Aiken, South Carolina Short Term Rental Overview

Airbnb Market
Aiken, South Carolina presents an exceptional short-term rental investment opportunity driven by its unique position as a premier equestrian destination and proximity to Augusta National Golf Club, creating year-round demand that significantly outpaces supply. Property owners can capitalize on average daily rates ranging from $150-$300 during peak equestrian season (January-April) and Masters Tournament week, when occupancy rates consistently exceed 85% and nightly rates can surge 200-400% above baseline. The city's strategic location within 30 minutes of Augusta, combined with its historic downtown charm and world-class horse facilities, attracts high-income visitors willing to pay premium rates for quality accommodations, resulting in annual revenue potential of $35,000-$65,000 for well-positioned properties. Market analysis indicates Aiken's short-term rental inventory remains undersaturated relative to demand, with successful operators reporting occupancy rates of 70-80% annually and gross yields of 12-18%, substantially higher than traditional long-term rental returns of 6-8% in the region. The convergence of limited hotel inventory, growing event tourism, and Aiken's established reputation as the "Thoroughbred Country" creates a compelling investment thesis where property owners can achieve rapid ROI while benefiting from strong property appreciation in this historically stable market.
Short Term Rental Regulations
Short-term rental regulations in Aiken, South Carolina involve a complex web of city ordinances, zoning restrictions, and permit requirements that can vary significantly by neighborhood and property type, with local laws frequently evolving as the city adapts to the growing vacation rental market. Property owners face potential fines, legal action, and forced closure of their rental operations if they fail to obtain proper business licenses, comply with occupancy limits, meet safety requirements, or navigate the intricate zoning classifications that may restrict or prohibit short-term rentals in certain residential areas. The risk of non-compliance is substantial, as enforcement has become increasingly strict and penalties can include thousands of dollars in fines plus back taxes and fees. However, professional short-term rental management services eliminate these concerns by handling all aspects of legal compliance on your behalf, including securing necessary permits and licenses, ensuring ongoing adherence to local regulations, managing tax collection and remittance, and staying current with any changes to municipal requirements, allowing you to enjoy the income from your property without the stress and liability of navigating Aiken's regulatory landscape.
Occupancy Rates
Aiken, South Carolina experiences distinct seasonal patterns in Airbnb occupancy, with peak tourist seasons occurring during spring (March-May) when the Masters Tournament in nearby Augusta drives significant demand, and fall (September-November) when pleasant weather attracts visitors for equestrian events and outdoor activities. Summer months see moderate occupancy as families visit for polo matches and horse shows, while winter represents the slowest shoulder season with occupancy rates typically dropping 30-40% due to cooler weather and fewer events. Professional revenue management becomes essential during these fluctuations, requiring hosts to implement dynamic pricing strategies that capitalize on high-demand periods by increasing rates during Masters week and equestrian season while offering competitive pricing during slower winter months to attract budget-conscious travelers and extended-stay guests. Successful Airbnb operators in Aiken must continuously monitor local event calendars, adjust pricing based on demand forecasting, and strategically market their properties to different guest segments throughout the year—targeting golf enthusiasts and event attendees during peak seasons while focusing on business travelers and longer-term visitors during shoulder periods to maintain consistent occupancy rates and maximize annual revenue.
Vacation Rental Management
Self-managing a vacation rental in Aiken, South Carolina presents formidable operational challenges that can quickly overwhelm property owners and damage their investment returns. The constant guest turnover demands precise coordination of cleaning crews, maintenance teams, and supply restocking between bookings, often with just hours between checkout and check-in, while Aiken's seasonal tourism patterns create unpredictable scheduling conflicts during peak equestrian events and golf tournaments. Managing 24/7 guest communication becomes particularly demanding when dealing with after-hours emergencies, last-minute booking inquiries, and guest issues that arise during Aiken's popular weekend events, requiring immediate responses to maintain booking platform rankings. Maintenance challenges are amplified by Aiken's humid subtropical climate, which accelerates wear on HVAC systems, creates persistent moisture issues, and demands frequent deep cleaning of outdoor spaces, while finding reliable local contractors who can respond quickly during peak rental periods proves increasingly difficult. Without professional property management handling these complex logistics, owners find themselves trapped in a cycle of reactive problem-solving that inevitably leads to negative reviews, declining occupancy rates, and the complete erosion of passive income, making full-service management not just a luxury but an absolute necessity for maintaining competitive 5-star ratings and sustainable profitability in Aiken's demanding vacation rental market.
Attractions and Amenities
Aiken's tourism centers around four primary attractions: the historic Aiken Winter Colony district with its grand mansions and carriage houses, Hitchcock Woods (one of the largest urban forests in the US) offering 70 miles of trails, the renowned Aiken Training Track where thoroughbred horses train, and the vibrant downtown Aiken area featuring antique shops, galleries, and restaurants along Laurens Street. To maximize revenue from guests visiting these specific attractions, properties must offer early morning coffee service and grab-and-go breakfast options for visitors heading to dawn horse training sessions, secure bike storage and trail maps for Hitchcock Woods explorers, outdoor shower facilities and mudroom space for guests returning from woodland adventures, pet-friendly accommodations since many visitors bring dogs to the trails, high-speed Wi-Fi for equestrian professionals conducting business during training season, and late check-out options for antique hunters and gallery visitors who prefer afternoon shopping in downtown Aiken. Additionally, properties should provide information packets about seasonal polo matches and steeplechase events, as well as recommendations for carriage tour bookings through the Winter Colony historic district, since guests often extend stays to experience multiple facets of Aiken's unique equestrian and cultural heritage.

