Cambria, California Short Term Rental Overview

Airbnb Market
Cambria's short-term rental market presents exceptional revenue opportunities driven by its strategic position along California's Central Coast, where limited hotel inventory creates sustained demand for alternative accommodations year-round. Property owners can capitalize on average daily rates ranging from $200-400 depending on proximity to Moonstone Beach and seasonal demand, with occupancy rates consistently exceeding 70% during peak months due to the town's appeal as a gateway to Hearst Castle and Big Sur. The market benefits from diverse revenue streams including weekend coastal retreats, extended stays from remote workers seeking scenic environments, and holiday bookings that command premium rates during summer and winter seasons. Cambria's strict development regulations and limited new construction ensure supply constraints that protect existing property values while maintaining high rental demand, particularly for well-appointed homes within walking distance of the village center and coastline. Current market data indicates that professionally managed short-term rentals in prime locations generate annual gross revenues of $60,000-120,000, significantly outperforming traditional long-term rental yields while benefiting from California's robust tourism economy and the area's reputation as a premier Central Coast destination.
Short Term Rental Regulations
Navigating short-term rental regulations in Cambria, California requires careful attention to the town's specific permitting requirements, which include obtaining a Transient Occupancy Registration Certificate, adhering to strict occupancy limits, maintaining proper insurance coverage, and complying with zoning restrictions that vary by neighborhood—all while staying current with frequently changing local ordinances and state tax obligations that can result in substantial fines, legal action, or forced closure of your rental operation if not properly managed. The complexity of these ever-evolving regulations, combined with the serious financial and legal consequences of non-compliance, makes professional management essential for property owners who want to protect their investment and maximize their rental income. A qualified short-term rental management service takes the burden off your shoulders by handling all aspects of licensing, permit renewals, tax collection and remittance, regulatory compliance monitoring, and ongoing communication with local authorities, ensuring your property operates legally and profitably while you enjoy peace of mind knowing that experienced professionals are safeguarding your business from costly violations and regulatory pitfalls.
Occupancy Rates
Cambria, California experiences distinct seasonal patterns with peak occupancy rates typically occurring during summer months (June through August) when families vacation along the Central Coast, and again during fall (September through November) when visitors come for whale watching and cooler weather touring. The shoulder seasons of late winter through early spring (February through May) see moderate demand driven by wildflower blooms and pleasant hiking conditions, while the slowest period generally falls during December and January when coastal weather is less predictable and tourist activity diminishes significantly. Professional revenue management becomes crucial during these fluctuations, requiring dynamic pricing strategies that maximize rates during peak demand periods while strategically lowering prices during slower months to maintain competitive occupancy levels. Effective revenue management in Cambria must account for local events like the Scarecrow Festival in October, holiday weekends, and weather patterns that can dramatically shift demand within days, making real-time pricing adjustments and seasonal rate optimization essential tools for maintaining consistent year-round performance in this tourism-dependent coastal market.
Vacation Rental Management
Self-managing a vacation rental in Cambria presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The coastal location means dealing with salt air corrosion, unpredictable weather that can cause last-minute cancellations, and the constant need for deep cleaning between guests who track in sand and leave behind the wear of beach activities. Guest turnover in this tourist-heavy destination requires precise coordination of housekeeping, maintenance checks, and restocking within tight 4-6 hour windows, often complicated by Cambria's limited local service provider availability and higher costs due to the remote location. Managing 24/7 guest communication becomes particularly demanding when dealing with visitors unfamiliar with the area's quirks—from explaining the town's frequent power outages to directing guests to the nearest grocery store 20 minutes away, all while juggling multiple properties and personal responsibilities. Maintenance issues escalate quickly in the coastal environment, with HVAC systems working overtime against humidity, plumbing problems from hard water, and exterior surfaces requiring frequent attention, yet finding reliable contractors in this small town often means waiting days for service or paying premium rates for emergency calls. Without full-service property management handling these complexities, owners find themselves trapped in reactive cycles that lead to negative reviews, declining occupancy rates, and the transformation of their passive income dream into a demanding second job that ultimately undermines both their 5-star reputation and long-term profitability in Cambria's increasingly competitive vacation rental market.
Attractions and Amenities
Cambria's tourism centers around four primary attractions that drive visitor demand: the stunning Moonstone Beach with its distinctive moonstone-covered shoreline and scenic boardwalk, Hearst Castle located just 15 minutes north in San Simeon, the charming Cambria Historic East Village with its antique shops and local galleries, and Fiscalini Ranch Preserve offering hiking trails with ocean and mountain views. To maximize revenue from guests visiting these specific attractions, properties must offer beach gear storage and outdoor shower facilities for Moonstone Beach visitors who spend hours collecting moonstones and walking the coastal trails, early breakfast options and comfortable seating areas for Hearst Castle tourists who need to arrive early for timed tours and often return tired from extensive walking, high-speed Wi-Fi and local area guides for East Village shoppers who research antique values and plan gallery visits, and hiking gear storage, trail maps, and hot tubs for Fiscalini Ranch visitors who return from strenuous hikes needing muscle relief. Additionally, since all these attractions involve significant outdoor time and walking, properties should provide laundry facilities, comfortable common areas for trip planning, and flexible check-in times to accommodate varying tour schedules and outdoor activity timelines.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
