Augusta, Georgia Short Term Rental Overview

Airbnb Market
Augusta, Georgia presents exceptional short-term rental investment opportunities driven by its unique position as home to Augusta National Golf Club and the Masters Tournament, generating substantial premium pricing during peak periods with daily rates reaching $800-1,500 compared to typical $120-180 rates throughout the year. The city's strategic location along the Georgia-South Carolina border attracts consistent business travelers to major employers including Fort Gordon, Augusta University Medical Center, and Club Car manufacturing, maintaining year-round occupancy rates of 65-75% that significantly outperform the national STR average of 48%. Property owners benefit from Augusta's relatively low acquisition costs with median home prices around $165,000 while generating annual revenues of $35,000-55,000 for well-positioned properties, creating cash-on-cash returns of 15-25% when leveraged appropriately. The market demonstrates strong fundamentals with limited hotel inventory downtown, growing medical tourism from the expanding Cyber Command at Fort Gordon, and increasing corporate relocations that drive consistent demand for furnished accommodations, positioning Augusta as an undervalued market with substantial upside potential for investors who capitalize on the supply-demand imbalance before institutional investors recognize this opportunity.
Short Term Rental Regulations
Short-term rental regulations in Augusta, Georgia involve a complex web of city ordinances, zoning restrictions, and permit requirements that can vary significantly by neighborhood and property type, with violations potentially resulting in hefty fines, forced closure of your rental operation, and legal complications that could jeopardize your investment. The regulatory landscape is constantly evolving, with new rules regarding occupancy limits, parking requirements, noise ordinances, and tax obligations being implemented regularly, making it nearly impossible for individual property owners to stay current with all compliance requirements while managing their day-to-day rental operations. However, when you partner with a professional short-term rental management service, you can rest assured that all licensing, permitting, tax collection and remittance, and ongoing legal compliance are handled expertly on your behalf, allowing you to enjoy the income from your property without the stress and risk of navigating Augusta's intricate regulatory requirements on your own.
Occupancy Rates
Augusta, Georgia experiences distinct seasonal patterns in Airbnb occupancy rates, with peak demand occurring during the Masters Tournament in April when occupancy rates can reach 95-100% and nightly rates increase by 300-500% compared to off-season periods. Secondary peak seasons include fall months (September-November) when pleasant weather attracts visitors, and spring months (March-May) beyond the Masters week, typically achieving 70-85% occupancy rates. The slower shoulder seasons occur during summer months (June-August) when Georgia's intense heat and humidity deter tourism, and winter months (December-February) when occupancy rates often drop to 45-60%. Professional revenue management and dynamic pricing strategies are crucial for Augusta Airbnb operators to navigate these extreme seasonal fluctuations, as they enable hosts to maximize revenue during high-demand periods while maintaining competitive rates during slower months to attract price-sensitive travelers and business guests. Without sophisticated pricing algorithms that account for local events, weather patterns, and competitor analysis, properties risk significant revenue loss during peak periods and extended vacancy periods during shoulder seasons, making professional revenue management essential for achieving consistent annual occupancy rates above 65% in this highly seasonal market.
Vacation Rental Management
Self-managing a vacation rental in Augusta, Georgia presents formidable operational challenges that can quickly overwhelm property owners and devastate their investment returns. Guest turnover in Augusta's competitive market demands precise coordination between housekeeping teams, maintenance crews, and guest communications, often requiring same-day turnarounds during peak periods like Masters Tournament week when booking rates surge but tolerance for errors plummets to zero. The 24/7 communication burden becomes particularly intense given Augusta's diverse guest demographics—from international Masters patrons expecting white-glove service to business travelers requiring immediate responses to urgent requests—forcing owners to sacrifice personal time, sleep, and family commitments to maintain responsiveness across multiple time zones and platforms. Maintenance issues in Augusta's humid subtropical climate create constant headaches, from HVAC systems failing during sweltering summers to plumbing problems that can't wait for regular business hours, while finding reliable, vetted contractors who can respond immediately often proves nearly impossible for individual owners lacking established vendor networks. These operational demands, combined with Augusta's sophisticated guest expectations and the financial stakes of maintaining premium nightly rates, make full-service property management not merely a luxury but an absolute necessity for preserving 5-star ratings, ensuring consistent passive income, and protecting long-term property values in this unforgiving market where a single negative review or maintenance mishap can destroy months of revenue.
Attractions and Amenities
Augusta's tourism centers around four major attractions that drive visitor demand: Augusta National Golf Club (home of The Masters Tournament), the historic downtown Broad Street district with its antebellum architecture and riverfront, the Augusta Canal National Heritage Area offering kayaking and historic tours, and the James Brown Arena hosting major concerts and sporting events. To maximize revenue from guests visiting these specific destinations, properties must offer golf-related amenities including secure club storage, early breakfast service for tournament spectators, and concierge services for tee time bookings, while downtown visitors require walkable locations or shuttle services, high-speed Wi-Fi for sharing historic site photos, and flexible check-in times to accommodate evening entertainment schedules. Canal area tourists need outdoor gear storage for water activities, quick-dry laundry facilities, and local adventure tour booking assistance, whereas arena event attendees require late-night check-in capabilities, soundproofing for post-event rest, and proximity to major traffic routes with ample parking. Properties that align these specific amenities with Augusta's unique attraction profile will capture higher occupancy rates and premium pricing from visitors whose travel plans revolve around these distinct local experiences.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