The house was great. It accommodated our large group nicely. The owner was responsive and checked in on us throughout the trip. The gate around the home added privacy and security. The beds were comfortable as well. Extra linen, towels and washcloths. We are looking to book this home in the future!

Our group really enjoyed our long weekend stay here! The property was very clean and spacious but also provided some privacy to accommodate our large family. Surge was responsive when we reached out to them and also accommodated an early check-in. We felt secure given that the property was gated and had smart locks on both entry doors. We strongly recommend this property and would love to stay here again!

Frequently asked questions

Everything you need to know about the product and billing.
Does Surge Property Management allow pets in its short term rentals?
Surge Property Management leaves that decision to the property owner. While allowing pets can be a big perk for some guests, Surge does not have any requirements for the property owner to allow it. Service animals are a different case. Surge is prohibited to refuse a reservation, charge pet fees, hold guests to different rules, apply differential treatment or use discriminatory language if a guest is accompanied by a service animal. A guests service animal must not be out of control, un-housebroken, left alone at the listing without prior approval, allowed into areas that are considered unauthorized by the guest and allowed in a public space without being harnessed, leashed, or tethered and not under the guests control.
Do I get access to an owner portal?
Surge Property Management has a tech leading owner portal to keep its property owners in the loop, instead of on the outside looking in. In the owner portal you can reserve days for personal use, see pending reservations, nightly pricing rates, owner statements, expense receipts, guest messaging and more!
Do you screen the guests that are staying in my property?
Our intelligent Guest Screening technology allows us to screen vacation rental guests before they enter your property, making it easier to keep bad guests out. We proactively assess the risk posed by each guest, through legal, non-discriminatory checks. Guests will be asked to submit some personal details including their name, date of birth, physical home address and contact details. We then verify by having the guest take a live selfie and submit a photo of their ID(either a drivers license or passport). This information will then be processed to determine the true identity of your guest, including whether the ID is fraudulent and if the provided details match those on the ID. This process will generate a risk report for us to review before the guest arrives.
Do you provide insurance for guest damages?
We partner with the premier provider of short term rental protection also offering guest screening and comprehensive insurance coverage. Our partner brings confidence and peace of mind to both Surge Property Management and its clients(homeowners). Our third party partner has protected over 60 billion in homeowner liability coverage and 1 million guest nights. Ask your Surge sales representative for more details.
What happens if there is guest damage to my property?
Each guest is required to make a $500 security deposit. Any damage above $500 we are able to document, submit, and follow a claim through on your behalf with our short term rental insurance partner covering up to $5,000,000.
How does Surge compare to a national provider like Vacasa?
While both Surge and Vacasa both have a full service model designed to be hands off from the property owner, Surge stands out above the rest by being more intentional and selective with the properties we decide to accept into our management portfolio. This allows us to give the required attention to the properties we manage instead of just "setting it and forgetting it" like the other property managers do. Once you go onboard with them you just become another number.
Does Surge handle the maintenance of the vacation rental?
Yes, Surge is able to handle any property maintenance(including hot tub & pool) for your property. We have a large network of service providers, additionally, if you have a preferred vendor we can assign and coordinate maintenance with them as well.
