tubs and comfortable seating areas for post-adventure relaxation, high-speed Wi-Fi for guests researching trail conditions and booking river guides, laundry facilities for muddy and wet outdoor clothing, and spacious drying areas or covered porches where guests can air out waders, life jackets, and hiking boots. Additionally, properties should offer local area information including river conditions, guide service recommendations, and trail maps, plus flexible check-in/check-out times to accommodate early morning fishing trips and late afternoon returns from outdoor activities, as these specific features directly address the practical needs of adventure tourists who drive Charleston's hospitality market.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Everyone loved the pool table and shuffleboard. This place is also very close to great restaurants. The place we went to had the best catfish. Would definitely rent from Surge again!!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
