Big Bear Lake, California Short Term Rental Overview

Airbnb Market
Big Bear Lake presents an exceptional short-term rental investment opportunity driven by its unique position as Southern California's premier mountain resort destination, generating average daily rates of $200-400 depending on property size and season, with occupancy rates consistently exceeding 70% year-round. The market benefits from dual-season demand patterns, capturing both winter sports enthusiasts during snow season and summer recreation visitors seeking lake activities and cooler temperatures, effectively eliminating traditional rental seasonality concerns that plague single-season destinations. Property owners typically achieve 15-25% annual returns on investment, significantly outperforming traditional long-term rental yields of 6-8%, while the limited supply of vacation rental inventory due to strict permitting regulations creates a supply-constrained environment that supports premium pricing power. The location's proximity to major metropolitan areas—just two hours from Los Angeles and Orange County's 15+ million residents—ensures consistent demand from high-income demographics willing to pay premium rates for mountain retreat experiences, while the area's established tourism infrastructure, including Big Bear Lake, Snow Summit, and Bear Mountain ski resorts, provides year-round activity anchors that drive repeat bookings and extended stays averaging 3.2 nights compared to typical 2.1-night urban Airbnb stays.
Short Term Rental Regulations
Short-term rental regulations in Big Bear Lake are intricate and constantly evolving, with the city requiring specific permits, business licenses, and strict adherence to zoning ordinances that vary by neighborhood and property type. Property owners face significant financial penalties, legal liability, and potential shutdown of their rental operations if they fail to maintain proper licensing, collect and remit transient occupancy taxes, comply with safety requirements, or violate noise and occupancy restrictions that can change with little notice. The complexity of navigating these regulations—from initial permit applications to ongoing compliance monitoring—creates substantial risk for individual owners who may inadvertently violate local laws simply by not staying current with regulatory updates. However, professional short-term rental management services eliminate these concerns entirely by handling all aspects of legal compliance, from obtaining and maintaining proper permits and licenses to collecting and remitting all required taxes, ensuring your property operates within full legal compliance while you enjoy the income without the regulatory headaches.
Occupancy Rates
Big Bear Lake, California experiences distinct seasonal occupancy patterns with peak tourist seasons occurring during winter months (December through March) when snow sports and holiday travelers drive demand to 80-90% occupancy rates, and summer months (June through August) when lake activities, hiking, and family vacations maintain 70-85% occupancy levels. The shoulder seasons of spring (April-May) and fall (September-November) typically see occupancy rates drop to 40-60% as weather becomes less predictable and outdoor activities are limited. Professional revenue management and dynamic pricing strategies are crucial for Big Bear Lake Airbnb operators to navigate these dramatic seasonal fluctuations, requiring sophisticated pricing algorithms that can capitalize on peak demand periods by implementing premium rates during ski season and summer holidays, while strategically lowering prices during shoulder seasons to attract budget-conscious travelers and maintain cash flow. Effective revenue management in this market demands real-time monitoring of local events, weather forecasts, and competitor pricing to optimize rates daily, ensuring properties remain competitive during slower periods while maximizing revenue during the high-demand winter and summer seasons that define Big Bear's tourism economy.
Vacation Rental Management
Managing a vacation rental in Big Bear Lake presents unique operational challenges that can quickly overwhelm property owners and damage their investment returns. The area's extreme seasonal weather conditions create unpredictable maintenance emergencies, from frozen pipes during harsh winters to HVAC failures during peak summer months, often requiring immediate 24/7 response when guests are on-site. Guest turnover in this popular destination is relentless, with same-day check-outs and check-ins demanding precise coordination of cleaning crews, maintenance teams, and supply restocking across mountain terrain where service providers are limited and travel times extended. The expectation for instant communication has intensified, with guests requiring immediate responses to questions about ski conditions, local attractions, emergency situations, or property issues at all hours, creating an exhausting cycle that never allows owners to truly disconnect. Big Bear's competitive vacation rental market means that even minor delays in addressing guest concerns, maintenance issues, or communication gaps can result in devastating reviews that permanently impact search rankings and booking rates. Without professional property management handling these complex logistics, coordinating reliable local vendor networks, and maintaining the rapid response times essential for guest satisfaction, property owners find themselves trapped in a demanding operational cycle that eliminates any possibility of passive income while risking their property's reputation in an unforgiving market where guests expect resort-level service standards.
Attractions and Amenities
Big Bear Lake's tourism centers around four primary attractions that drive year-round visitation: Snow Summit and Bear Mountain ski resorts during winter months, Big Bear Lake itself for summer water activities, the charming Big Bear Village shopping and dining district, and the extensive San Bernardino National Forest trail system for hiking and mountain biking. To maximize revenue potential, properties must align their amenities with these specific draws by offering ski and snowboard storage, boot drying areas, and heated garages for winter sports enthusiasts visiting the slopes; providing lake access equipment like kayaks, paddleboards, life jackets, and beach chairs for summer water recreation; ensuring high-speed Wi-Fi and comfortable common areas for guests who spend evenings exploring the village's restaurants and shops; and featuring hot tubs, outdoor fire pits, and gear storage for trail users who return tired and dusty from forest adventures. Properties that strategically combine these targeted amenities—such as a mountain cabin with both ski storage and lake equipment, plus a relaxing hot tub for post-activity recovery—will command premium rates by serving as the perfect basecamp for guests seeking to experience Big Bear's diverse seasonal offerings.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
