Beaufort, South Carolina Short Term Rental Overview

Airbnb Market
Beaufort, South Carolina presents exceptional short-term rental investment opportunities driven by its strategic coastal location, robust tourism infrastructure, and favorable market dynamics that consistently generate superior returns for property owners. The city's historic charm, proximity to Hilton Head Island and Savannah, and year-round mild climate attract over 2.3 million visitors annually, creating sustained demand that enables well-positioned properties to achieve occupancy rates of 65-75% with average daily rates ranging from $150-$300 depending on property type and seasonality. Market analysis indicates that short-term rental properties in Beaufort's historic district and waterfront areas generate 15-25% higher revenue compared to traditional long-term rentals, with many owners reporting annual gross yields of 8-12% after accounting for operational expenses. The area's limited inventory of vacation rental properties, combined with increasing corporate travel to the region's military installations and growing destination wedding market, has created a supply-demand imbalance that supports premium pricing and consistent booking velocity. Additionally, Beaufort's relatively affordable property acquisition costs compared to neighboring coastal markets like Charleston or Hilton Head provide investors with lower entry barriers while maintaining access to the same high-value tourist demographic, positioning property owners to capitalize on both immediate cash flow generation and long-term asset appreciation in this emerging hospitality market.
Short Term Rental Regulations
Short-term rental regulations in Beaufort, South Carolina involve a complex web of city ordinances, zoning restrictions, and permit requirements that can vary significantly by property location and type, with frequent updates to local laws creating potential compliance pitfalls for property owners who may face substantial fines, forced closure, or legal action if they operate without proper licensing or violate occupancy, parking, or noise regulations. The intricate nature of these ever-changing requirements, combined with ongoing tax obligations including accommodations taxes, business licenses, and potential HOA restrictions, creates a minefield of legal and financial risks that can quickly overwhelm individual property owners attempting to navigate the regulatory landscape on their own. However, partnering with a professional short-term rental management service eliminates these concerns entirely, as experienced property managers maintain current knowledge of all local regulations, handle permit applications and renewals, ensure ongoing compliance with zoning requirements, manage all tax filings and remittances, and provide the peace of mind that comes with knowing your investment property operates within full legal compliance while maximizing your rental income potential.
Occupancy Rates
Beaufort, South Carolina experiences distinct seasonal patterns in Airbnb occupancy, with peak tourist seasons occurring during spring (March-May) and fall (September-November) when temperatures are mild and the historic charm of the Lowcountry is most appealing to visitors. Summer months (June-August) also see strong demand despite higher humidity, driven by beach proximity and vacation travel, while winter (December-February) represents the slowest shoulder season with significantly reduced occupancy rates as cooler weather deters many tourists. Professional revenue management becomes crucial during these fluctuations, requiring dynamic pricing strategies that maximize rates during high-demand periods while strategically lowering prices during slower months to maintain competitive occupancy levels. Effective revenue management in Beaufort's seasonal market involves analyzing local events, weather patterns, and competitor pricing to implement real-time rate adjustments that capture premium pricing during peak seasons while ensuring properties remain attractive to budget-conscious travelers during shoulder periods, ultimately optimizing annual revenue despite the inherent seasonality of this coastal Southern destination.
Vacation Rental Management
Self-managing a vacation rental in Beaufort, South Carolina presents formidable operational challenges that can quickly overwhelm property owners and jeopardize their investment returns. The rapid guest turnover common in this popular Lowcountry destination requires precise coordination of housekeeping teams within tight windows, often complicated by last-minute cancellations, early arrivals, and the difficulty of finding reliable local staff during peak tourist seasons when demand for cleaning services skyrockets. The expectation for immediate 24/7 communication means owners must be perpetually available to handle everything from Wi-Fi troubleshooting and air conditioning failures during sweltering summer months to emergency lockouts and noise complaints, often interrupting personal time and vacations. Maintenance issues in Beaufort's humid, salt-air environment are particularly challenging, as properties face accelerated wear from coastal conditions, requiring specialized knowledge of local contractors who understand hurricane preparedness, HVAC systems designed for high humidity, and the unique building codes governing historic district properties. Without professional property management handling these complex logistics, even minor operational hiccups can result in negative reviews that devastate bookings in this saturated market where guests have countless alternatives, making full-service management not merely convenient but absolutely essential for maintaining the consistent 5-star experience that generates premium rates and truly passive income.
Attractions and Amenities
Beaufort's primary tourism draws center around the Historic Downtown District with its antebellum architecture and horse-drawn carriage tours, the scenic Beaufort River waterfront and marina area, Hunting Island State Park with its pristine beaches and lighthouse, and the numerous filming locations from movies like "Forrest Gump" and "The Prince of Tides." To effectively serve guests visiting these attractions, rental properties must provide beach equipment including chairs, umbrellas, and coolers for Hunting Island visits, secure bike storage and rental information for exploring the compact historic district, waterfront access amenities such as kayak storage or boat slip arrangements for river activities, high-speed Wi-Fi for guests researching film locations and booking carriage tours, outdoor shower facilities for post-beach cleanup, and spacious porches or patios that capture the Lowcountry ambiance guests seek when visiting this cinematic coastal town. Properties that align these specific amenities with Beaufort's unique combination of historical charm, water recreation, and Hollywood heritage will command premium rates from travelers who choose this destination specifically for its blend of cultural tourism and coastal relaxation.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
